❌ VAPING, ILLEGAL/RECREATIONAL DRUGS AND FIREARMS are NOT permitted ANYWHERE ON THE PROPERTY OR IN THE HOUSE, violating these rules will result in immediate eviction and will forfeit all rental monies. Outdoor smoking is acceptable.

❌ NO PETS - We love them! But other guests and house cleaner may have life-threatening allergies to animals. If pets are brought into the home, you risk the health and the lives of others. A special deep cleaning must be scheduled with a different cleaning crew before new guests can re-enter the home. As such, you will be responsible for all special and/or additional cleaning fee along with all hospital, urgent care bills (if any). We ask that you seek out other pet-friendly accommodations.
Per our Orange County rental permit requirements, we request that you disclose if you are traveling with a Service Animal as we are required to provide a rabies vaccination record and county registration to the county of Orange. You will be asked to sign a supplemental terms and conditions agreement within 72 hours of booking. If we discover misrepresentation of a pet as a Service Animal, we reserve the right to terminate your booking immediately along with a charge of $500 that cover additional cleaning fee, among other. We’ll report fraudulent claims to government authorities. Please let us know AHEAD OF TIME if you need an assistance of a service animal so that we can arrange the booking accordingly. Last minute notice and/or disclosure is unacceptable.

Please keep the kitchen area neat and clean after use. We are not responsible for your personal food and other items in common area

*** Full living room share with other guests, TV & sofa. Again, we are not responsible for any of your personal items in common area
*** Share Bathroom: standing shower and provided bath towels, body cleansing gel and shampoo for guests. Please clean up and keep the bathroom organized and clean after use. Please do not leave your clothes, towels, and other personal items in the share bathroom.
✅ We only do long stays over 30 nights- Each stay will be provided a starter package: 6 rolls of Toilet Paper , full bottles of shampoo + body gel. When running out, pls buy them yourself.
❌ The home is 2 story unit, so please keep the peace and noise as least as possible
❌ Gardening service every Tuesday morning, please aware for potential noise.
❌ No visitors/ No unpaid/unregistered guests for general safety (terminated reservation immediately without refund)
❌ Please leave the studio/room’s condition “AS YOU FOUND”. Please treat the room respectfully like your own room. Additional cleaning fee (besides our standard cleaning fee) may apply.
🛑 For our own safety and for the guests’ safety, please be aware that we have security camera heads set up around the house, including but not limited to front & side-porch entrance, backyard, laundry room, driveway, kitchen (approved by Airbnb). NO camera or recording devices inside or toward the guests’ room for your privacy.
🚫 Late checkout fee is $50/30 minutes after 11:00 A.M. without prior approval. If guest(s) has not left by 11:00 AM, they are responsible for an extra night as a fee but not entitled to stay an extra night without prior approval. Any extra fees incurred by the owner including but not limited to expedited cleaning fees or any refunds to the next guest will be charged to renter.
🚫 Guests must immediately alert host to any issues regarding maintenance, request for repair service, or other concerns. Host will not compensate or refund for any issues not reported within 3 hours. Guest must also allow host and/or property manager/cleaners access to the property to remedy the issue after host has been notified. If guest is unresponsive, host will assume issue is remedied, and there will be no further action required.

❌ FALSIFIED RESERVATIONS – Reservations obtained under false pretense will forfeit all rental monies and guests will not be permitted to check-in.
❌ GOOD NEIGHBOR POLICY – Please be respectful of our friendly neighbors. Quiet hours are 10 pm to 8 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise before the Sheriff is called. If the noise continues after being warned you may be evicted from the property without any refund.
❌ TOWELS, PILLOWS AND LINENS – As we strive to provide quality towels, pillows, and linens, any permanent stains from food, bodily fluids, dye or make-up will result in a replacement fee.
❌ DEPARTURE/CLEANING – Please treat our suite with care and respect and leave it in the same condition as when you arrived. Only light cleaning should be required. To help ensure a quality stay for the next guest, we appreciate that you adhere to the following at check-out:
• Dirty dishes left behind will result in a $50 charge
• Clear all trash bags throughout the room (kitchen and bathrooms)
• Clear out the refrigerator and freezer, please do not leave any food behind
• Gather used towels together in a laundry basket
• Turn off all TV’s and log out of your entertainment apps
• If excessive cleaning is required after your checkout, furniture is repositioned, etc. you will be charged for additional cleaning.
• We are not responsible for items left at the suite. We will make every attempt to locate lost items but cannot guarantee they will be found. Please check the property carefully before leaving. Items that can be shipped back will be dropped at the UPS store or USPS - you will be contacted to arrange shipping and payment.

5. Noise potential: the home is 2 story unit so random noise & footstep occur. Please notify us if too much noise occur during your stay.
6. All guests must be registered. NO VISITORS / NO TRESPASSING.
7. Street cleaning is on the second and the fourth Wednesday every month, 7:30 AM to 11:30 AM. Pls avoid street parking during these periods.
8. In case of a life/death, or emergency, please call 911 first and feel free to contact us via phone call (Emergency ONLY) for timely matter response. Please keep in mind that all conversations will be recorded for quality and safety purposes.
