The space

The room has central air conditioning, a large closet and its own private en-suite bathroom with rain shower.

Guest access

The terrace is a great place to get a tan. It's very private and a cool breeze makes sunbathing very comfortable. There's also a large hot tub spa with chromatic-therapy.

The kitchen is fully equipped with an American fridge which provides unlimited filtered water and ice cubes, a microwave, an oven, a stove, pots, pans and pretty much anything else you might need. You are welcome to use anything.

The Internet connection is unlike any other you will find in Cancun. I have the fastest connection (200 Mbps fiber optic line) available from two separate companies to ensure maximum up-time because I need a reliable connection to do my job. I doubt you will find better Internet anywhere else in the country. You can use WiFi anywhere in the apartment or the guest computer in the living room.

You can use the 65" LED smart TV in the living room or the 55" TV in your room to watch Netflix, YouTube videos, browse the web or watch any movie/series from my Plex collection of over 1,000 titles.

Interaction with guests

If you let me know what you'd like to do in Cancun I'd gladly join whenever I have time, which is usually easier during weekends than on weekdays. Alternatively, if you prefer to do your own thing, be my guest :-)

The neighbourhood

This new and very modern apartment is centrally located, only 5 minutes from the new center of Cancun: Plaza Las Americas, which is a huge mall with over 200 stores, a cinema complex, a huge gym and a supermarket. Despite its central location in Avenida Tulum, one the main streets of Cancun, the area is very tranquil thanks to its proximity to a park. Right outside the building you can find several restaurants, convenience stores (OXXO) and all major banks, which means it's a very safe area.

1. BY BUS: It's very easy to get here thanks to it's close proximity to the ADO bus station. A bus departs from the airport every 30 minutes and costs less than $5 USD. When you arrive at the bus station you can take a taxi to the building which should be charging you between 30 and 40 pesos.
2. BY TAXI: Taxis from the airport charge quite a lot. I've heard prices ranging from 600 MXN to 60 USD. However, it is the fastest and most convenient method.

Beach lovers will be glad to know the bus stop is only a three minute walk across the park. It takes less than a dollar and only about 10 minutes to arrive to the pristine white beaches Cancun is famous for. I usually go to Playa Marlin on Saturdays to play Ultimate Frisbee and to Playa Forum on Sundays for some volleyball and as my guests you are of course welcome to join! If you're into working out you'll be glad to hear you can work out for free in the park near the entrance of the hotel zone (a five minute walk) where they have recently installed workout equipment next to the playground.

Getting around

Buses pass very close to the building and every five minutes or so there is a bus which can take you to the the hotel zone or downtown. Generally the price is between 5 and 15 pesos.

I've never had to wait for more than 5 minutes for a taxi to pass by in Avenida Tulum, which is just a few steps from the apartment. Taxis cost 25 pesos for any location downtown and between 80 and 150 pesos for the hotel zone, depending on where you're going. Going to the airport might take some negotiating but usually 150 pesos should be enough.

There is plenty of space to park your car right outside the building. Make sure not to leave it in the middle of the road as some other drivers do though, since the police might take your license plate and give you a fine.

The nice thing about the apartment is its location. Everything you might need in terms of shopping, banking or eating is within 10 minutes or less walking distance.

Other things to note

We have a cleaning lady who comes by from Monday to Saturday. If you wish to have your room cleaned and bed made daily please let her know of your preferences. Usually she cleans the room at least twice per week. If you would like cleaning, please leave your door open (and A/C off).

If you think the cleaning ladies are doing a good job, they very much appreciate any tips so feel free to leave any MXN or USD behind on the bed for them!

You are free to use the washing machine and dryer free of charge twice per week. There is detergent and laundry softener available free of charge.

I generally cannot receive guests past 10 pm in the evening or before 7 am in the morning, though you will be provided with an access code so you can gain entry by yourself (no keys required). Please make sure to communicate your time of arrival.

Please leave the door open and unlocked by 11 am so the cleaning lady can prepare the room for the next guests. You can leave sheets and towels on the floor to indicate they need to be washed.

There is 24/7 security at the entrance of the building. Also note that there are security cameras in and around the building. Monitored areas include the underground parking, entrance, living room, kitchen, offices and the terrace.

In general only registered Airbnb guests are allowed entry to the premises. If you wish to have any additional guests over, my explicit approval is required.

- Please do not make loud noise past 10 pm on weekdays or when other people are trying to sleep during weekends.

I'm Ken, born in 1987 in Belgium but currently living in Cancun, Mexico. I speak Dutch, English and Spanish. I understand some French and German, but please make sure to speak very slowly :-)

My favorite place on earth is... Cancun! (surprise, surprise). I love going to cenotes and to the beach whenever I get a chance. In case you haven't heard about cenotes, make sure to visit one during your stay as they only have them in the south of Mexico and Belize. With some luck I can join if you visit during the weekend.
