Sleeps 3 to 6 persons. Completed in 2014 and located in Edinburgh’s prestigious ‘Quartermile’ Development, this is a very well presented, quiet and tastefully furnished 3 bedroom apartment (1 Super king, 1 King size and 1 double bedroom) plus an additional fold up single bed for child (upon request and at additional charge). The accommodation is split over two levels and thoughtfully designed to take advantage of the building’s historic character.
Take one of the lifts to first floor level and enter the front door to discover a lovely bright living, dining and kitchen combined area with double height ceiling and fantastic views across the Meadows. On this level, you’ll also find a very spacious bedroom with 'super king size' bed and a luxurious family bathroom.
Continue upstairs onto a small gallery area which overlooks the living room with a handy desk / workspace, leading to the master bedroom (kingsize bed) with en-suite facilities. There is also a smaller double bedroom on this level (please note all bedrooms benefit from built in wardrobes.)
Virgin TV and Wi-fi is included and the location is perfect for easy walking access to Edinburgh's sights, i.e. 5 minutes walk to National Museum and 10 mins walk to The Castle. A fantastic opportunity for guests to enjoy well located luxurious accommodation in Edinburgh this summer!

Interaction with guests
This apartment is professionally managed by Jason, Kathryn and Eddie of The Festival Partnership who will arrange to 'meet and greet' you on your arrival provide advice and support during your stay.
We also ask that one of the staying guests is at least 25 years of age and if requested upon check in, would politely ask for some verification of name / proof of address (drivers licence, passport and/or copy of utility bill).
Please note : Check-ins after 9pm at night will be £30 extra for the 'meet and greet'.
Great location for exploring Edinburgh's historic Old Town. Sainsburys Grocery Store and Starbucks Coffee just 1 minute walk away!

All guests will find a welcome pack detailing all the features, wifi code and workings of the apartment.
Some Rules of the Development: -
a) None of the Guests or anyone permitted in the Building or Flat shall cause a nuisance or disturbance to other residents or neighbours and noise should be kept to a minimum after the hours of 11pm and before 8am.
b) Smoking is NOT permitted anywhere in the apartment.
c) Pets are NOT allowed.
d) Guests should immediately inform the Host of any defects of which they become aware. The Host will use their best efforts to correct any defects as soon as practical.
e) The parking pass (if required) is to be placed on a kitchen worktop upon departure. Failure to leave this will incur a £50.00 cost.
f) We ask guests to treat the apartment with respect, to wash up all pots / pans, dishes, etc. and place all rubbish in the black bags provided and then place them in the designated containers in the basement of the building.
g) The heating thermostat is to be set at 20C from 6:00am to 11:00pm, and 15C from 11pm to 6:00 am.
h) Furniture is not to be moved.
i) No feminine hygiene products may be flushed down the toilets.
j) No fixtures, fittings or contents are to removed from the Flat.
k) Appliances are only to be used for their intended purposes
l) Except for fair wear and tear, the apartment and its contents are to be left in the same condition and place as they were found.
m) Any used cutlery, crockery and cooking utensils are to be washed and returned to their storage location.
n) No obstructions are to be left in any of the Building common parts and/or the car parks and/or any of the communal gardens.
o) No dangerous or hazardous goods or materials or anything which may be or become a nuisance or injurious or cause damage to the owners or occupiers of any adjacent or neighbouring premises, is permitted in the Flat or Building.
p) No smoke, grit or noxious or offensive emissions are to be made from the Flat, nor any deleterious matter caused or permitted to enter the drains serving any the Flat.
q) The number of guests is limited to 6 persons maximum.
r) The Host or their agent are not responsible for any loss, injury or damage to any Guest or their property, howsoever caused, arising in any manner out of the let of the apartment or use of the Building facilities.
s) The Guests shall allow the Host access to the property for purposes of repair and inspection. The Host shall exercise this right of access in a reasonable manner.
