ABOUT YOUR LIVING SPACE: Sleeps 10 comfortably. 5 bedroom house with full kitchen, living area, dining room, fireplace. Each bedroom has its own locking door with key, a nice big bed and dresser.

King bed and HDTV in master bedroom (#4). Queen bed in every other bedroom.

Rooms 1, 2, 4, and 5 have hardwood floors, Room 3 has wall-to-wall carpet. All rooms have curtains/blinds, new storm/screen windows that open/close and a nice view.

Big stone patio with grill-- facing west. And of course the entire beautiful 4.5 acre back yard, including pairs of chairs all around, and double hammock!

HDTV in downstairs living area has Roku (Netflix, Hulu, Pandora, etc.). High-speed Wi-Fi is included, meals are not. (But you can use the nice big gas grill on the patio, or cook in the kitchen.) Washer and dryer are in utility room. 1.5 bathrooms.

ABOUT THE PROPERTY: This is a very peaceful, quiet, and special place in the country on 6+ acres right next to a state park where there are waterfalls, hiking trails and park benches. This is the ONLY property in world that gives you instant B&B access to Chittenango Falls State Park. Take 7 steps from my property and you are there. Also the views to the west and sunsets are superb. Read or grill outside. Feel free to stroll around the big 4.5-acre back yard, where there are pairs of lawn chairs strategically placed at all the best spots. Take a nap in the hammock! Bring a good book and sit in some of the "pairs of chairs". Pet and talk to the dogs: they are great listeners. Close to the village of Cazenovia.

FOR FUN AT CHITTENANGO FALLS: Chittenango Falls State Park is a 193-acre (0.78 km2) state park located in Madison County, New York, east of Cazenovia Lake. The park features a 167-foot (51 m) waterfall that cascades over roughly 400-million-year-old bedrock. At the bottom of the falls the meandering Chittenango Creek flows underneath a wooden bridge. The park offers a variety of activities including picnic tables with pavilions, a playground, a nature trail, hiking, and fishing. Sit on one of the many wooden park benches under ancient shade maples. Wade in Chittenango Creek upstream and downstream of Chittenango Falls. Look over the edge! Hike to the bridge at the bottom on a short easy trail and stand on the wooden bridge—feel the mist on your face! Photographer’s dream. Walk on the many maintained trails through woods and fields. Hike to top of Cazenovia Ski Club for an al fresco picnic and spectacular views. Rent some of my kayaks and go paddle around Cazenovia Lake.

ABOUT CAZENOVIA: Ranked Number 15 of all small towns in USA by Huffington Post in 2015! Cazenovia is a quaint little village about 3.5 miles to the south. Founded in 1793 by John Lincklaen, who built the Lorenzo mansion at the south end of the lake, the village still teems with history. It has wonderful restaurants, old inns/pubs, gift shops, a beautiful lake, a small college, and a ski hill. Quick easy access to "Route 20 Antique Dealers", local Finger Lakes wineries, "Cazenovia Beverage Trail", and several old inns/restaurants. L.L. Bean rents summer paddle boards and kayaks at the village dock in Cazenovia’s Lakeside Park. 5 GREAT restaurants in Village of Cazenovia: Brewster Inn (dress up, make reservations), Brae Loch Inn (live music every Friday), Lincklaen House, BG Buda's Cucina Italiana, and Les Pates et les Nouilles (Thai); also La Cucina (Mexican) in Chittenango. Visit the quaint little shops and boutiques in the village of Cazenovia. For a good breakfast go to Emma’s on Main or (served all day) Dave’s Diner. Tour the Cazenovia Beverage Trail-- or the Finger Lakes Wineries (hire a limo)! Rent some of my 6 kayaks and go paddle around Cazenovia Lake. As of the 2013 census, the village had a population of 2,774. LGBT friendly.

ABOUT CHITTENANGO: This small village about 4 miles to the north is the birth place of L. Frank Baum, author of The Wonderful Wizard of Oz. He was born in Chittenango May 15, 1856 where his family owned a barrel factory. Visit the All Things Oz museum. Attend the annual Oz Festival and parade the first Saturday of every June-- dress as your favorite character! The museum is open year-round with limited hours and by appointment. Group tours are also offered. Visit the local casino (Yellow Brick Road) in Chittenango, owned and run by the Oneida Nation. Or go to their more extravagant Turning Stone Casino 20 minutes away (full day spa, concerts, 36 holes of PGA golf, indoor tennis, bars, restaurants, hotel, etc.). LGBT friendly.

