The space
Our idea of hospitality is not simply to offer a place to sleep for a few nights. For us, hosting means offering an experience: a stay that allows guests to slow down, relax and feel truly cared for, thanks to the authentic beauty of the location and the natural surroundings of the house.
Everything comes from our desire to offer our guests a return to simple, genuine things: nature, silence, clean air, shared time and the chance to rediscover a slower pace of life. The house is surrounded by greenery, with the woods behind it and a wonderful view of Lake Maggiore and the Swiss Pre-Alps. All around, you can hear only the sounds of nature: birdsong, the rustling of the trees and that deep sense of peace that makes every moment feel special.
Every improvement we make to the property has the same purpose: to make the stay increasingly authentic, restorative and close to nature. This year, for example, we have added a small chicken coop with six hens, which provide fresh eggs for our guests every morning. Those who wish can also return this small gift by bringing the hens part of the organic waste produced during their stay, instead of throwing it away: a simple, natural and sustainable gesture that helps reduce waste, recycle in a practical way and feel even closer to nature and to caring for the planet.

Here, everything invites you to slow down: the trees, the views, the water of the pool, the scent of the woods and the beauty of the lake, which changes colour throughout the day.
The property is surrounded by greenery and enjoys a stunning view of Lake Maggiore, offering from the very first moment a feeling of peace, privacy and exclusivity. The interiors are spacious, bright and designed to comfortably welcome families or groups of friends wishing to enjoy a relaxing holiday in an elegant setting.
The villa is arranged over several levels and has four bedrooms: three double bedrooms and one bedroom with two single beds, also comfortable for adults. The three bathrooms, one on each floor, ensure convenience, comfort and the right level of privacy for all guests.
The separate, spacious and well-organised kitchen is ideal for those who enjoy cooking even while on holiday, or for sharing convivial family moments. The large and welcoming living room is the perfect place to relax after a day by the lake, enjoy an evening together or simply take a quiet moment for yourself.
The outdoor spaces are the true heart of the property. The porch overlooking the garden is ideal for slow breakfasts, outdoor lunches and summer dinners, with a gas barbecue and an elegant garden lounge area where you can relax surrounded by nature. The private garden, well kept and peaceful, offers an intimate and secluded atmosphere, perfect for those seeking wellbeing and tranquillity.
The true jewel of the villa is the private heated swimming pool with lake view: an exclusive place where you can let yourself be embraced by the water, relax in the sun and admire the horizon of Lake Maggiore in complete privacy. Completing the experience is a panoramic terrace where you can enjoy the sunset over the lake, perhaps with a glass of wine, in an elegant and unforgettable atmosphere.

Guest access
Guests will have exclusive access to the entire house and to all private areas reserved for them.
The property has private driveway access: by driving up a sloped ramp, guests can reach the private garage directly, where 2 parking spaces are available and included in the stay. Luggage can be unloaded conveniently from the garage; from there, guests need to walk up one flight of stairs to reach the residence entrance.
The house is arranged over several levels. On the ground floor, guests will find the living area with kitchen and lounge, one bathroom, the covered porch, and access to the garden. The bedrooms are located on the upper floors: on the first floor there are two bedrooms and one bathroom, while on the second floor there are two additional bedrooms and another bathroom.
For this reason, although the house is spacious, elegant, and very comfortable, it does include both internal and external stairs and is unfortunately not suitable for guests with reduced mobility or for wheelchair users.
Other things to note
To offer guests a carefully prepared and welcoming experience from the very first moment, the house is arranged with great attention to detail and equipped with everything needed for a comfortable and convenient arrival.
Each guest will be provided with towels for the bathroom and shower. In addition, there is a dedicated cupboard with 8 towels reserved exclusively for pool use.
The house is delivered already stocked with the main courtesy products and everyday essentials, including toilet paper, hand soap in the bathrooms, shower gel, kitchen detergent, dishwasher products, and tablets for both the washing machine and dishwasher.
In the kitchen, guests will find a small welcome selection designed to make their arrival and first morning more enjoyable: coffee capsules, jam, Nutella, crispbread, biscuits, and one litre of fresh milk.
A bottle of wine, red or white, will also be provided as a welcome gift.
Next to the pool, the solarium features an elegant panoramic lounge area, ideal for reading, enjoying a coffee, or simply taking a quiet moment to admire the changing colours of the lake throughout the day.
The fully fenced pool area ensures privacy, tranquillity, and safety. It is equipped with comfortable sun loungers and seating designed to let guests fully enjoy every moment of sunshine and relaxation. The fencing also helps make the area particularly suitable for families with young children.
For those who wish to alternate relaxation with a little entertainment, a ping-pong table is also available in the same area, perfect for light-hearted moments with family or friends.
Starting this year, a small outdoor fitness area is also available, located under the covered porch on the way to the pool. Guests can use a workout bench and free weights, ideal for staying active during their stay in a quiet and private setting.
The pool is equipped with a heating system. However, in case of rain, wind, or cooler outdoor temperatures, the water temperature may temporarily drop, especially during the night, due to the large volume of the pool.
The heating system remains active, but depending on the weather conditions, several hours may be required to bring the water back to the ideal temperature. For the best experience, we recommend using the pool during the central hours of the day, when the area receives the most sun exposure.
Finally, in the interest of transparency, we would like to mention that between mid-September and the end of October, a few stink bugs may occasionally appear in the house. This is a natural and seasonal phenomenon typical of our area at this time of year. Our cleaning team is constantly informed and uses specific products to limit their presence; however, a few specimens may still occasionally appear. We thank you in advance for your understanding.
