Our rooms are comfortable, modern and simple. Internationally inspired but true to the local roots.

LOUNGE/MUSIC
On our deck under the stars and surrounded by the music and energy only the pueblo can give. Or take in the local mezcal bars or Batey the most popular local's spot in Tulum. Famous for its mojitos straight from it's sugar cane mill. It's also the best live music venue in Tulum.

EAT
The local cuisine can be enjoyed in many venues. From our colorful courtyard or the hole in the wall tamale shops, amazing seafood and steak restaurants or beloved street carts.

COFFEE
Immerse yourself in a community morning ritual. Start the day with a cup of Ki'bok coffee along side locals and travelers.

Interaction with guests

We have our host who greets you a check-in and makes sure you have the information you need. He is also available during your stay, always just a text or short walk away.

The neighbourhood

CULTURE
In the heart of the pueblo and only minutes from the beach, cenotes and Tulum ruins.

ART
Surrounded by local artisan kiosks, souvenir shops, and bohemian boutiques, Tulum's best art galleries and tattoo shops. The artists are always willing to share their stories with the travelers.

FUN
The energy is all around. It's the meeting place for the local creatives. Share stories and drinks with the locals and other travelers from around the world.

Getting around

We are about a 5 minute walk from the ADO station. You can walk around town take taxis or our host William can help you rent a bike.

Other things to note

We are located in the center of town and we want guests to know it is a loud area and music can late. We are next to a very popular music bar Batey. We have a restaurant called District 1 serving Vietnamese street food occasionally on our deck. Also, we occasionally have a weekly Wednesday night DJ party on our deck that goes till 2:00AM.

We supply the best ear plugs we can and many guests enjoy the proximity to action. We will not offer refunds for loud noise.

This place is above my favorite coffee spot in Tulum. The room was super cute, earthy and colorful...and of course had a nice hammock. William was very helpful - he offered to make some calls for me since my phone wouldn't connect. He was, easy to communicate with via . He was also very flexible with both the check-in and check-out times, which helped a lot with our schedule. A mojito bar, Batey's, is next door. They do play loud, live music until 1ish but I had already visited before and knew this would happen, so it didn't bother me...the performers and music are really good so that helps. I would stay here again. It's walking distance to the ADO station and a long walk or bike ride to the beach. Would be a good spot if you're planning to use Tulum as your jumping off point to see the local cenotes, nature reserves, etc...

The Nest above Ki'bok was so well designed. Great location, very central to a lively neighborhood. The neighboring bar does have loud music until 2am, but generally we could sleep through it. There were some local drummers that persistently drummed outside our room every night between 1am and 2-230am which did keep us awake. The last night they were not there and we slept well.

This apartment was in a great location and really beautiful inside with air conditioning. I booked the room for the first leg of my trip knowing it was above Batey, a popular mojito bar with live music. I was a single traveler and felt very safe at this location. I also really enjoyed the music and felt like I had a private concert every night. Great bands with variety of music. It felt like the radio was on which was nice. Not for everyone I suppose. They did play till early morning :) Breakfast at an amazing coffee shop downstairs called Kibok was included. It was fresh and delicious food... possibly the best breakfast spot? Lucky me:). William was very responsive and efficient. He also helped me get a bike for $5 a day so that I could ride to the beach. It was a nice two mile paved ride and there are spots on the way to pick up lunch and beer to bring with you or to rest. Also a fantastic ice cream cart! You can also take a quick inexpensive cab down to the beach. I will definitely recommend and consider returning to this location

Really great spot Central to everything in Tulum. Breakfast downstairs at the coffee shop is a nice touch and everyone is very friendly and over the top helpful. The bar next door plays their music pretty loud at night, so probably not the best place if you have young children or want to sleep early but it was fine for me. Clean room, ample size and well decorated, I would visit again anytime!

Our fun, spacious and central rooms are for the budget-conscious traveler, who enjoy being in the mix of things. It's the meeting place for local creatives from all over the world to come together as a community, and a place where guests can mingle and experience all the energy the Tulum Pueblo has to offer.

The rooms are simple and modern but true to the local roots. Guests have privacy and a local manager to help you as needed, the price is right for a central landing pad in town. Though it is noisy around us and we want people to know that.

Travel and Leisure Magazine says, “The streets of Tulum teem with quirky souvenir shops and fabulous restaurants but the best place to hit up first thing in the morning would be the Kibok coffee shop. Order a latte and sit back in the colorful lined courtyard with local palms."
