Just 10 minutes from Venice, this modern apartment, equipped with an elevator, air conditioning that can be set with different temperatures for each room, electric blackout blinds that can be managed with a simple switch from the inside, internal sun blinds, free and high-speed wi-fi, also offers:
SPACIOUS DOUBLE BEDROOM
room with double bed 160x180 and 4 pillows (2 per guest as standard supply, additional pillows available on request) - you can take advantage of the free option of an additional cot for children up to 15 kg and equipped with all the necessary linen - with hotel supplies (bed linen, summer or winter duvet depending on the season, slippers), wardrobe walls equipped with hangers, shelves for support, drawers.
LIVING ROOM AND EQUIPPED KITCHEN
Comfortable open space that houses an equipped kitchen and living room, a smart TV with an extendable arm and a dining table. The kitchen has dishes, utensils and appliances (dishwasher, oven, microwave, fridge, freezer, kettle, toaster, coffee machine). Table with an easily sanitizable and washable surface, in addition to dining chairs, a high chair is also available upon request. Also in the room there is a comfortable sofa, with modern and always sanitized pillows and courtesy blankets.
BATHROOM
This room has sanitary facilities (toilet and bidet), a comfortable shower with ecological and certified products for body and hair care, a designer stone sink, a courtesy set, a disposable toothbrush and toothpaste, and hand soap. All bathroom linen, i.e. face, body, bidet and bathroom mats, is already provided and included.
ADDITIONAL SERVICES
The apartment has a washer-dryer, iron, ironing board and private parking with the availability of electric charging stations for cars. The parking lot is located exactly in front of the entrances and the accesses are regulated by an entrance and exit gate.
THINGS TO KNOW
The apartment is located just a 2-minute walk from the bus stop, designed to accommodate 2 people comfortably, to get to the historic center of Venice you take number 53 and it is a 15-minute walk from the Venice Mestre train station; ideal for couples or families looking for a quiet place to retreat after days of discovering the historic center.
Buses are available day and night, weekdays and holidays, allowing you to explore Venice and its surroundings comfortably. The neighborhood offers a short walk: supermarket, pharmacy, pastry shop, tobacco shop, small restaurant, pizzeria and on Saturday morning the traditional local market.

Guest access
The exact address of the property is Via Fratelli Bandiera 110/b, 30175, Venice. Whether you are arriving from the station, the airport or simply by car, I always recommend entering the address in Google Maps and choosing your preferred mode of travel (car, public transport, on foot) to have access to the fastest and most functional way to reach the destination.
Both common and apartment accesses are managed through smart locks. Each guest will receive their personal active code starting 30 minutes before the check-in time, which can be done from 4 p.m. This code will open all the common doors and gates and only the entrance to your apartment. In the check-in information, you will always be reminded of your apartment number and you will be clearly informed of the personal code.

EARLY CHECK-IN / LATE CHECK-OUT AND PARTY PACK
In addition to overnight stays, we offer (subject to availability) the possibility of an early check-in from 1:00 p.m. or a late check-out at 1:30 p.m. at a cost of 20 euros, to be agreed in advance.
In addition, our facility is at your side in the organization of dedicated arrangements for romantic stays or birthday/anniversary celebrations with the possibility of choosing between 3 packages (easy 50 euros, medium 70 euros and luxury 110 euros) to be agreed in advance and on which we will be happy to offer you more details.
TOURIST TAX AND ACCESS CONTRIBUTION
In order to check in, the documents of all guests will be required and it will be necessary to pay the accommodation tax, which is provided by the Municipality of Venice and the prices are as follows:
- €4 per person per night for adults over 16 years old
- €2 per person per night between 10 and 15 years of age
- Free for children under 10 years of age
In addition, as our facility is located in the Municipality of Venice, we remind all our guests that they are not required to pay the city access fee of 5 euros per day on the dates selected in the calendar. By paying the accommodation tax within the aforementioned Municipality, our guests will not need to pay anything else or register for access to the historic center, as we will provide the necessary QR code directly at the time of check-in, to be shown if requested by the officials operating in the water city.
In Italy, the registration of documents in the appropriate portal of the State Police and the payment of the accommodation tax is mandatory by law.
