Quiet hours: 9:00 PM – 9:00 AM — no loud music or noise. Keep balcony doors closed after quiet hours to respect neighbors.
ID VERIFICATION
Valid government-issued photo ID required for all adult occupants before check-in. Full names and ages of all minors required. Cover sensitive details — name, photo, and DOB only. No exceptions.
GUESTS & THIRD-PARTY BOOKINGS
Bookings must be made by the primary guest. Third-party bookings for corporate, film, television, or insurance placements require written approval and must include full names and IDs of all adult occupants plus a single point of contact for the stay.
PETS
Pets may be approved with prior written consent only. Required before approval: breed, photos, and current vaccination records.
Pet fee: $1,000 per pet per month (non-refundable)
Pets must be on leash outdoors at all times and kept within property boundaries
Any pet-related damage, odor, flea treatment, or cleaning billed immediately with documentation
Furniture/mattress replacement policy: damaged items will be fully replaced at guest's expense — not repaired
MOVE-OUT CLEANING
Deep cleaning fee: $6,000 — applies when pets are approved.
SECURITY
Ring cameras installed at exterior locations only. Interior privacy fully respected.
NO UNAUTHORIZED VENDORS
No contractors, cleaners, or service providers allowed without prior written host approval via Airbnb message thread.
PROPERTY CARE
No smoking — fee applies
No parties or unauthorized gatherings
No hanging out or loitering at the front of the property — use rear areas only
No packages delivered without prior arrangement
Starter supplies provided — additional items available at guest's expense
All damages documented and submitted to Airbnb immediately
CHECKOUT PROCEDURE
Before 11:00 AM please:
Return all keys/fobs to lockbox
Leave elevator empty, doors closed, on main level
Remove all items from pool and outdoor areas, return furniture to original position
Place remotes in designated area — do not disconnect cables
Wipe down salon/glam room, turn off all equipment
Remove all items from washer/dryer, place used linens in laundry baskets
Turn off BBQ grill completely and clean
Bag all trash, turn off lights, close windows, set thermostat to 65°F
BY BOOKING YOU AGREE TO:
All house rules, ID submission for all adult guests, no third-party stays without written approval, immediate termination without refund for rule violations, full liability for all damages, and zero-tolerance non-retaliation policy.
