Residenza dell'Arte is a modern and tidy holiday home located on the fourth floor of a newly renovated building in "Giudecca" (the building has a lift); It is composed of a new and equipped kitchen, a bright living area, one large and comfortable double room and a bathroom with tub.
The accommodation offered is suitable for couples and travelers who want to enjoy a few days in the beautiful Venice.

Really great base for a holiday in Venice. Lovely position, quiet but close to transport links. Well appointed and comfortable apartment, I would highly recommend.

Given the older great reviews, and the recent poor ones, there must have been a change of management. Writing negative reviews is not how I like to spend my time on holiday, but there are basic expectations one has when renting an Airbnb apartment. When one is told the assistant will be waiting at the ferry dock with the key, one expects to be greeted and given the key, not wait 45 minutes on the dock for her to arrive. After 36 hours of flying this kind of amateur conduct was not appreciated. Having read in the reviews a recent complaint about the quality of cleaning, I had emailed the owner in advance about ensuring it was properly cleaned, especially considering the steep cleaning fee that is charged. They never answered. Unprofessional but it got worse... After such flying one expects to take a shower, not find on arrival at 4:15 p.m., the cleaners have not been there, the prior guests' dirty towels are on the floor, unmade beds. More apologies; this time when the cleaning ladies arrived. So we had to go out, unshaven, still in our travel clothes and come back an hour later. I wanted to take a bath, but there is no drain plug. So I went to take a shower. That same previous review had commented that the shower had a problem. It does. The bar that holds the head is broken and has to be held together with a piece of string. Bring tools if you plan to stay at this place. No screens. We stopped counting at 30 mosquitoes. Bring bug spray and a fly swatter. The place itself is OK, the bed is comfortable, the location is out of the tourist zone. It's the people that are the problem. When we left, we next stayed in a (URL HIDDEN) place in Balzano. Same price, completely different experience... clean, beautiful, modern, all ready to use, very helpful staff. Live and learn.

The location is perfect. Easy to get into Venice with the free Hilton boat. Very nice to stay just outside of Venice and away from the crowds of tourists. The apartment was not the greatest. The cutlery was dirty with old food, the refrigerator had an odor, and the host only provided one roll of toilet paper for our 5 day stay. The shower head was broken which made it uncomfortable to take a shower. There was also used wet dirty towels in the closet. The location was wonderful but the apartment was not comfortable.

Thank you for being an amazing host. This is the best place to stay in Venice. It's a private apartment set in a very safe and nice location away from noise but only a vaporetto stop from enjoying the city! I loved the price you get for an amazing property on airbnb. The best airbnb I've had in Europe! Sebastian's assistant came and greeted us at the vaporetto stop and even offered to meet us at the train station to personally greet us and take us to the location. The apartment is located right on the property where the Hilton hotel is in guidecca. Thank you so much and I look forward to booking with Sebastian again in the future.

Pros: -spacious rooms, artsy decor -decent value (for Venice) -close to public transportation (10 min walk to nearest vaporetto) -large and mostly stocked kitchen Cons: -no WiFi! This is in the description but it's important to highlight -no coffee maker, no microwave -place felt a bit musty, didn't seem to be cleaned recently but there were no major problems -dryer did not work - no heat given off (it's a 2-in-1 machine - washer is fine but be prepared to air dry your clothes or use the fan in the closet) -had trouble checking in - host was communicative at first but stopped responding on the day of arrival, and we were not met by anyone coming off the boat. After 2 hours of wandering and frustration, we were eventually met by our check in person, Consuelo, who spoke little English and wasn't much help with getting us acquainted to the town. Recommend arranging check in carefully Overall fine if you're looking for a relatively affordable place to stay in Venice.

If you're looking for something quieter and away from the usual tourist hoards then this is the place. Note however that there are only two small supermarkets on the island. Kitchen adequately equipped but not microwave. There is a washing machine but no dryer. A spacious one bedroom apartment in comparison to other locations in Venice. We enjoyed our stay :)
