THIS LEASE AGREEMENT is subject to the following terms and conditions and agreed to by the Landlord and Tenant(s) and guests thereof: Landlord hereby leases to tenant(s), and Tenants(s) hereby leases from Landlord a two bedroom, located : 1 21st Avenue, Unit 2G, Seaside Park, NJ 08752, hereafter referred to as “the Premises”, You, the Tenant(s), agree and has full knowledge that you are fully responsible for your actions and the actions of your guests, invited or otherwise. Any and all actions by you and your guests that adversely affect the Premises and its surrounding property, and neighborhood, you the Tenant(s) shall be held 100% financially responsible.

1.CHECK IN TIME IS AFTER 2PM AND CHECK OUT IS BY 10AM. No early check-ins. This agreement does not create a tenancy or residence. You must depart at the appropriate time. Checking out later than 30 minutes past the scheduled departure time will cost $25.00/per half/hour.
2.VISITATION: Due to our limited amount of space, seats utensils, and bathroom facilities, we reserve the right to limit visitation of guests. We understand that vacations are a great time to get together with family and friends and you may invite family or friends to visit for the day. Your rate for your stay is based on the number of people staying over at our house. We accept on good faith your word on the maximum number of people staying the night.
a)MAXIMUM OCCUPANCY – The maximum number of guests is limited to (6) persons, exceeding this limit is done on a case by case basis. This house cannot host a gathering of more than 12 people.
3.We will not rent to persons under the age of 24.
4.Pets will not be considered to stay at this house. Absolutely no pet waste can be left on the property. This is an automatic forfeiture of rental deposit.
(URL HIDDEN) DEPOSIT – A damage/security deposit of $400.00 is required. This must be received with the final payment 30 days prior to rental. The deposit is NOT applied toward the rent; however, it is fully refundable within (30) days of departure, provided the following provisions are met.
A)No damage is done to the house/storage unit or its contents, beyond normal wear and tear.
B)No charges are incurred due to contraband, pet waste/damage or collection of rents of services provided during the stay.
C)All debris, rubbish needs to be discarded via the garbage chute on the outside of the A building. No garbage should be left in the unit upon checkout.
D)All dishes are placed cleaned and in cabinets.
E)The unit is left locked.
F)The renters are not evicted by the owner (or representatives of the owner), the local law enforcement
G)Should it be necessary for us to pursue legal action against you, you will be responsible for any and all attorney and court costs. Any effort by owner to recover monies greater than the amount of security deposit will be done in the justice of the court. Also any lawsuits to fight any claims that arise out of your stay or late cancellation or damages will also be held in the court.
H)PAYMENT- half the rental fee due immediately upon reserving the house. Final payment is due 30 days before arrival along with $400 security deposit. The advanced payment will be applied toward the rent.
I)CANCELLATIONS – (a) The time factor is critical in vacation rentals and reservation will hold this rental off the market for a period of time. A minimum of sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to arrival date will receive full refund minus $70.00 administrative fee. Cancellations or changes that result in a shortened stay, that are made with sixty (60) days of the arrival date, forfeit all monies that have been received. If you cancel 60 days prior and we can re-rent your time frame for the same amount of money, we will refund your rents minus the aforementioned administrative fees.
If concerned about the possibility of last-minute cancellation, please purchase travel insurance for your protection.
(b) YOU ARE RESPONSIBLE FOR YOUR CHOICE – This vacation rental is individually owned and managed. We have described our vacation rental in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are unhappy with your choice upon arrival. The rent will not be refunded and cannot be transferred to another time or location. Medical emergencies, allergy problems, unfavorable weather conditions, that result in your decision to leave early will not entitle you to any refunds. There are many places that sell personal vacation trip insurance and you may want to consider purchasing some prior to your trip.
6) FALSIFIED RESERVATION – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party WILL NOT be permitted to check-in.
7) LINENS – we will provide clean pillows and bed covers at the beginning of your rental period. Please bring your own LINEN, BEACH TOWELS AND BATH TOWELS. These are not provided.
8) YOU AGREE TO NOTIFY US IMMEDIATELY upon arrival if you find anything that is broken, or unclean. If there is a maintenance problem that occurs during your stay please notify us so we can have it remedied as quickly as possible. Owners and Agent reserve the right to make repairs as necessary, and to enter the vacation rental with reasonable notice, or without notice if you cannot be reached.
9) WRITTEN EXCEPTIONS – Any exception to the above mentioned policies must be approved in writing in advance.
10) STORM POLICY- No cancellations allowed due to inclement weather.
In the unlikely event of damages we reserve the right to use your security deposit to cover those expenses.
