We offer an ultra-modern apartment with the highest standards on the 4th floor (elevator available) with all amenities – everything is brand new!
Located on the prestigious Boulevard Victor Hugo in the neighborhood of Carre d'Or (Golden Quarter) and has a very good central location. 80 m2, bright, open floor plan and high ceilings in a stunningly beautiful Bourgeoise property from "La belle époque" . Orientated to the south / east it gets the sun from morning to the evening.
The apartment has a wonderful living-room, two bedrooms with, two shower rooms and a toilet.
Thanks to its central location, you do not need a car – everything you need is within walking distance. The beach, the old town, shopping, restaurants, the train station etc. Everything you want is within ten minutes walking distance. From the train station you go easily to other beautiful towns in the Riviera like Menton, Monaco, Villefranche, Antibes, Cannes, etc. The train also goes to the Italian Riviera. The tram is within short walking distance and as well as bus connections.
Linen and towels are included in the price.
Air conditioning, TV, free Wi-Fi in all rooms, Sonos music device, washing machine, dishwasher, microwave, kettle, coffee maker, freezer and refrigerator, washing machine, toaster, iron, hairdryer, top-equipped kitchen with everything!

The apartment is your entire private apartment. You don't share it with anyone else.
Interaction with guests
Our agent will meet you at the apartment to hand over the keys and explain to you all the functions in the apartment. They speak English, French, Swedish and Norwegian. They are in Nice near you and would be more than happy to assist you if required.

Our Rental Conditions:
Our Rental Conditions will be sent to you in a separate email as a contract between the guests and the landlord. For this we need your private email adress when the Airbnb booking is done. Please send it to us inmediately after the booking. We cannot use Airbnb mail system to send electronic documents. However we want to present the most important rules here before booking so that you are aware of our rules.
1- NOISE: If you are looking for a place to have parties this is not the place for you. The neighbor association strict forbids that. This is a residential quiet building and requires guests to keep noise levels down. Compliancy with this allows us to continue to offer the apartment as a rental, so we really appreciate your help!
2-SMOKING/PETS: Because of allergy problems smoking and pets are prohibited in the property. Guests may lose the deposit in violation of this rule.
3 - CHILDREN: We offer the apartment primarily to adults. Well behaved children aged 5 years and older are welcome too. Guests are fully responsible for any damage done by the children. Children are not permitted to run up and down stairs and balconies, or in any way interfere with the quiet and comfort of the residents. They may not yell, scream and be noisy at their play.
4 - NUISANCES: No nuisance, use or practice shall be allowed on the property which is a source of annoyance to the other residents. All parts of the property shall be kept clean and sanitary, and no rubbish, refuse or garbage allowed to accumulate, nor any fire hazard allowed to exist.
5 - OVERNIGHT & MAXIMUM OCCUPANCY: Overnight number of guests is limited to the amount that is agreed with the landlord. Not authorized guest shall be removed by the landlord or its representative.
6 - CHECK-IN: no earlier than 4:00 pm. Check-out no later than 10:30 am. Check-in after 20:00 has an extra cost of 20 € and it is to be paid to our partners on site. If check-in is after 22:00 has an extra cost of 30 € is to be paid to our partners on site on the arrival day.
7- TRASH: Trash, boxes, bottles that the guest brings into the property must be taken down to the basement by the guest and placed in the trash container.
8 - RESPONSIBILITY: The owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owner is not responsible for the loss of personal belongings or valuables of the guest. The guest shall immediately report any damage to the landlord. It is the responsibility of the tenant to read all information provided in the folder to be found in the apartment so that all appliances can be used properly.
9 - ELECTRICITY: While guests are out of the apartment, all the lights, TV and other appliances except refrigerator and water heater must be turned off. Guests must keep windows and doors closed all the time while AC is working not letting warm air inside the apartment.
10 - CLEANING: If the apartment is rented for three weeks or every third week will an extra cleaning fee occur in “half time” of 80€ - this for yours and the apartment's best!
11- GREETING AND MEETING: We have an agent in Nice near you who will meet you and give you the two sets of keys to the apartment. They will be happy to help you with any questions you may have during your stay. The guest shall let the landlord's Agent/cleaning staff have access to the rented property during the rental period for review.
12 – RENTAL OF SHEETS AND TOWELS
The rent of sheets and towels include:
Shower towel, one per person
Small towel, one per person
Bath mat, one per bathroom
Towels for the beach are not included. Provided towels are not to be used as beach towels.
13 – INSURANCE: The landlord is not liable for guests' belongings during their stay, so make sure that you have a current contents insurance (usually included in your home insurance).
14 - KEYS: Costs associated with lost key will be charged to the tenant
15 - STORAGE: Halls, passageways, lift, stairs, must be clear of any obstructions at all times.
16 - LIABILITY: We the landlord cannot accept any liability for the failure of public supplies such as water, electricity or internet. Nor for the consequences of the actions or omissions by persons who may supply or control main services, or any action taken in the vicinity of the property reserved by any authority or persons over which we have no control of.
We cannot accept any liability for noise coming from neighbors in the property such as renovation works or events beyond our control.
We cannot accept any liability for the air conditioning system or any household appliance breaking down. Urgent steps will be taken for a local engineer to rectify any problem. The tenant must allow the engineer to enter the apartment in attempt to solve the problem.
We cannot accept any liability for any loss, damage or alteration in the terms of your reservation caused by events beyond our control. This includes terrorist activity, civil commotion, flight delays or flight cancelations, adverse weather conditions, fire, flood or industrial dispute.
There will be no credit given for shortened stays due to late arrival or early departure for any reason and no credit given for cancelation due to weather conditions.
We have put a lot of love and care into creating this amazing place for our prospective guests. Please help us keep the apartment in the same top condition as you found it. Therefore the guests who come after you also experience the apartment in the best possible way.
