The house is uniquely located on one of the few historically preserved "walk streets". Experience Venice and Santa Monica as a local and walk or bike EVERYWHERE for beach activities, shopping, and to the best food and wine in west LA.

The space

This beach Guest House is airy, bright, and very open - a great space for entertaining, or just hanging out and relaxing. This house is perfect for a small family or a couple (or 2 couples that do not require walled bedroom privacy) or a small group of friends. NOT FIT for the partying crowd. The main living area has 2 queen beds, 2 sofas of which one is convertible, a flat screen TV, a dining table and 4 chairs. The whole Guest House is decorated with all new furnishings, comfortable mid-century modern and ready for you to enjoy. The kitchen and bathroom are well appointed with everything you need for your stay. There is also a private front patio, great for enjoying the warm southern California days!

The Guest house is located on a Venice walk street (no cars) that ends a block away on the Venice boardwalk and Venice Beach. From the walk street, you can see the Ocean as you enter through the modern wooden gate into a Zen like garden and up the stairs to your Guest House.

We know you're here to have fun, but this is our home and our amazing neighborhood, and we expect you to treat it as yours. We don't allow parties or events or large groups or rent to guests that plan to engage in noisy activity and upset our neighbors. Noise complaints can result in lost deposits and police visits (trust me, this is not the house for you if you will be noisy) . Please book responsibly. Thanks!

We will meet you to check in, and after that you have the entire place to yourself. If you need anything, we are both only a few steps, or a phone call away!

The neighbourhood

You are ONE block away from the famous Venice Beach boardwalk. You are just a couple of short blocks from Abbot Kinney, voted coolest street in America by GQ magazine, and a real hotspot for artists and home to some of LA's best shops and restaurants including many excellent art galleries, about a half-dozen interesting clothing boutiques and over a dozen cafes and eateries. You are also one block away from Rose Ave and Santa Monica’s Main st, both are premier spots for daytime shopping, and excellent dining and nightlife in west LA. You can also walk or bike to a Whole Foods at the intersection of Rose Ave and Lincoln if you choose to stay in and cook.

Getting around

You can easily walk or ride a bike to the furthest south point of Venice including Muscle Beach and Washington St and north to downtown Santa Monica and its famous 3rd St Promenade. Santa Monica and Venice have some of LA's best shopping, dining, and nightlife; and it's all just outside your door step! Just about everything you need is within walking distance. If you decide to venture outside of the beach neighborhoods, you can easily catch a bus or a RideShare like Uber/Lyft to get around other parts of LA or use the newly created Metro Expo line to Downtown LA from downtown Santa Monica.

Other things to note

You must be 21 yrs old to book. There is a $300 deposit. Any damage to the property or furnishings will be deducted from this deposit. Lost keys will be charged at $20 per set. We have a strict No Partying rule and No Smoking rule anywhere inside or outside on the patios and in the garden.

Smoking - is not allowed inside the property or outside on the front patio or in the garden below.

Noise - must come to an end at 10pm to respect the neighbors around you. Should you receive any complaints from the neighbors, the police may be called and a portion of your deposit may be forfeited.

People other than those in the Guest party provided on the reservation may not stay overnight in the property. Any other person using the property is the sole responsibility of the Guest.

This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others while they invite to use the premise.

Keep the property and all furnishings in the order and condition you received it. All furniture is inspected before and after each guest. Please do not move any furniture. Any scratches or damage will result in a deduction to your deposit. Inventory is taken before and after each guest.

Only use appliances for their intended use.

Pets - are NOT allowed unless otherwise agreed upon.

Parking - Vehicles are to be parked on the adjacent neighborhood streets, or in city parking lots, or in a nearby underground secured parking. No cars are allowed on any of the "Walk Streets” in Venice.

Dishes - Please clean and dry and replace all dishes and kitchenware that you use.

Housekeeping - there is no daily housekeeping service. While linens, bath and pool towels are included in this home, daily maid service is not included in the rental rate. We do not permit belongings, or towels or linen to be taken from the property, except for the beach towels, beach chairs, and body boards, which must be returned inside the property after your fun day at the beach. Should you wish to have housekeeping service occasionally please notify the owners and we can request this for you. We have a very reliable housekeeper that can be hired at your expense should you wish for this service.

Water and Toilets - DO NOT FLUSH anything other than a very small amount of toilet paper. We recommend flushing 2 or 3 times per use, so only a small amount of toilet paper is flushed each time. No feminine products or anything else should be flushed at any time. If it is found that other products have been flushed and clog the toilets, you could be charged for full damages.

Beach sand - Please do not bring any beach sand into the house. If by the time you get to the front door of the house you still have sand somewhere, please use the green water below the stairs and wash of yourself or your items in the small pebble area to the right of the entrance door.

Trash - Please do not throw trash in the front patio or garden. Any extra clean-up will result in a charge to your security deposit. Trash must be bagged and taken to the marked/appropriate trash bins located on the east side of the front garden. Trash bags are provided.

Please be sure to turn off fan when not in use.

Please be sure to lock the front door and shut and lock all windows before leaving the house.
