The space

The recently reno’d master suite contains a five piece bath and showcases a spacious glass rain shower and cozy clawfoot tub. Retire to the living room and enjoy the grandiose gas fireplace on a crisp evening.

Guest access

The private suite affords living, dining, master bed and bath plus a private porch. There is no kitchen or crockery; however, there is a mini fridge, a coffee maker and now a microwave-recently added the beginning of December 2016.

Interaction with guests

Susan works from home and is available to make the most of your stay. We do Airbnb out the main side from time to time, so it is always best to text or email us. You can find our contact information in the white binder on the antique desk.

The neighbourhood

The neighborhood-Begin your morning with a run or stroll around Wash Park. Make a loop by Smith Lake and continue to enjoy the formal flower gardens and lush landscape throughout the massive park. Our locale on South Gaylord Street places you on a walk able jaunt to boutiques and fabulous eateries.

Getting around

Getting around-The suite is situated two blocks off an RTD bus route, merely a few stops away from the University of Denver Light Rail headed to either Downtown, Theatre District and Convention Center or the Denver Tech Center (DTC). If driving the central location makes Cherry Creek Mall and North Cherry Creek a 5 minute car ride, or 15 minutes to Downtown Denver to the North and DTC to the South via I-25. The East Wash Park and Bonnie Brae neighborhoods also have everything within a few blocks walking distance. Free 24-hour on street parking is always available and convenient.

We began charging a cleaning fee and rely on a local cleaner; however, we still do not currently charge a deposit. So please, let us help keep a deposit free listing. Thank you for understanding the need to charge a cleaning fee, as we both work full time demanding jobs.

The Homeowner is also not responsible for the loss of personal belongings or valuables of guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premise or others whom they invite to use the premise.

Sorry, we do not permit children under 12 years of age, since we share a wall and Susan works from home. It is also rough on our mini-aussie, Summit who hears them screaming or laughing and wants to bark along with them.
NO SMOKING, NO MARIJUANA USE OF ANY KIND (smoking, edibles, etc.), NO VAPING or ANY DOPING. We also do NOT allow hosting parties in the home.
Currently there is NO deposit; HOWEVER, WE WILL CHARGE A $300.00 additional cleaning fee to deep clean if this rule is violated by our guests. Please help us maintain this standard.
There are 420 friendly places around... WE ARE NOT!
While we love furry family members we keep our suite pet free for all.

Susan and Matt's place was adorable. The location is nice, a bit outside the city, but it was nice to get away from the hustle and bustle, and we always felt extremely safe. The space itself is lovely - a nice fireplace, windows to open and let the breeze flow through, and a very nice bathroom! We didn't actually meet Susan and Matt during our stay, but our check in and out was easy as can be. We really enjoyed our stay here, and the Noosa yogurt, which I will now be buying at home!! Thanks again!

Susan and Matt's place is immaculate! This was only our second Airbnb experience but it has certainly set a high bar! Exceptional bathroom, comfy bed, not a "shared" space, coffee and a few yogurts provided (we did buy our own coffee cream). Keep in mind there is no tv if that is important to you. The location was perfect for visiting my children who live within walking distance but is centrally located so easy to get to other parts of the city. For anyone who loves a quaint neighborhood, this one of Denver's best!

This place turned out to be better than it looked. It is in a walkable, safe, slightly toney, and convenient neighborhood -- complete with a gorgeous park nearby and even a good bakery. The place was so nice that we decided to stay in and eat in the neighborhood, rather than go out on the town to the best restaurant in Denver. The front porch is possibly the best feature, including a lovely garden. The tub and shower are so nice, and the place has a fine attention to detail and to what a guest might want, but is not overdone.

We stayed at Susan and Matt's for our Honeymoon in Denver. We loved the cute little house that they have. The bathroom was amazing and we spent more time on the porch in the front of the house, than in the actual house! It was perfect for taking some coffee outside and having coffee/meals on the porch and just enjoying the beautiful Colorado weather. Definitely a great little place to stay (:

Our girls, Vivian and Izzi are Colorado grown with a brief 5 year stent to the Big Apple. These girls enjoyed the opportunities afforded to them in New York and the ability to compete with the East while still remaining from the West. My husband and I are avid cyclists and continued our cycling out East, yet still longed for the foothills, though found the hills on 22 in Westchester County, which led us up to one of our favorite places, Katonah, NY. You will find local products from Denver and Breckenridge. We hope you enjoy the private and serene suite and let us know if we missed anything.
