Welcome to my home, ideal for football fans and concert-goers. You'll have the entire house ensuring a comfortable and private stay.
Sleeping Arrangements:
1 double size bed (fits 2 people)
No additional beds are provided.

High-speed internet for streaming on your mobile, tablet, laptop, or portable TV (repeat, we do not provide a tv)

Guest Policy:
Maximum of 2 people per booking
No visitors or additional guests allowed
Violation of guest policy incurs a charge of £3.00 per guest per hour, monitored via camera footage

Visitor parking permit for Ince Avenue only (does not guarantee a space)
Parking zone: Monday to Sunday, 10am to 23:59, 1 August to 30 June
No parking on yellow lines
Permit must be returned at the end of your stay (charge of £50 if not returned)

This is my personal home with my possessions and clothes
I live here when not booked and stay elsewhere during your stay
I may be in the property at times but will not be present during normal sleeping hours.
I will try to let you know in advance when I will be there so I don't surprise you.
Guest access
Warning: There is a step in to the property. The step is small and so greater care must be taken when exiting the property.
Guests will have full access to the entire house during their stay. This includes:
Living Room: Relax on the reclining sofa with air cooling for drinks and enjoy the Bluetooth speaker for your entertainment. There is Alexa for radio / music. There is no TV.
Bedroom: The spacious bedroom with a double bed, for two people.
Gym and Sauna: Access to the small gym and sauna (use at your own risk). Note: There is a £5.00 fee for using the sauna.
Parking: A visitor parking permit for Ince Avenue is available. Please note that this does not guarantee a parking space and the permit must be returned at the end of your stay to avoid a £50 charge.
Please be aware that while this is my personal home, I will not normally be present during your stay. However, I may be in the property at times but will not be there during normal sleeping hours.
Other things to note
As I also live at the property, I may be present during your stay. This is rare, and I will do my best to not inconvenience you. I will try to inform you in advance if I will be present. I do not sleep in the property when there are guests; I sleep elsewhere.
For clarity, it is a 3-bedroom house:
- 1 bedroom is used as a clothes room/walk-in wardrobe, which you can use if you wish (hanging space).
- 1 bedroom is used as a gym.
- The sleeping bedroom contains 1 double bed, an ironing board, and 2 bedside tables / drawers.
The shower/bathroom is downstairs through the kitchen and includes a shower, bath, sink, and toilet. There is also a separate toilet on the same floor as the bedroom.
There is no TV available. There is internet available so you can stream on your mobile, tablet, laptop or portable TV. (I own a Portable TV which I take with me).
Cleaning Fee:
I do not charge a cleaning fee. However if more than standard cleaning / maintenance is required as a result of your stay, a further fee will be charged. Examples include:
- Unblocking a toilet due to your unusual use
- Removing rubbish that should have been placed in bins
- Cleaning your dishes
- Cleaning kitchen mess
Early Arrival / Access:
If you access the property prior to the standard check-in time of 4pm, a default fee of £1 for every 15 minutes is payable. This includes accessing the property to store luggage.
You can request early access for 50% discount and this would be subject to availability.
Late Check-Out:
If you check-out later than the standard time of 10am, a default fee of £1 for every 15 minutes is payable.
You can request late check-out for 50% discount and this would be subject to availability.
