In a hole in the ground there lived a hobbit. Not a nasty, dirty, wet hole, filled with the ends of worms and an oozy smell, nor yet a dry, bare, sandy hole with nothing in it to sit down on or to eat: it was a hobbit-hole and that means comfort.

The space

I can't believe that we've had the Hobbit House open for over a year now! Thank you so much to everyone that has stayed and left such lovely reviews. Yes it's a small space but everyone seems to have enjoyed staying. We've certainly enjoyed it ourselves a couple of times (well we have t test it don't we!)

Nowhere else can you stay with a view like this from your comfortable bed! We are only 15 minutes from Hay on Wye and the perfect place to stay during the Hay festival.
The Hobbit House has a wood-fired cooker so that you can cook your own meals and there is running water just outside.
A large sofabed folds out to a full-sized double bed with a deep comfortable mattress. All bedding etc provided.
Dinner and breakfast can be provided at extra cost - how about a nice hearty stew in a slow-cooker ready for you to arrive, with fresh bread warming in the Hobbit House's wood-fired oven?
We have a number of great walks starting from the doorstep and a rural pub over the road. (please note that the pub is generally only open at weekends)

Guest access

Guests will have exclusive use of the Hobbit House and it's garden, and shared use of the shower room in the main house.
Please note that during October 2017 we will be renovating the bathroom. therefore guests will need to share our upstairs bathroom during this time.

Interaction with guests

You can keep to yourselves or interact with us as much as you like. Dinner and breakfast are available at an extra cost. Please let us know in advance.

We absolutely loved our stay with Tin & Rosie. The hobbit house is better than we imagined. With incredible views across the Welsh countryside. The house is set back from the main property so nice and private with its own electricity and the wood burner was just wonderful for keeping the hobbit hole nice and snug! We recommend saying yes to breakfast as Rosie's pancakes are a work of art and superbly light and delicious! It was a pleasure to meet little Edith too! Thanks for having us. We hope to be back soon

First of all we had a lovely night. Tin and his family were so kind to provide birthday decorations for us. About the food,  i just can say oh my god! It was so yummy. Stew for supper and delicious pancake for breakfast I wish we could stay for a whole month. it was so relaxing with a perfect landscape in front of you.

I had high expectations for this and the real thing completely blew them out of the water. Highly recommend even if you don't like or care about Lord of the Rings - I promise you will still love it. Everything about this accommodation is perfect! The wood burning stove kept the house so cozy and warm (they provide a box of wood right inside and fire starters so it's a piece of cake), there is a small fridge for keeping your own food or drinks, a little tray table and a couple chairs out front and the lawn space in front is so lovely. Every detail has been poured over to make this place simply magical. The pull out bed is the most comfortable thing I've slept on my whole trip so far. We paid for dinner and breakfast and both were incredible and so worth it. The views sitting out front of the house are magnificent any time of day and the air is so clean and fresh. There is an out door sink for use up at the house for water and brushing teeth, etc. you just have to walk down straight down the little walkway to the house for the shower and toilet which was not an inconvenience at all and was actually pretty refreshing because it's just so beautiful out there. We also were fortunate enough to be there on a night the pub across the road was open and that was lovely as well - so classic and fun and welcoming. I will 100% be staying here again in the future and was so sad to leave! I'd recommend staying more than one night to explore the area and close by town of Hay-on-Wye.

Very unique and quirky experience for all lord of the rings fans and anyone looking for a new experience as we did. X only fault in the hobbit hole was no toilet long way down steps to bathroom
