A comfortable room, within a Victorian house, a 5 minute walk away from the bustling centre of Broughty Ferry and also a 5 minute walk away from an award winning beach and breathtaking views over the River Tay.
A bright and spacious room, with a high Victorian ceiling which adds even more space and light. There are two single beds in the room. There is a fridge and a microwave in the room and a 32" flat screen TV with free view channels. A hairdryer, iron and ironing board is also provided for you as well as fresh towels daily and complimentary shampoo, conditioner and shower gel on arrival. Tea and coffee making facilities are replenished for you daily and there is a table and two chairs for your convenience. Little extras included for use are wine glasses, a jug, a bottle opener, bottled water, fresh milk and home baked cupcakes. This room shares a bathroom which is across the hall.
Guest will have access to the house via a code lock on the front door and can come and go at anytime. There is free unrestricted access to the wifi but the signal strength cannot be guaranteed. There is a laundry room that can be used for a small charge. The garden is also for guests or use and there are ashtrays provided there for guests who wish to smoke. A car park is available with a limited number of spaces and there is also free on street parking at the property.
Interaction with guests
I live at the property so will see guests at various points during their stay. Depending on my work schedule I might not always be around but will leave plenty of useful information for the guests to utilise. I can be contacted through text or email about anything at anytime. I respect each guests privacy but will also cater to their individual needs and requests. If guests are in the garden or communal areas I do enjoy a chat but if they have no time or don't want to interact then that's ok too. I've had people stay who I have only spoken to on check in, people who I have discovered their family history and reason for their visit to Scotland, people who I didn't even get the chance to meet because I didn't see them on check in and one Italian guy who would come out regularly with me and my friends to socialise while he was staying here for a few months. I really do try to treat everyone as the individuals that they are and fit it in with my lifestyle.

This bedroom is on the first floor up a flight of stairs and there is no lift in the property.
This room shares a bathroom with other guests, the bathroom is situated across the hall from the room.
I want guests to feel at home and welcome when they stay at the McCoinnich Guesthouse. Come and go as you please and don't feel you can't ask for help, advice or make a complaint if you don't think something is as it should be. Please be respectful towards others and keep noise to a minimum after 9pm. If you call for a taxi please wait at the front door for its arrival, and don't ring the doorbell after 9pm as it is so loud that it does not just waken me up but the rest of the guests in the house too. There is a strict no smoking policy throughout the house, guests can smoke outside in the garden where ashtrays are provided. Dogs are welcome to stay at the guesthouse but if they do not get along with other dogs or are temperamental with people then I ask that you have them properly restrained when leaving and entering the guesthouse and to let people know that they are not friendly. Also if they bark when left alone then you cannot leave the dog in the room then go out.
