The space
Welcome to Hap's Holiday at Mainsail, Unit #277 your luxurious coastal escape on the 7th floor, boasting breathtaking views of the Gulf of America. This stylish 2-bedroom, 2-bathroom condo offers the perfect blend of comfort and elegance, ensuring an unforgettable stay.
Step inside to find the first guest bedroom, featuring a cozy queen-size bed, generous closet space, and a private bathroom with sleek gray tiles and a modern walk-in shower that exudes spa-like serenity. As you move further into the condo, the beautifully appointed kitchen awaits, equipped with high-end stainless-steel appliances and everything you need to prepare gourmet meals. Conveniently, a washer and dryer are tucked away within the kitchen area for added convenience. The dining area seats six comfortably, providing an elegant space for meals, laughter, and memory-making.
From the living area, step out onto the private balcony, where you'll be greeted by panoramic Gulf views that are simply breathtaking. Planning a beach day? You’re in luck! Mainsail’s private beach walkover offers easy access to the pristine white sands, and from March 1st to October 31st, you'll have complimentary use of two beach chairs and an umbrella to relax in style.
Guest access
In addition to the unbeatable beach access, you'll have full access to Mainsail's amenities, including a sparkling community pool, tennis courts, a fitness center, and more. Whether you're lounging by the pool or enjoying a game of tennis, the options for relaxation are endless. Parking is available at $50 per vehicle (up to two cars). Please confirm the number of vehicles with the management company before your stay.
Other things to note
1. Check-in Time: Check-in time is after 4:00 P.M. CST. In some instances, access to your unit may be unavoidably delayed due to cleaning or maintenance issues. There will no discounts offered due to a late check-in. Guests who will be arriving later than 5PM should make late arrival arrangements by telephone prior to arrival.
2. Check-out Time: Check-out time is no later than 9:00 A.M. CST, failure to depart from the property will result in a $100 late departure fee, if not approved by the manager 1 day prior to your check-out date.
3. Advanced Reservation Payment: An advanced reservation payment will be required to confirm your reservation. We must receive this payment within three (3) days from the date the reservation is made. This may be paid by Visa, Mastercard and a personal check. All funds to be drawn from a US bank. The amount of the reservation deposit will be credited towards your balance prior to your arrival date. Properties require additional payments and balances paid in full prior to your arrival. Reservations made under false pretenses of any kind will result in the forfeiture of all rental payments and eviction.
All guests must be over the age of 25 to rent the property. If found renting underage, eviction will occur with no refund of any payments. Guests under 25, if approved to rent, will be required to pay a $350 security deposit, which will be refunded if no damages are found.
4.Rent and Taxes: (currently 13%). Rates advertised on our platforms do not include taxes. Please email manager if you have any questions.
5. Cancellation Policy: A cancellation fee of $500 will be applied to all cancelled reservations. Your advanced reservation payment will be refunded, minus the cancellation fee. You must notify us of your cancellation at least sixty (60) days before your original arrival date, which may vary by property. For monthly rentals, a ninety (90) day notice is required. Failure to cancel within these time limits will result in the forfeiture of your advanced reservation payment.
6. Trash Removal: If you are staying in a house, trash containers are in the garage or outside the home. If you are staying in a condo, the dumpsters are located behind/front of the condos or utilize the trash chute which is located on each floor by the elevators.
7. Pets: Pets are strictly forbidden. Having a pet in a property that does not allow pets is grounds for immediate eviction without a refund.
8. Advanced Reservations: We accept reservations up to one year in advance. We can confirm reservations for a future date, but we cannot confirm or guarantee rates for dates beyond the current polished rental rates. Rates are subject to change.
9. Housekeeping: All rentals will be charged a housekeeping service fee. Laundry facilities are provided either in the rental or on the grounds of the property. The property will also be stocked with a starter kit to get you started on the 1st day of your stay. The items we provide are:

Linens for the beds
Beach Towels: We do not supply beach towels, please bring your own.
10. Furniture and Linen: Please do not remove any linens, such as bed linen, towels, or blankets, from the property. Additionally, do not rearrange the furniture. If any items are missing or misplaced, there will be an additional charge.
11. Severe Weather: We do not refund rents or deposits lost due to canceled or shortened stays because of the weather. Departures due to inclement weather does not warrant refund or rent or deposit. Hurricane Policy: If beaches are closed, we do not refund any monies applied on the reservation. We will only refund unused days in the event of a MANADATORY evacuation in our area. WE HIGHLY RECOMMEND purchasing travel insurance to protect the reservation.
12. Security Deposit Refunds: Security deposit refund will be made within 21 days of check-out. The security deposit will be refunded in the same format which it was paid. The Property Manager will complete a walk-through and note clearly if for some reason a deduction is required from your refund. All guests must be over the age of 25 to rent.
13. Smoking: No smoking is allowed. If cigarette buds are found on the property and if there is evidence of smoking inside the house or condo or the grounds of the property you will be charged $500.00, in addition you will be charged for any damage and deodorize and or/clean of the carpet, furniture, etc.
14. Maximum number of Guests: The allowable occupancy for the rental is based on the following sleeping arrangements:
* 2 persons per bedroom
* 2 persons per sleeper sofa
Guests who exceed the maximum occupancy are subject to immediate eviction and forfeiture of all rental payments.
15. No Subletting: The rental property may not be sublet; your reservation is not transferable to any other party. Failure to apply by the terms and conditions will result in no refund given back.
16. Rates: Published rental rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted due to human and/or computer error.
17. Payment of Rent: Please refer to your Airbnb app for information about your payments. We do not collect or charge your CC as we do not have this information on file. For all questions about payments please contact Airbnb support.
18. No underage drinking: If we are made aware of underage drinking, we will be forced to evict the group from the premises. Both your security deposit and rent will be forfeited.
19. Maintenance: During your stay, promptly report any maintenance issues. Please do not leave doors or windows open while the A/C or heaters are operating. Call the Property Manager on duty.
20. Security of Personal Property: We are not responsible for any acts of theft or vandalism, r other damages to any personal property or for personal items left by a guest in the accommodation at departure, if an item is found we will contact you for shipping fees.
21. Owner's Property: We respectfully request that you remember you are staying in someone's home during your vacation. Please treat it with care and leave it in good condition at checkout.
22. Property Rules and Regulations: Please observe all rules and regulations governing the use of the property you are occupying. These rules apply to both owners and guests, failure to comply can result in eviction. No refund warranted for evictions.
