Only those persons named on the booking form may use the property without prior

arrangement. The number of people staying at the property must not


exceed the number of sleeping places indicated in the property description except in the

case of infants under two years. Some properties will limit the number of infants. In the

event that the maximum number is exceeded without prior arrangement, the property

owner or Mermaid luxury villas reserve the right to refuse or revoke the booking at their

own discretion. The property owner or his/her representative shall be allowed free

access to the property at any reasonable time during any rented occupancy for the

purposes of inspection and maintenance.


Arrival and departure times, unless agreed differently, will be 2 pm to 8 pm and 10 am

respectively. In case of flight delays clients should contact Mermaid luxury villas at the



It is a condition of booking that your party is covered by comprehensive travel

insurance. This policy must include personal liability and cancellation cover. Your

signature on the booking form confirms that you are covered by such insurance.


Pets are not allowed without prior written permission of the Property Owner. You may

be asked for an additional Security Deposit.


In the event that you are disappointed with the property you rental, you must first

contact Mermaid luxury villas by telephone on the day of your arrival who will then

attempt to resolve the problem. Complaints received at the end of the tenancy will not

be accepted. If you vacate the property before the departure date without notifying our

local representative you will not necessarily be entitled to a refund. If the problem was

not resolved to your reasonable satisfaction during your stay, you should put your

comments in writing within 7 days of your return. We will forward your written complaint

to the Owner and will within reason liaise with the Owner to assist in reaching a

satisfactory settlement for all justifiable complaints regarding the property you may

have. However, it is your responsibility to take the complaint up with the Owner directly

if no satisfactory settlement can be reached. Neither we, nor the owner can be held

responsible for noise or disturbance originating beyond the boundaries of the property

or which is beyond the owner’s control. In the event that a source of reasonably obvious

noise has been in existence prior to your arrival and we are informed of this, we will

contact you to inform you of the disturbance. We cannot be held responsible for the

breakdown of mechanical equipment such as pumps, boilers, swimming pool filtration

systems, air conditioning units, nor for the failure of public utilities such as water, gas

and electricity. In the event of discharge our liability shall be limited to the return of the

sums paid to us respect to the unused portion of the holiday calculated on a pro rata

daily basis.



The tenant and his party are fully responsible for a decent behavior throughout the

tenancy. Should the tenant and his party do not conform to such a behavior Mermaid

luxury Properties and the owner reserves the right and it’s at their discretion to ask the

tenant and his party to vacate the property without a refund of the remaining of the

contract price.


The tenant must keep the property and all furniture, fittings, effects, facilities and

equipment in the same state of repair and condition as at the commencement of the

tenancy, and leave the property in the same state of cleanliness and general order in

which it was found. He is responsible for all damage or loss which occurs to the

property or its contents during the tenancy, and will be responsible to paying

appropriate compensation to the Property Owner direct or to us in the event of

breakages or damage.


Neither we (as agent for the Property Owner) nor the Property Owner shall be

responsible for the death of or personal injury of you or any person named on the

Booking Form or other person at the property, unless this results from the proven

negligence of the owner, ourselves, or our employees. We shall not be liable for any

loss, breach or delay due to any cause beyond our reasonable control, including though

not limited to, act of God, explosion, flood, tempest, fire or accident, war or threat of

war, civil disturbance, acts, restrictions, regulations, bye-laws, or measures of any kind

on the part of any governmental or local authority, strikes, lock-outs, or other industrial

actions or disputes or adverse weather conditions. In any such case, we shall be

entitled to treat the contract as discharged. In the event of such discharge, our liability

shall be limited to the return of the sums paid to us in respect of the (unused) portion of

the booked rental calculated on a pro rata daily basis. We cannot be held responsible

for breakdown of mechanical equipment such as pumps, boilers, swimming pool

filtrations systems etc. nor for failure of public utilities such as water, gas and electricity.

Neither we nor the Property Owner is responsible for noise or disturbance originating

beyond the boundaries of the rented accommodation or which is beyond our control.


Children are generally accepted in our properties. However, some property owners

apply certain child age restriction policy. It is your duty to notify us if there will be any

children (and their exact age) in the party before finalizing a booking.


Photographs taken at our properties may not be used or sold for profit without

authorization from Mermaid luxury Properties or the owner.



Cleaning and maid services are provided as described in our Rentals section. For all

extra services’ requirements, Mermaid luxury Properties will have to be informed prior to

commencement of the tenancy.


Maybe provided in some of our properties. Alternatively you may have to make your

own arrangements.


Can be disrupted, normally for a short period of time. We cannot be held responsible for

any inconvenience created by events beyond our control. Also, most of our villas have

stand by generators, for alternative use of electricity.


It is the policy of ourselves and the Property Owners we represent not to allow social

events and other functions (e.g. weddings, receptions, large cocktail parties) on the

property without prior agreement at the discretion of ourselves or the owner. Permission

will be required for any event to be attended by more than twice the number of people

the property is advertised as accommodating (including the holiday party itself).


Any valuables left at the property are left at your own risk. Neither we nor the owner are

responsible for any loss. When provided, burglar alarms must be activated, safes used

and proper care be taken against theft and burglary. It is your responsibility to ensure all

doors and windows are closed and locked when leaving the property, or when by the

poolside/in the grounds. If theft or damage to the owners property occurs through

negligence on your part the owner is entitled to seek compensation from you. No refund

can be given should you decide to vacate the property as a consequence of a burglary

unless it can be proven that the owner has failed to inform you of anti-burglary systems

in the property.

The island of Mykonos is completely breathtaking. Our experience there was made even more memorable by staying at this beautiful villa. The Valantis family was extremely kind, accommodating, and helpful in every aspect. I would highly recommend staying here but do keep in mind renting a car is necessary to get around the island to the beaches and other activities. The amenities were that of a full home and everything that you need was there! The pool and the view only add to the beauty of the villas and island. Also definitely take advantage of the outdoor shower!! I would definitely recommend staying here to anyone visiting this island!

La villa est magnifique, très jolie décoration. Les 2 chambres sont grandes avec chacune leur salle de bain, dont une avec une douche extérieur. Superbe vue sur Mykonos, coucher et lever de soleil magnifiques. Petit moins : il faut absolument une voiture ou un quad car pas de resto et de supermarché mais c'est aussi un avantage car c'est très au calme. Belle piscine avec la vue... Nous avons pu avoir la chambre plus tôt. Tout était parfait, merci!

C'était de loin la plus belle expérience avec Airbnb, l'appartement était encore plus beau en vrai qu'en photos, la vue est à couper le soufle et est paradisiaque ! Valantis et Elena ont tout fait pour que notre séjour soit parfait. Encore mieux qu'à l'hôtel !!!
