The space

Urban Hillside is a no frills, simple lower duplex apartment located on a beautifully landscaped Swiss inspired, gated 11,000 square foot hillside property in Silver Lake, with charm and character to inspire anyone. This cozy apartment has a full kitchen with a large, private outdoor patio to enjoy your morning coffee or just hang out with friends.

Located in the heart of Silverlake the Urban Hillside Retreat is one block from the Silver Lake Reservoir Meadows Park, the views from the property include the Silver Lake Reservoir, Griffith Park, Mt. Wilson, the Hollywood sign (peek view) and downtown Glendale.

Relax in the main living space of the house watching your smart TV with Roku enjoy dinner on the deck. The living room couch folds down to a twin bed for an extra sleeping space.

This is my house. I travel often and this enables me to share my home with you. Feel free to use the items I have left for your convenience. Please respect my home as you would your own.

Dogs are accepted. Please no cats. We charge $15 per day, per pet. Therapy and service dogs are free; documents required.

Guest access

There are multiple areas on the 11,000 square foot property to enjoy your time, including the large private patio with cafe table, an upper hillside deck with a hammock swing, as well as a community fire pit (though no fires can be made right now due to the fire danger).

We currently do not have laundry available.

Interaction with guests

We have created easy access for our guests to independently gain entry into their flat. Lock box and security information will be shared with the guests prior to check in.

We like to give our guests their space and have created an independently accessed home away from home. We will supply you with detailed instructions on how to access and work things within the property. We appreciate guests who can enjoy an independent stay as they would in their own home.

Since we are sharing our home, we are most likely traveling, and it is difficult, if not impossible for us to get there on short notice. The best way to reach us is by messaging us through the Airbnb website, and we will get back to you as soon as we are able.

Other things to note

This is a family owned and run property that is a labor of love for us and we enjoy sharing our space with people who want to experience neighborhood living in Silverlake. It is a high priority for us that our guests feel comfortable and safe during their stay and we will work to accommodate your needs within reason. The property is completely gated, including parking.

This is an old home built in the 1920's and although it boasts modern amenities, it maintains the quirks and imperfections of an old, pre-war home. We do not have A/C and the accommodations are modest when comparing major hotels.

Please remember that you will be staying in a home, not a hotel. Therefore, we ask that you treat our space with the same respect you would show your own. We travel often and have help managing guest services for our home while we are away.

Thank you in advance for respecting our house rules, they are very important to us. Please keep a reasonable volume so as to not disturb our neighbors, and do not invite other guests or have parties. Please leave the house in the same condition you found it as when you first arrived.

- This house is to be used for inspiration and relaxation. No parties.
- Absolutely no photo or film shoots without consent of the owner.
- Due to drought, No fires in the fire pit.
- There is no smoking inside of the unit. Smoking is allowed on your balcony. Please dispose of cigarette butts properly.
- All indoor furniture should remain in the house. Any furniture that has been moved from its original place should be moved back to where it was when you arrived.
- Do not go under any of the buildings, the garage, or any other rooms that have not been officially designated for guest use.
- The storage/laundry room connected to your bathroom should is out of order and should not be used except as an emergency exit. Please keep that door locked.
- There will be a $150 charge for any lost key, key locked in the house, broken lock box, broken door knob, locked into/out of any room on property, or broken/lost gate opener. This does not include the charge for a locksmith if applicable. We highly recommend returning the key to the lock box after each use.
- We are not responsible for your personal items left on or around the property.
- Intermittent maid service can be scheduled for your use during your stay. Please do not use outside maid services without permission. We cannot be responsible for them.
- Due to LADWP water restrictions, we ask that you limit your laundry to the mornings and evenings.
- When you book you are also agreeing to use our internet legally. Please see our internet agreement. DO NOT DOWNLOAD ANYTHING ILLEGALLY.
- Check out is at 11am unless otherwise agreed upon by owner. A late check out results in a fee.

We do not live on the property and therefore are not often available to respond immediately to your calls. We normally respond pretty quickly but please allow up to 4 hours for us to respond to your call. Messaging us through the Airbnb website is normally the best way for you to contact us. In the case of an emergency, please TEXT ((PHONE NUMBER HIDDEN).

Airbnb Strict Cancellation Policy - Cancellation of days during your stay will not be reimbursed. We have already blocked these days for your stay.

Rules Regarding Pets:
- We charge for pets as an added guest $10 per day .
- Pets must be looked after and maintained. Please don't allow pets to sleep on any of the furniture.
- Pets should be properly checked and treated for fleas and ticks before arrival.
- Please curb your pets around the property and neighborhood.
- Do not leave food for pets outside.
- Pets should be crated when left alone.

This place was great for a labor day weekend getaway! I came here with my girlfriend and our two dogs, we loved how walkable the location was to the reservoir, restaurants, and bars. We also enjoyed the views from the patio and upper level decks. Mike was very accommodating and available when we needed him.

