My cozy studio flat, located just off Brunswick Road (@ Allanfield) is just 20 mins walk to Princes St & Royal Mile. Incredibly central and yet peaceful and quiet. Welcome treats, linen & fresh towels are provided + exclusive residents parking.
Bright and tranquil ground floor studio flat just off Leith Walk/Brunswick Rd. The flat comes with all the facilities to make our guests' stay a memorable one. There is a double bed with pocket sprung mattress, sofa bed, dining table, flat screen TV ( with local channels, Netflix, BBC iPlayer among others) and it is beautifully decorated throughout.
The fully equipped kitchen has a fridge, hob, oven, microwave, espresso coffee machine as well as a washing machine. Iron, iron board and hairdryer are also provided.
The flat has a very convenient self check-in facility which allow our guests the flexibility of arriving at their own time from 16:00 onwards on check in day.
If you are bringing your car you will be able to park it in the the private residents area just in front of the flat.

Other things to note
Please note that there is a £15 surcharge for guests who book the flat on a double occupancy basis and want to sleep in separate beds, in order to cover for additional laundry costs. This amount will be requested once booking is confirmed. Directions from Airport: you can either take a taxi (the average fare is around GBP 20-25), which if shared it makes your journey more quick or you can take the Edinburgh Tram service that takes you to York place, which is the final station on top of Broughton Street. The flat is located 10 minutes walk down Leith Walk/McDonald Road. Specific indications are provided once booking is confirmed.
To ensure a successful stay, we ask that you follow a few reasonable rules: please respect and maintain the flat as if was yours. Everything broken must be fixed before leaving (or pay the costs). Windows must be closed before leaving the flat to avoid any water damage. The flat has wooden flooring with rugs, in addition to wooden furniture, and care should be taken to not damage them. Please be careful with liquids (particularly red wine or other dark liquids that stain easily). Noise should be at a reasonable volume, respectful of neighbours, particularly after 10pm. Parties or extra guests are not allowed. Smoking is not permitted indoors. Checkout is at 11:00. If check-out is more than 30 mins late, guest will be charged a £50 convenience fee. If check-out is more than 60 minutes late, guest will be charged for another night's stay. The replacement cost of lost / broken keys is £25. If you have been locked out from the flat an additional fee of £25 will also apply to allow for someone to come and assist you.
