25 minutes on the Metro will bring you to Newcastle City Centre and 15 minutes to central Sunderland. 10 minutes by car and you are in the Tyne Tunnel which is the gateway to Northumberland and Scotland. Direct access to the A194 (m) South and A19 South is less than 5 miles away.