My boyfriend and I were staying in Silverlake during our visit to Los Angeles, and I couldn't have been happier with our decision to stay at Mike's place. The home is lovely and the location fantastic. We were able to get to several bars and restaurants with ease (well, Los Angeles ease, so about ten minutes). A gorgeous view of the reservoir is only a minute away, and the path around the reservoir is a few minutes walking. We loved driving over the hill to see such a fabulous view of the Hollywood sign! The place itself was perfect for two people. We enjoyed the sanctuary that was the small patio, and I felt grateful to have a parking spot that kept my car off the street. All in all, I loved this romantic little Airbnb and would love to stay here again in a future trip to L.A.

This place was a nice little getaway off of a busy street in Silverlake. Once I side the gate you would have no idea of the main road being so close and the property is peaceful. Everything was clean and well maintained. The best part of the property is the deck which has a really nice view of the city and serves as a place to hang out in the evening. Mike has a great system set up to allow people to let themselves in without needing to rely on anyone and he was very responsive. Overall an excellent stay and I would stay here again.

Mike was a wonderful and attentive host. The space was quaint and extremely private. Beautiful views in excellent location of the Silver Lake area. However, not having AC was a terrible inconvenience, especially when we were trying to get dressed for a friend's wedding in the middle of the day. This was the first Airbnb we've ever stayed in and just assumed that the space had AC. Although, It did cool down during the evening and had a fan, It was extremely hot and uncomfortable during the daytime. i'm sure that this is not a huge problem during the cooler months. Also, the bed was very squeaky and I recommend a different bed frame. These are things that can definitely benefit the space and to make it more comfortable.

I take no pleasure in writing this but future guests should be aware of a few things. If the temp isn't too hot in LA, this would be a great listing. However in hot months buyer beware. There is no 'cross breeze' at all. The owners had two fans in the closet, one of them was broken and the other one really large. With the large fan set up, I couldn't hear my wife from 3 feet away. And even with the one fan and all windows open, I had to sleep in my car for a few hours. I told the owner, he said he would "get a new one in a month" which I found to be rude. I ended up going out to buy my own fan. Even then, I had to contact Airbnb and complain about this, and the fact that the owner brought his designer into the place for an hour, causing me to drop my plans in the middle of the day to go back, obviously I don't want a stranger near my things. Airbnb cancelled my last night, luckily allowing me to go somewhere else more suitable. That being said, in the cooler months this place isn't a bad option, and the area is cute and quirky.

This is very upsetting to read. The short reply is that some guests are inherently unhappy and impossible to please. Regarding specific complaints. 1. LA was going through a heatwave during your stay. We do not advertise A/C are clear in or listing about the age of the house. 2. We normally supply one high powered fan to pull air through the room, creating a cross breeze. We've never received a complaint about that. We normally provide only this one fan. I put the 2nd fan in two weeks ago for the heat wave. It wasn't broken when I assembled it at that time. 3. I was not being rude when I said the earliest I could look at the fan was the following week (not month). That's just the soonest I was going to be back in town and able to look at it. I am very clear in my listing and instructions that I am able to make my place available for travelers because I am traveling myself. 4. I financially compensated you for the inconvenience of having to leave for an hour during the middle of the day for my designer to take measurements. This was resolved through AirBnb's resolution department and I'm not sure why it made its way to a public forum. It was a Monday afternoon at lunchtime. From time to time we have to take care of things on my property, and I always schedule them during hours when guests are usually exploring the town. We would NEVER send someone untrustworthy that would mess with your stuff. Our property is a community and Denise (our designer) is a friend. 5. At $95/nt, I price this unit low because it is not a luxury place and has more quirks than my flat upstairs that is $145/nt or hotels in the area that are double the price. The location, safety, and beauty of our property are what you are paying for. I've personally stayed at other AirBnb's in the neighborhood and $95 is a very fair price for Urban Hillside Retreat. You booked our place pretty last minute, and I would recommend looking into the places you stay on AirBnb a bit more thoroughly before booking. These are not hotels and each host has a different way of doing things. I hope that all my guests are independent and self-sufficient, able to trouble shoot and enjoy the apartment as if it was their own, as I am usually traveling. Mike

Booked Mike's place for a last minute weekend in LA. Was great to be able to bring our dog and the patio was wonderful! I was disappointed at how far the apartment was from stores, restaurants, etc. - but I should have checked that out in advance. Mike was super communicative and really nice when we met him briefly.

Hi Anna! I'm sorry the place was a drive to restaurants. I think you'll find this to be similar in all LA areas. The benefit of Silverlake is the location of being 10-15 minutes driving to so many great restaurants, bars, and cultural attractions. Our gated parking makes this a bit more convenient. The biggest drawback to LA is the need to drive most places. We are one block from the reservoir and walking distance to Whole Foods 365 and a handful of great restaurants and bars. And, the freeway and is 2 blocks away. But, yes, many of LA's great places are a drive. We hope you guys enjoyed Silverlake and LA! Safe travels. Mike