SKIING (downhill, XC) / SLEIGH RIDES / MOUNTAIN BIKING: 7 nearby ski areas-- Caz Ski Club (only ¼ mile away!), Toggenburg Mt. (home of the Foggy Goggle restaurant!), Labrador Mt., Song Mt., Greek Peak, Snow Ridge, Four Seasons. Visit nearby Highland Forest for cross-country skiing and snow-shoeing in the winter, mountain biking and hiking in the summer-- they also offer horse-drawn sleigh rides in the winter and trail horses in the summer.

NEARBY COLLEGES / UNIVERSITIES: Syracuse U., Colgate U., Hamilton College, Cazenovia College, LeMoyne College, SUNY Empire College, Cornell U., Hobart & William Smith Colleges, Ithaca College, Wells College, etc.

PETS: If a group rents the Main House I am happy to drop by mornings and evenings to feed the pets, who are very gentle and friendly. Some people like to do that themselves-- either way is fine. They are not high maintenance, and only eat dry kibble. Watering canteens are hooked up to hoses so they never run dry.

EXTRAS: I also have kayaks, mountain bikes and pairs of snow shoes here for an additional fee of $20 per day each. There are also additional rooms if you need more space.

OWNER LIVES IN SEPARATE BUILDING ON THE PROPERTY, TAKES CARE OF PETS (they live strictly outdoors, never come inside), AND IS AVAILABLE FOR QUESTIONS / IDEAS / CONVERSATIONS.

This house is a completely NON-SMOKING home. We HAVE NO INDOOR PETS. I do have 2 very gentle and calm outdoor dogs in the back yard, and 2 outdoor cats.

If you have a Verizon phone I have installed a mini-cell tower to boost their signal here.

1970s bathroom has double-sink, plenty of counter space, and full tub/bath/shower.

Kitchen is small but fully equipped.

We expect guests to leave the space tidy when they leave-- it will be fully cleaned after each guest leaves but please be respectful of the space and leave it as you found it.

Park head-on facing Main House: 2 cars right in front, then see Owner for additional parking needs.

Paul is a great host. So helpful and friendly - even built us a bonfire before we arrived! The property is a perfect way to gather the family and slip away for the weekend. The main house is rustic, and the only 1.5 bath can cause the need to heavily plan logistics for 10 people, but it is still an amazing way to just relax and spend time together.

Yes, the trick for larger groups here is to rent out other units at this same address, including: Luxury Loft A, Luxury Loft B, and Luxury Studio C. Each has its own full bath, giving you a total of 4.5 baths.

Lovely location within ear-shot and 5 minute walk of Chittenango Falls, which are spectacular. Lots of room in this house and beautiful scenery.

I will start by saying that Paul seems very nice, he was very responsive to a problem we had and his house is in a beautiful setting. His linens are very nice and the beds comfortable. The kitcken is well equiped. The biggest negative was that the cleanliness was well below the average of the other 7 Airbnb homes we have rented. ( I am comparing this house to other rentals, not my own home, so I am do not feel I am being overly critical.) The fridge space was limited because of the hosts own food. The shower needs some repair. The hot water was a bit tricky at first but there was plenty once we got the hang of how to do it.

Yes, there were condiments and beer in the refrigerator, food in the pantry and cupboards -- and the liquor cabinet stocked-- all for use by our guests. The shower had just become loose from the last guests and we had not had time to get the plumber in to fix it yet before the next guests arrived. We have just installed a new heavy duty tankless hot water heater. The entire kitchen is soon to be redone, but probably not before Autumn.

Me and my friends had a really great time at Paul's place. We are dreaming about visiting his house at the summer time. We like the area. He has really good dogs and cats. We were really surprised with so beautiful waterfall. Paul was really helpful with this accommodation. Our New Year staying was lake a faire tale.

This house was simply perfect and exactly what we needed. The house served us well, and Paul was very gracious to allow some other members of our family that we were visiting spend a day with us and enjoy his lovely yard and pool. Being that close to the falls was awesome! Paul's two dogs are just a complete joy to have around, and Paul himself is an all-around nice guy, very helpful and informative, and great to talk with. We would definitely stay here again!
