Come and experience PineWater Cabin! It's less than an hours drive from the metro Denver area. The cabin sits above Deer Crk and you can listen to and see the very large creek that runs through this property. It's charming, lovingly taken care of.

Leave the cabin in clean condition and orderly, please. Strip beds of linen down to the mattress pad and pillows down to the pillow protectors. Clean all dishes, sweep floors (mop if necessary), vacuum, leave bathroom in decent condition.
There is a drop-off at the back of cabin that goes down to the creek (there are also steps down to creek) so smaller children will need to be monitored while in the back yard.
No parties, no loud music. Please be respectful of other cabins.
This is a non-smoking cabin! No pets! Check-in is 3pm or after and check-out is 12 noon. All paper products, i.e., paper towels, dish, dishwasher and hand soap, and trash bags are provided, and of course, all linens for bdrms, kitchen and bathroom as well as cleaning supplies. The kitchen is fully equipped with refrigerator, range/oven, dishwasher, coffee maker w/filter, microwave, and toaster, as well as eating and cooking utensils and supplies. There are also some spices along with salt and pepper. You will need to bring your own personal hygiene items.
Firewood: Wood is provided for inside burning only along with paper and matches and, in most cases, kindling. For any outside burning do not use split wood that is provided for inside burning - please bring your own wood or gather from surrounding area. In the event there is a fire ban on outside burning, please abide by that. There will be signs along Hwy 285 just before Bailey if there is a ban and also on the website you can get up to the minute info Also, since I’ve had trouble with people leaving burning embers in the outside fire pit – PLEASE make sure the fire is out and pour water over it before leaving cabin and do not leave fire pit unattended while there! There is a hose on side of house you may use to put out fire in pit.
Property Boundary: Please do not trespass on surrounding property! All property around cabin is privately owned. Please use only the lot around my cabin and the water frontage belonging to cabin. The perimeter is marked by a fence in most places. All other surrounding property/cabins are private property and are not to be trespassed on!
Outside Lights: Please leave outside lights at a minimum or off when staying at cabin, and when you retire please turn outside lights off.
Cabin Cleaning: When leaving the cabin, it should be left in good condition, i.e., floors swept, bathroom clean, dishes clean, beds stripped, etc. If the cabin is not left in good order there will be a $60 charge taken from deposit.
Addt’l Info: There is an instruction book at cabin with helpful information on use of cabin, restaurants, etc., as well as an additional copy of these instructions.
Cell Phone Coverage: It is now pretty good at the cabin. A new cell tower has recently been installed. I have T-Mobile and have good reception in certain areas inside and outside of cabin.
Plumbing: The cabin has a septic system and is on a well. Please don’t put anything other than TP down toilet.
Use hair catcher provided if you have long hair when taking a shower.
There is no garbage disposal. If running the dishwasher please use “miser” cycle. Do not run DW and shower at same time – you’ll run out of hot water.
Electric Heat Summer Instructions: Please turn all electric thermostats to the “off” position when leaving the cabin.
Electric Heat Fall/Winter Instructions: Please leave living room and bathroom thermostats at 40 degrees when you check-out of cabin. Turn all other thermostats to the “off” position. There will be notes above the thermostats for your convenience.
Access to Cabin in Winter: You MUST have a 4x4 or all-wheel drive to drive up the private road to cabin, otherwise you will not make it up. Please do not disturb the neighbors if you get stuck or can’t make it up the drive. There is no place to park other than Cty Rd. 43, which is not preferable to anyone. There is snow shovel at cabin should you get stuck. One of the neighbors plows the road, but it gets snow packed and icy due to trees blocking the sunlight on road. Contact me if you’re not sure of snow conditions during certain months, i.e., Oct, April…etc.
Departure Instructions: Turn off all lights when leaving cabin.
Please take trash with you if at all possible. If not, just leave trash in kitchen receptacle. Other arrangements can be made if staying for a longer period.
As mentioned above in winter leave liv room and bathroom thermostats at 40 degrees and all other thermostats in the off postition
Please lock both front and back doors, door knobs and deadbolts and put key back in lockbox unless other instructions are given.
Cancellation Policy: Payment in full must be made at time of reservation if less than 30 days prior to reservation. Cancellations made less than 30 days prior to visit will be charged in full unless another booking can be made, less admin fee of $75. Cancellations prior to 30 days before your stay will be charged a fee of $45. No refunds based on weather conditions.
