Beautiful & renovated Tregonce Farm is close to Padstow & Rock, situated just above the Camel Trail (25 minutes walk into Padstow) with great views, restaurants, beaches and outdoor activities. Ideal for beach-loving families, or adult groups, with masses of space both inside and out - outside there's a large garden with bbq & hot & cold outside shower, surfboard storage, patio with stunning views - and inside there's every comfort you could hope for, from coffee machines to the comfiest beds

We have spent many months refurbishing our beloved house, to make it as comfortable and lovely as it can possibly be. The house is large, and takes a lot of looking after to ensure that you can enjoy it completely - so apologies if our rules sound harsh, but they're set with experience and knowledge of what we need to do to ensure that everyone gets the most out of this magical place. So...
1) Absolutely maximum 10 people - although babies in travel cots can be 'extra' to the 10. The housekeeper checks occupancy during the stay and over-occupancy will be treated as a cancellation, ending the stay, but the rental will be retained. Sorry if this sounds fierce, but we've learnt from experience!
2) Guests who adore Cornwall and will enjoy and respect our house are welcome; we do require a guest to have good reviews/references before booking. If you haven't booked on airbnb before please provide a personal reference
3) The cleaning fee is the same whatever length of stay as it's a large house and to get it to the standard in which we wish to present it to you takes several hours
4)The check-in and check-out time cannot be altered. Failure to check out on time will incur a £250 deduction from your deposit
5) Linen and towels can be supplied at extra cost of £10 per person stay, to include high thread count Egyptian cotton linen sheets, fluffy bath towels and bath mats
6) Bath towels cannot be taken to the beach. A charge of £15 per towel is made for towels which have clearly been taken to beach
7) Up to two dogs are welcome at no extra cost, but they must not go on furniture or upstairs. An extra cleaning charge of £50 per dog is levied if it's clear that they have been where they shouldn't!
8) The £500 deposit is retained by Airbnb, not us,and is released to you 48 hours after departure. Please help us to reconcile this quickly by messaging us immediately on departure with any breakages. The changeover girls report breakages within 24 hours of your leaving, and we will message you with deductions; it's helpful if you let us know. We're unlikely to charge for, say, one broken wine glass, but it's not fair on the next guests if they don't have enough, so we need to know.
9) In the garage, is a rail which you can use to hang your wetsuits. Our own wetsuits are hanging on this rail - PLEASE don't use them. You may find it unbelievable that we even have to ask this, but sadly, a recent guest did use them, and left them wet and chucked in a corner!! A charge of £120 per wetsuit will be made if they appear to have been used.
10) On booking, you will be sent all the check in documents you need, and the Housekeeper's contact - she is your contact from then on.

The first thing that strikes you as you arrive at Tregonce Farm is the stunning location - atop a hill with wonderful views over the estuary and down into Padstow. The property has so much more history and character than the pictures do justice and it has been lovingly restored and furnished with the utmost style. All the bedrooms were spacious and bright with great views from the windows, and the beds were extremely comfortable. Bathrooms were sparkling clean and beautifully decorated. There were a few banged heads as we adjusted to low doorways in some rooms, but this is to be expected in a property with such history and Mia gives fair warning in all the guides and literature. We had lovely walks down into Padstow (20 mins) and in the surrounding area and it was always a delight to return to our lovely home for the weekend.

Tregonce farm was perfect for a long birthday weekend. All of the rooms are great and the house is really nicely kitted out. It's a beautiful short walk into Padstow which is perfect for going out for dinner too. I would come back in a heartbeat

A very enjoyable stay at Tregonce farm. The location was ideal - a short walk into Padstow and lots of great beaches are easily reachable from the property. A walk around the headland at Constantine bay is recommended along with a stop at The Cornish Arms on the way home! As well as being tastefully decorated and furnished, the house is well-equipped to comfortably host ten people. Many thanks!

Add an extra day or two on to your stay at Mia's place, if only to enjoy the views, the cozy atmosphere of the home and the tranquil setting of Tregonce Farm. We were 3 families looking to enjoy a few days exploring Cornwall which made the house a perfect location for driving to the sights and Padstow was a lovely walk of about 20 minutes. The kitchen was very well equipped with everything we needed to prepare meals for 10 people. With younger children in our group (ages 6 to 14), there was ample room in the home to spread out and multiple 'hidey spots' for them to play. The beds were comfortable, and room decorated nicely. Mia has excellent taste in furnishings which added to the homes charm and character. Communicating with Mia was very easy and she responded quickly. Check in and out was very efficient. Only regret - having to leave. Thanks Mia for sharing such a treasure!

What a fabulous home! We had a tiny issue with the Aga and showers, but the owner did try to sort them out very promptly, which was great. Comfortable and very well-appointed accommodation, amazing location, easy to find using owner's instructions. Plus owner was super-friendly and communicated with us promptly at all times. Highly recommend staying here!

A wonderful stay in a truly lovely house. Excellent location and brilliant host. Very prompt responses to emails, We made the most of our short break including many great meals out, walks, but also some time relaxing in a very comfortable home. The property was cleaned to a high standard (and I am more fussy than most about cleanliness especially with my son's allergies) and well equipped. We really liked the light in the property and the views. It is a premium spot and grew fonder of the location and house everyday we spent there. We did not want to leave! I really appreciated the 'newness' of the decor and furniture. I was pleased to have all areas well cleaned including behind things on kitchen work tops and the utility which was spotless. Wardrobes and drawers clean. Every window seat was clean with an inviting view. I normally spend a few hours cleaning when I go anywhere but not this house. It was a perfect 4 day break and the host was flexible regarding check in and check out times which was appreciated. Our boys loved hanging out in the garage with the table football. Delighted with our last minute break! Thank you Mia, we will be back.
