This exquisite home is nestled in the heart of the Texas Hill Country! Minutes from Historic Downtown Kerrville and 25 miles from the famous Fredericksburg, Texas! Privately gated on 18 acres. Fantastic furniture and artwork throughout. Open living area with vaulted ceilings. Plenty of room for entertaining. Luxurious master suite with heavenly king bed. Gourmet custom kitchen. French doors open to covered patio overlooking pool, waterfall and outdoor fireplace. Breathtaking views! Sleeps 10-14.

The space
UPDATE: We look forward to hosting all our upcoming guests during 2021! Our cleaning team is going above and beyond to provide top-knotch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us their own discretion.

We will no longer offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of cancelling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation.We understand that last minute cancellations for guests who choose to not purchase travel insurance can be a burden, however we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in business. Please book responsibly and we appreciate your understanding.

To offer the best experience possible, hospitality services and goods will be provided for each guest booking. Guests will enjoy open-up service, arriving to find lights on, a comfortable air setting and soft music playing. A walk thru is performed prior to each arrival, so that everything is perfect and ready to go! A starter supply of all paper goods and household necessities, including bath tissue, paper towels, trash bags, dish soap, hand soap, and laundry soap, along with spa toiletries like shampoo, conditioner and body wash are provided, as well as laundry services for all used sheets and towels, after departure. Our management team is available 7 days a week to answer questions and assist with any troubleshooting issues you may have during your stay. Please contact us, let us know which property you’re staying in, and we’ll return a call or text to you ASAP. The fee for this service will be itemized as an administrative or management fee on your statement and charged at booking.

SLEEPING ARRANGEMENTS:
Master Bedroom (2 adults): 1 king bed suite plus sitting area with chaise young, en-suite full bath with walk in shower. Office nook with desk and chair.
Guest Bedroom 2 (6 adults): 2 queen beds with en-suite full bath and walk in shower.
Guest Bedroom 3 (2 adults) : 1 queen bed with en suite jack-n-jill bathroom.
Guest Bedroom 4 (2 adults): 1 full bed with en suite jack-n-jill bathroom.
ADDITIONAL SLEEPING (2 adults): 2 queen air mattress and sheets/blankets for air mattress located in closet for guest bedroom 2.

LINENS/TOWELS:
Beds are made using fine bamboo/cotton blend sheets. Please use care when enjoying the linens and bedding at the property. Custom bedding ranges from $1000 to $5000 per bed, and booking guest will be solely responsible for the full amount incurred for any dry cleaning services or replacement costs necessary upon damage, during their stay, from spills, food, drinks, makeup, nail polish or bodily fluids.

Bath towels are provided for guests: 1 bath towel, 1 hand towel and 1 washcloth per guest per stay (for two night stays). Additional towels will be provided for longer stays. Striped towels for swimming are provided and stored in laundry room. Please do not use bath towels for outdoor or swimming.

ADJUSTMENTS TO BOOKING: You may adjust the number of your guests or nights booked up to 30 days prior to arrival without penalty. However, no refunds or adjustments will be made in pricing for decreasing your number of guests or nights less than 30 days from arrival.

Cancellation Policy Will Not Be Waived.

THE POOL WILL NOT BE HEATED unless arranged 7 days prior to your stay. Once ordered, your propane will be filled and heater turned on prior to your check-in, as the pool takes up to 12 hours to heat. There will be an additional $500 charge to your booking (which reimburses for the propane fill), Your heating charge includes 1 full tank that can last from 3 to 5 days, depending on the weather. If you are staying longer and use up the propane, additional propane may be ordered. If you do not arrange for the pool to be heated PRIOR to your stay, we will have to schedule the propane company to fill at their earliest convenience once you've requested it. You may have to wait 24 to 48 hours for the fill. Because the pool is outdoors and uncovered, rain and cold weather/wind can affect the heater's ability to heat and maintain desired temperature. This may also use more propane than usual. We do not recommend using the pool heater during rainy or very cold weather conditions. Considering these factors, guest discretion is advised. If propane is left in the tank at check-out, or guests decide to not use their propane for any reason, no refunds will be given for unused propane. Refunds will not be given if pool heater does not heat to guest satisfaction, unless a system failure or malfunction has been determined by our professional pool maintenance company. If the system stops heating for a period of time, due to guests’ misuse or otherwise, we will attempt to have the system evaluated or repaired as quickly as possible, within normal business hours. POOL EQUIPMENT BEHIND OUTDOOR FIREPLACE IS NOT TO BE ACCESSED OR TAMPERED WITH UNDER ANY CIRCUMSTANCES.

Empty fridge, freezer, and pantry and wipe down any major spills in fridge.

Wash, dry and PUT AWAY all used dishes, pots, and pans. If items are not washed properly, you’ll be charged to rewash them. No dirty dishes may be left in the sink or on counters.

Remove ALL inside & outside trash and place in bins next to the garage. Black trash bags are located in the kitchen pantry. NO LOOSE TRASH ALLOWED IN BINS.

Place used towels on the laundry room floor. Leave sheets/linens on beds.
PLEASE DO NOT WASH SHEETS OR BLANKETS UNDER ANY CIRCUMSTANCES.
YOU MAY WASH TOWELS IF NECESSARY, DURING YOUR STAY.

Turn thermostat to 78 degrees for AC or 62 degrees for heat.

Turn off all electronics, including TV, lights, fans, appliances and outdoor lights.

Leave front door unlocked and place keys & gate clicker on entry table before leaving.
