Charming house with an extraordinary view of the Santa Monica Bay! - All LA County short term rentals are subject to Los Angeles County's Transient Occupancy Tax (12 %) which is NOT included in the rental price. I must separately collect and pay it to LA County. (Our TOT registration number is 000573.) I will send a request for payment of the taxes at the end of your stay and you can pay through Airbnb. 1200 square foot home with 2 bedrooms and fantastic ocean view (Point Dume). I am doing some small repair work to the house. (Changing out the French Doors in the next few months.) Also, in the process of choosing new garden lights.
We own the home next door and want you to be relaxed and happy while visiting Villa Seabreeze. We purchased Villa Seabreeze to both preserve our view and to be able to host our family and friends from time to time. Once we learned about Airbnb, we felt it was the perfect fit to enable us the flexibility to share our home with our family and friends when we need it and have new friends stay when we do not. We have met so many wonderful people through Airbnb!
In the house: There is a small master bedroom with a queen size bed and second bedroom with a full size bed. Both beds have high quality mattresses.
If you really need an extra bed (more than the two wonderful ones I have there), you can request that I leave you a aerobed (twin) and/or our futon twin mat for one more person to use.
Parties: We have no objection to you having friends over. But, our house is not meant to be occupied by many people and we charge an extra cleaning fee. Unfortunately, some tenants have not informed us about the accurate person count. Please let us know how many people are staying and do not exceed our limits. If you have extra people stay for any reason and we have not agreed, you will have to pay a fee of $50/person over the agreed limit. We have run into problems with this issue lately, so needed to set some limits up front so we avoid problems.
There are 2 bathrooms. The master bathroom has a large shower area which was redone more recently. The other bathroom and sink area in the master are from an older era.
The kitchen is simple. There is a gas oven/stove and a Bosch dishwasher. Dishes, Cuisinart pots and pans, a Tassimo coffee/expresso maker, olive oil, vinegar and some other supplies are stocked.
Villa Seabreeze is in the El Nido area of Corral Canyon which 1.6 miles above PCH and Solstice Canyon park. Our neighborhood is very friendly. You should definitely walk through Solstice Canyon Park and consider going to the very top of Corral Canyon, as well. Our house is not far from Malibu Seafood which has the freshest fish in town. You can eat there or purchase fish to grill at the house on the gas BBQ which is outside on the back deck. You will enjoy eating in the house with the french doors open to admire our amazing views of Point Dume and the coastline.
This is a cozy and comfortable low key house with a spectacular view. Please visit us!
Also, the chair in the living room (red one) has been upholstered with new cushions (Knoll Arno Pomegranate fabric). We also added another red cushioned mid-century modern chair to the room.
We have some lovely cream colored drapes adjacent to the french doors. We found with one of our prior guests who traveled with curtains that this really increased energy efficiency - the drapes keep the home cooler when the weather is hot and also keep the home warmer when the weather is cool.
If you are making an inquiry about a long term tenancy (i.e., 31 days or more), I am not required to collect the Los Angeles transient occupancy tax. You are welcome to make me an offer for long-term tenancy.
We like to customize our home based on the tenant. So, if you need to move around furniture, that is OK so long as you put it back before you leave.
The gate at the driveway is always open. It was put in by a prior owner but for the past 15 years, it has not been in use. We do not use this gate.
One note that is very important: NO INDOOR FURNITURE OUTSIDE PLEASE. I have had 2 airbnb guests take indoor furniture outside. I was really shocked about this particularly as it damaged the furniture. Also, do not use my chairs to put wet clothes or dirty things on. This damages the fabric and the wood.
Please remember your hosts care about their homes and want you to have a lovely time - but remember to treat the house and furnishings gently and with respect.
Another thought: Most of my guests are so very clean and neat! I really appreciate you and your respect for my wonderful maid who cleans up after your stay.

If you need help with the Nest 2nd generation thermostat or the TV/Roku, let me know. I can access the Nest remotely to help you. So, please leave it connected to the WiFi. There are many online resources for the Nest. - It is easy to use. Always call me first but in an emergency, Nest has 24/7 support.
Other things to note
Our home is located in the unincorporated area of Los Angeles County.
SHORT TERM RENTALS (less than 30 days): Los Angeles County imposes a 12% Transient Occupancy Tax ("TOT") for stays under 31 days. This amount will be added to the basic rental fee if you are a short term guest. If we rent to you for more than 30 days, we do not need to collect the TOT from you. If we do agree to do a short term rental, I will send a request for payment of the taxes at the end of your stay and you can pay through Airbnb. I will in turn pay the TOT to Los Angeles County. Our Los Angeles County Transient Occupancy Registration number is 000573.
REGARDING MY REFUND POLICIES. Although I have chosen the Strict Policy for Rental Terms, please be advised that I will work with you to refund the rental fees to the maximum extent possible so long as I can book another guest. I will always seek to mitigate your and my loss. I think it only fair to work with guests in this manner and I know Airbnb will help us achieve a fair outcome when something unpredictable happens. I would never want to add to the stress.
Here is an example to explain: If you rent from me for a week at $1600 and you need to cancel at any time prior to your stay, I will immediately seek another guest. If another guest books my house for 3 days ($275/night) during that same period and I cannot get another tenant to take the full $1600 week, I would refund you: $1600 (the weekly rate)-$825 (amount for the 3 day rental)=$775 (refund amount).
