At the front of a private estate that was once part of Bette Davis' house, Riverbottom; Channing House is spacious, light and stylish. In Griffith Park just minutes from Hollywood, Los Feliz and Silver Lake and the major studios like Disney, Warner Bros, Universal.
The stylish LIVING ROOM/KITCHEN is very large with vaulted ceilings and great round white chandeliers that pattern the white washed walls. The large Moroccan wood dining table is bathed in light from the arched windows. The kitchen is open plan. The counter reaches into the center of the room so you can cook and chat with family. We have a dishwasher, because no one wants to do the dishes while on holiday:-) 48.5" flat screen television with both digital cable (with the movie package and HBO) and Netflix and Amazon for streaming. The den has a cool tiled floor, Moroccan couch (that can also be used as another bed) and original art on the walls. Positioned in the extensive grounds with potential friends in the fellow holiday makers and make Rivergate a unique place.

The MASTER BEDROOM looks through arched windows to the fruit orchard and the unique round brickwork and shingled roof of the original gatehouse. The room is bright and spacious with a queen-sized bed. A Moroccan chandelier casts soft light patterns on the clear bright walls. Watch the moon rise over the blue foothills of Mount Hollywood.
The second BEDROOM also has Moroccan lights, dark wood floors and two comfy twin beds. The front windows look out toward the San Gabriel Mountains as they turn purple in the evening light.
The slate tiled BATHROOM has a built in shower room and a stack-able washer and drier. The patterned hallway off the living room has the controls for the central heating and air conditioning.
The estate has a number of houses available through Airbnb. The interior space is exclusive to this listing. The exterior is shared with the other guests staying in the houses on the estate.
The grounds are huge with two gardens. The front area, where Channing House is, with the fruit orchard, vegetable garden, gated parking, electric car charger, fountain and seating areas. The back garden is dominated by a large open area to play games in, a lawn around the salt water heated pool and spa, a French Lavender maze for children to walk and solve, the sun bathing area and outdoor shower, sink and loo, and of course the horse stables (currently uninhabited) and art studio under the arches of the barn at the far end of the estate (please check out my two Airbnb Experiences for painting https://www.airbnb.com/experiences/65880 and horseback riding). Further still and you reach the back gate that opens onto Easter Field and all of Griffith Park.
Please don't let the rural setting and the hooting of the owls fool you, we are still in the heart of the city and you should be aware that you can sometimes hear the freeway, helicopters, dogs and sirens typical of city living. I mention it because it seems out of place while you lounge in the sun on the lawn feeling like you are out in the country.
Interaction with guests
Rivergate is our country house, we too stay at the houses for weekends and holidays. With the added bonus that I am right there to answer questions or fix anything that may arise. I won the Hero Award form Airbnb and I take my role as your host very seriously.

Rivergate is a unique place and a little hard to describe, it can feel a little like a village on a summer day.
Other things to note
Boring Legal Things: A 12% Transient Occupancy Tax, imposed by the city of Glendale, has been added to the final cost of the rental room (which we pay to the city). This is supposed to be stated separately as an additional cost to your room rental, however AirBnB does not allow for this option in pricing.
We charge a high cleaning fee. This is for the standard cleaning that we do before each guest and the small repairs, repainting, replacing damaged furniture, rugs, upholstery and minor fixes. We all break things and spill. It isn't very pleasant to have a lovely holiday only to get in to the nitty gritty of broken glasses or wall scratches at the end of it. These things happen and the second half of the cleaning fee goes toward the repairman.
We do not host parties. The grounds and shared space is monitored 24/7. We also have recording security cameras.
Like in the country, if you see a gate open, leave it open, if it is closed, close it after you.
No smoking inside please. If you smoke, please do so outside and away from other people. Please use an ashtray. Please empty the ashtray in the outside bins and not in the house
No more than two additional guests at a time on the property. If you have a group, please speak with Amelia (PHONE NUMBER HIDDEN) before inviting them.
Please use the pool and hot tub at your own risk. It is saltwater and heated and there to be enjoyed. It is heated typically to 72 degrees. It can go warmer and please ask me I am apply to turn it up. (The heater uses natural gas. There is a natural gas shortage here in LA and there have been public service announcements asking that we conserve) Please use plastic cups poolside. If you spill or somebody has an accident in the pool, please tell me. It is not difficult to fix but does need to be addressed.
Please Use the pool fence gates if they are up. They can be a little tricky to operate as they are designed to keep toddlers out. Pull the toggle on the top of the gate up to open. If in frustration you take the fence down, please make sure you put it together again for the sake of the kids on the property. MAKE SURE THE GATE IS COSED AFTER USE and that the pool is secured once you have finished. Again, we have young children on the property and really like them and want to ensure their safety☺
The estate is great for dogs and we do allow them (with a $100 fee). Please keep them on a leash in the pool garden. You are welcome to let them off leach to run around in the front garden. There is a great sandy area out the back gate known as Easter Field and Bette Davis Picnic Area. There are lots of horses, just in case your dog is surprised to see such creatures. If your dog poops on the estate, please remove it and place it in the outside red bins. Please do not leave your dog unattended. Please do not let your pet swim in the pool.
We share the grounds with other holiday homes. Please be kind and courteous to our other guests. No music or loud talking after 9.30 or before 7am. Whispering is okay as long as there is kissing involved or there is a full moon ☺
Hope this is not to frightening or strict. We have video monitoring and recording throughout the outside/ shared parts of the estate. We find that there is a great community magic that can happen here. I believe we get what we put into it and that the beauty of Rivergate is in the wonderful guests we share it with.
