Room #2 in newly renovated 3 story townhouse close to Center City of Philadelphia. Your room is on the 2nd floor and has it's own double bed, couch, desk and private on-suite bathroom. The building is equipped with full (shared) kitchen and washer&dryer.

Walking distance to Graduate Hospital, Rittenhouse Square, Old City. There are many restaurants and bars within walking distance and the 19 Degree Cafe on the next block has great beers and sandwiches.

The space

Newly remodeled townhouse near Center City. The townhouse has 3 floors, 7 bedrooms and 3 bathrooms. Each bedroom uses the shared bathroom on their floor.

The shared kitchen for everyone to use and is on the 2nd floor.
The washer and dryer is on the 3rd floor.

Guest access

- Check in time is after 2pm, I will give you instructions on how to find and enter my place one day before checkin. This is for the safety of my guests. If you need an earlier checkin, this can be arranged if you message me about it.

- Check out time is 11am. This gives me time to clean the room for the next guest. Shall you need a delayed checkout time, you will need to message me first to have this arranged.

- You can use the kitchen on the 2nd floor, just please clean up after yourself immediately, do not leave anything in the sink. Take out your own garbage when you leave. Please be courteous to the other guests that share the kitchen.

- You may use the washer and dryer on the 3rd floor of this building. Please clean out the lint catcher after each use. You may not use the washer and dryer after 9pm in observance of the quiet hours.

-Quiet hours is between 9:30pm-10am. Any loud noise during this time will not be tolerated out of respect to the other guests in the house. You will be asked to leave.

Other things to note

- We provide you with 1 shower towel per person per stay. If you book a longer stay with me, I can provide you with 2 towels, that you can wash using the washer and dryer upstairs in the building.

Before you book my place please make sure you are familiar and willing to follow the following rules. If you make a reservation with me but fail to follow these rules, I will have to ask you to leave. My top priority is that every single guest I host has a clean and comfortable place to call home, even if for one night.

- You may checkin at anytime after 2pm of your checkin date. If you need to checkin earlier this can be arranged but please speak with me first.
- You will receive checkin details about how to find and enter the building and your room 1 day before your checkin. This is to assure security of the house and I also rotate my codes frequently.
- Your checkout must be completed before 10am of your departure date. If you need a late checkout, please speak with me first and I can arrange for it.
- Please be honest about the number of guests that you are booking for. If you only book the room for 1 person, then you are not allowed to have overnight guests.
- Please be respectful of my house, fixtures and appliances. If you damage or break anything please let me know as soon as possible.
- Please be respectful of the other guests in the house. Quiet time is after 930pm. No deliveries, external guests, dish-washing, cooking or Washer & Dryer usage after 900pm.
- We offer each guest 1 shower towel per your stay. Should you need a face towel or extra towels please message me and I can have that arranged but please do not be wasteful as this is not a hotel and I do not have unlimited towels.
- Please refrain from sending mail to the property as we cannot be responsible for lost items or accepting your mail on your behalf.
- Absolutely no drugs, illegal substances, smoking or firearms allowed in the house.
- No pets.
- No parties or loud music.
- Do not disturb other guests in the house.
- No outside laundry allowed.
- If you use the kitchen please clean up after yourself immediately. Do not leave anything in the sink.
- Take out your own garbage when you leave. Do not leave any large items such as clothing, suitcases or personal belongings.

I was here for a total of 2 months and of course things will come up in a stay that long-- the problems that came up were quickly address by both Amanda and Maryanne and I was so grateful to be in a place where my concerns and needs were met at a moments notice. I plan on staying here in the future, not only for the price but for the comfortability that was so well provided.

Very good location, close to the city center and easy access. The place is simple, functional and quiet. I have never met my hosts, difficult to get tips to discover Phila... mainly when you are a foreigner

This is a great place and Amanda a wonderful host! The room looks exactly like on the pictures and the neighborhood is really charming, with different shops, restaurants and coffeeshops nearby. Everything was really easy, including the entire check-in process which was very smooth.

I had room 2, which has an en-suite bathroom. It was very much like staying in a hotel instead of someone's house, except there was a kitchen across the hall, which was nice and well equipped. Other rooms in the unit are bedrooms in a house type area. All bedrooms are rented - some long term. The owner does not live on premises. Overall my room was nice, the privacy was nice, and a very good value, and the internet was good. But there were some problems. The room door often did not automatically lock. The bathroom mirror was small and low. At just under 71 inches tall, I had to duck my head to see to shave. The hot water in the shower was reversed. It was a one faucet system, which normally you would turn on further and further to get hot water. However, you had to turn it on very minimally to get hot water - further and further to get cold water. Initially I though there was no hot water. The outside door code was changed while I was there, and I did not get immediate notification. I had to buzz for someone to let me into the building late at nioght. The bed sloped to one side ever so slightly. I did not notice after a few minutes in bed. Not sure if base was not level, or if it was from guests sitting on the side of the bed causing the mattress to sag. The outside light was burned out, although the street light provided enough light to see to enter the outside door code. There was a soap dispenser by the bathroom sink, but no shampoo, conditioner or any other amenities. This being my first airbnb, I did not know if that was appropriate or not, so I had brought my own anyway. The toilet paper was single ply and very thin. About a block down the street was a very nice deli (19 Degrees) that sold more kinds of beer than I have ever seen. It was run by a very nice Asian woman who turned out to be the room owners aunt.

This is the cleanest airbnb I have ever been at! The room has a private bath which was also very clean. I would definitely stay here again.