Please also note Airbnb's Extenuating Circumstances policies:
As stated therein, "Sometimes extenuating circumstances arise that affect travel plans. In extreme cases, Airbnb may override the host's cancellation policy (flexible, moderate, strict) and make refund decisions. Such cases will be contingent on proper documentation, where valid, and include:
Death in the guest's family
Serious illness of the guest or a guest's family member
Natural disaster in the destination country
Political unrest in the destination country
Jury duty or other similar civil obligations"
Los Angeles Transient Occupancy Tax (12% of rental rate) must be paid no later than 3 days following your departure. The TOT applies to rentals that are less than 31 days. I will send a separate Airbnb resolution request to collect the tax.
MALIBU RENTALS: Remember both fire safety and the fact that most homes are on septic tanks. (Nothing goes down the toilet other than toilet paper in reasonable qualities. No toxic chemicals. No dental floss! No tampons!) If you move any furniture around, it must be put back to where it was when you arrived. That includes use of anything that you find in the garage such as the child's table or Herman Miller gray table.
You are in a rural area so you may encounter insects, animals and reptiles. During certain seasons, these are more prevalent than others. For examples, ants have been known to come inside when it is hot and/or dry outside. (It is a good practice NOT to leave food out on the countertops.) Subterranean termites come out of hiding once a year to mate. Rattlesnakes may be out in the garden basking in the sun. Though I have only seen gopher snakes outside our house, it is important to know that rattlers do live in Malibu and they could appear.
NO SMOKING IN THE HOUSE!!! (This includes hookahs, bongs, etc.). Please be careful if you smoke outside. All of Malibu has fire risk so it is very important to extinguish cigarettes with water when smoking outside. Dispose of cigarettes in the trash after fully extinguished with water.
Don't put chemicals down the drains.
No paper towels, napkins, dental floss, tampons or sanitary napkins in the toilet.
Wrap tampons/sanitary napkins with toilet paper and put them in the trash. Also, please not put large amounts of toilet paper down the toilet. If you need a lot of toilet paper, please just dispose of it in the trash. This is very important in all homes - not just mine - particularly in Malibu (which has primarily septic tanks). These items tend to clog sewage treatment and septic tank systems very easily either in the home or down the line. We use safe anti-bacterial cleaners after guests visit our house.
Please rinse dishes before you put them in the dishwasher. Do not put dishes in the dishwasher with food on them.
Even though we do have a garbage disposal, we don't put anything really down it. It can be used to kind of clean things out but we don't use it to grind up food waste in general.
Trash pickup day is Monday morning. Our gardener usually puts out the bins on Saturday. But, if they are not on the street, please do it Sunday evening.
Green bin is compost (green waste); Blue bin is plastic, glass & paper; Charcoal black bin is general trash. (tampons & sanitary napkins go here)
Please put aside batteries, compact fluorescent bulbs and anything else you are not sure of as I will have to recycle such items separately at a hazardous waste event or another location.
Keeping the floors in good shape:
We prefer if you take off your shoes in the house to keep it clean. (I personally refinished the floors - so it is a service to me, as well.) I have shoe protectors in case you need them. We always have workmen put them on when they enter the house.
Closing the house/French doors:
The French doors must be locked with the key when you leave or when you want the doors to stay well closed if there are winds. The Santa Ana winds can be strong so if you don't do the latch at the top and bottom of the door plus use the key, you will find that the doors could blow open. This will not happen if you both (1) close the door with the deadbolt and (2) do the latches (on inside of door at top and bottom). I will leave you extra keys for the doors so this is easy to deal with while you are there.
Please do not use the fireplaces.
Please do not take my indoor furniture outside. Leave the outdoor furniture outside.
Heating is electric and propane so please be energy sensitive. You won't need it in the summer and fall. :)
Laundry is in the garage in a room below the house. I usually stock laundry detergent for your use.
Benzoyl Peroxide - If you use acne medication or other creams containing this, please only use white towels. This product discolors my colored towels.
USE ANY OF THE OLD DISCOLORED BLUE TOWELS IN THE LAUNDRY AREA WHITE CABINETS IF YOU NEED TO CLEAN something really dirty such as grease, beach tar, etc. I usually have some orange oil based cleaner like CitraSolv to clean tar. I much prefer you using paper towels and the CitraSolv for tar. Please do not use my other new towels!
ALSO- ONE NOTE WHICH REALLY SURPRISES ME TO HAVE TO TELL PEOPLE - Though most of my guests are absolutely perfect, we have had some things go missing (French Descamps brand towels (expensive to replace), an electric tea kettle, utensils and one beach mat (with the flamingos). So, please make sure I don't have any more losses. (In one instance, our guest had many visitors and we believe one of the visitors took the towels and beach mat.)
We are very close to Pepperdine University. If you are a Pepperdine affiliated family, please let me know so I can request a guest pass for you to be able to use the pool, gym and other facilities there.
Malibu Fires: If there is a fire in Malibu affecting Corral Canyon (where the house is and where we live), listen to what the firefighters tell you. They evacuate us if needed. (The last major fire affecting our canyon was in 2007.) Always listen to them! You will definitely know about any fires that affect our area.
If you have to evacuate, please lock only the French doors and leave the back kitchen door unlocked for firefighters to enter if they need to.

About Stylish Nob Hill Court: Our family has owned this condo since the 80s. We recently did a complete renovation and the space is warm and inviting - not to mention stylish. This is not a generic place - we used our personal collection of MCM furniture and added many unique touches. Since we love to cook, the kitchen is fully equiped.
About Villa Seabreeze: We live next door to this house and purchased it to preserve our view from above. Next thing I knew, I fell in love with fixing up this house. So, now it is very cozy and clean.
I work primarily as an attorney in digital technology area in the San Francisco Bay Area and come back home to Malibu on as many weekends as possible. My husband's boutique land use and environmental law firm is in Santa Monica. The fruit of his labor is evident when you drive up our canyon and see all the parkland.
