Villa Rocca del Bagolaro is a holiday residence of the late nineteenth century, in a panoramic position at 850 meters above sea level on the southern slope of Mount Etna and surrounded by a large private park with swimming pool and garden equipments. Living, dining room, kitchen, 3 bedrooms, 3 bathrooms and panoramic terraces.

The space

Villa Rocca del Bagolaro is a holiday residence of the late nineteenth century, in a panoramic position at 850 meters above sea level on the southern slope of Mount Etna and surrounded by a large private park with swimming pool and garden equipments.
The property has been recently refurbished and it retains some quarters with high vaulted ceilings decorated with period furniture. The interiors are well maintained and include two double bedrooms with en-suite bathroom, one bedroom with two single beds, a kitchen, a living room and a dining room overlooking the panoramic terrace which offers a beautiful view of Simeto river valley. Outside there are a parking, a beautiful swimming pool carved in the lava rocks, a large solarium equipped with deck-chairs and sun parasols, a barbecue area and a playing area with rubber floor.
The special climatic conditions of the area, the ample shade of the park and the ancient walls of the dwelling ensure pleasant temperatures throughout the summer, so as to make it virtually unnecessary to use air conditioning.
Ideal starting point for walks, trips and excursions to the discovery of volcanic craters, vineyards and wineries around the volcano, this ancient manor is located within walking distance from the center of the village of Ragalna. The large park that surrounds the villa, guarantees a stay in complete privacy for those who love peace and quiet.

Other things to note

Nothing is due for air conditioning, gas, water and electricity standard consumption. The renter will pay only for the electricity used over 10 kwh per day at a cost of 0,20 euros per kwh and only for the water consumed over 1cubic meters per day at a cost of 10,00 (ten) euros per cubic meter. Electricity and water use will be calculated based on meter readings at the beginning and the end of the lease period.
Heating in winter time: € 15,00 per day
Pool heating (on request): € 100,00 per day

This rental is governed by Articles 1571 and following of the Italian Civil Code. The property is leased exclusively for tourism purposes under article 1, paragraph II, letter c), Italian law n.431 / 98.

• undertakes to accommodate no more than 6 people including himself
• must use the property solely for transient occupancy and only for tourism purposes.
•must take over the property establishing his or her self as the caretaker during the lease.
•must notify within 24 hours of the arrival any defects of the house, of furniture, fittings and equipment
•must use the property, the furniture, the fittings and the equipment with the diligence of the good father.
•must communicate immediately any damage that may occur during the rental period. The renter is directly responsible for the damage caused to the property or to third parties
•must leave the house in the same condition in which he received it
•must not subletting the rented premises
•must allow the owner the access to the property, with advanced notice of at least 12 hours
•must not modify the property, the furniture, the fittings or to the equipment
•must not light fires
•must not disturb the peace of others
•must dispose trash in a lawful manner

Il locatario:
• non può ospitare più di 6 persone, incluso se stesso

• non può trasferirvi la propria residenza
• deve usare la diligenza del buon padre di famiglia
• deve notificare entro 24 ore dall'arrivo eventuali difetti
• deve comunicare immediatamente eventuali danni
• è direttamente responsabile per i danni causati alla proprietà o a terzi
• deve lasciare la casa nelle stesse condizioni in cui l'ha ricevuta
• non deve subaffittare la proprietà
• deve consentire al proprietario o a suoi delegati l'accesso alla casa, con preavviso di almeno 12 ore
• non deve apportare alcuna modifica
• non deve accendere fuochi di nessun genere
• non deve disturbare la quiete degli altri
• deve smaltire i rifiuti in modo lecito
