Private and spacious double bedroom annex available in central Edinburgh.
The quiet, bright and airy room is on the top floor of my duplex apartment with its own private entrance, hallway and en-suite shower room.
Please note the room is on the 2nd floor and is without a lift - although I am happy to help with luggage!
A single fold out bed can be provided on request for an additional £15 per night. Bedding etc supplied.
There is no access to the rest of the flat, it's a bit like a self contained hotel room as it has it's own private, lockable entrance hall off the apartment block's communal stair. It is completely independent from the rest of the apartment so you can come and go as you please in complete privacy.
Bed linen, towels, a mini fridge, hairdryer and tea and coffee making facilities are all provided along with a flat screen TV, radio, CD player and WIFI.
Interaction with guests
I'm around if you need me and more than happy to have a chat and recommend places to visit during your stay. I work in the week but can be contacted by phone or email.
Other things to note
The room is available for a minimum rental of 2 nights at the rates shown, single night bookings may not always be available.
Happy to discuss discounts for longer stays.
Where possible I will be very flexible with check in or out times, however if I have guests staying before of after check in will be 2pm onwards and checkout 1pm.
If possible please provide an idea of expected arrival times. I'm fairly flexible but would prefer if the check in was within the times stated above as I will usually be at work during the week.
I'm afraid I can't take bookings more than 6 months in advance.
Thanks for looking : )
Please note, the room is non smoking.
Check out is 1pm unless otherwise arranged. If I have no one checking in you can stay as long as you need.

I love the city and would recommend anyone to come and visit - I did and I never left!
