We've transformed this cozy Edwardian home in downtown Dayton into a combination meeting space / guest house. The ground floor front entrance (guarded by Norm, the surveillance bot) opens into a sitting/reception area with a WC for guests. The front meeting room features a 7 ft stained glass Tiffany reproduction window and a gas fireplace, with 2 task tables and 4 HON task chairs. The dining room has a large stained glass chandelier, along with 2 more tables and 4 more chairs. The tables and chairs can be reconfigured to accommodate a group of up to 8, or split into workstations for 4 to 8 people, depending on your needs.
The fully furnished kitchen includes dinner service for 8 people, with a wide assortment of bar ware and serving dishes.
The upstairs master bedroom has a double bed, and the second room is furnished as a playroom/study, with a pack-n-play, desk, lounge chair and a robotic parakeet in a gilded cage. The spacious master bath has a tub with shower and a towel warmer.
The utility room has a full size washer and dryer.
This house is situated in a tiny transitional urban neighborhood (about 40 houses) tucked between the Gospel Mission and Miami Valley Hospital, which calls itself "Hope Enclave." Some houses are under renovation, and some are still boarded up, but the the eclectic group of residents - including me and my son - all know each other and look out for newcomers. There's a bus stop half a block away at Main St. and ample street parking. Dozens of restaurants are within a very short walking distance on *Warren St/Brown St, including Jimmie's Ladder 11 and the upscale Coco's Bistro.
The house is not set up to accommodate more that 2 adult guests at a time, but the playroom sleeping area is suitable for an infant or toddler. We have a high chair and stroller for you to use, and safety gates for upstairs rooms are available on request.
We have a twin size air bed we can set up in the baby room upon request. If this is to be used for a third adult, PLEASE be sure to include this information in your inquiry. The fee for additional adults is $10/person/night.
*"Warren" and "Brown" are the same street - it just changes names at Apple St.
You will have use of the entire house. Breakfast fixings, plus some snacks and staples are also provided for you.
Interaction with guests
One of the family will meet you on arrival and demonstrate use of the electronic entry system, alarm, wi-fi etc.
The house is set up for small scale entertaining, and in this residential neighborhood, local regulations require that any loud music or other noise should cease by 11pm. Guests are expected to be good neighbors while visiting. There is a house security system in operation, so guests need to meet with host on arrival for orientation to system. Any breakages or malfunctions should be communicated to hosts immediately. Please email us with any specific questions or concerns.

My son and I have been rehabilitating four turn-of-the-last-century houses left to us by their grandmother. In addition to this work, we have day jobs (I'm a nurse) so it's been pretty slow work. We're learning a lot in the process, and are finding that our guests really appreciate the care we put into making each property unique.
