Harmony House is in a beautiful upmarket suburb, walking distance from Gautrain Station and Rosebank Mall, restaurants, movie theaters, shopping, medical and family-friendly activities. It is part of a yoga studio complex Harmony Yoga, with beauty and massage treatment facilities. The warm homely quality decored accommodation with pool and barbecue facilities, is good for couples, solo adventurers, and business travelers.

The space

A peaceful, tranquil environment is maintained compatible to yoga activities and workshops. Rooms are light with big floor to ceiling windows and most rooms have direct outside entry / door. It walking distance from the Johannesburg zoo and surrounded by established trees and gardens.
Laundry service available. Security doors and fencing all around.

Guest access

The 5 different rooms for accommodation:
i. Udanta suite with bedroom, shower & toilette and kitchenette
ii. Main bedroom en suit with little garden atrium
iii. Atma bedroom (2nd bedroom)
iv. Soma bedroom (3rd bedroom)
v. Kama bedroom (4th bedroom)
The 3 bedrooms share 2 bathrooms, one with shower the other bath and shower and each bathroom includes a toilette. Free access to fully equipped kitchen facilities and outside entertainment area including pool and braai (barbecue). `Secure parking inside the premises.

Interaction with guests

I'm mostly around involved with the yoga studio activities and admin on the premises most days from early morning to evening. Could be available to help out with any questions or support needed. I've been in this area for 20 years, and most of the neighbors in the street knows each other. I have been in the corporate world before starting a yoga centre in 2012.

Dear Guest
We would like to welcome you to Harmony House and wish you a pleasant stay. Please do not hesitate to let us know if there is anything you’d like to discuss to make your stay enjoyable. Below is a list of our house rules. All tenants are to observe the house rules. The overall intent is to maintain a pleasant home atmosphere where all staying at Harmony House feel welcome, be mindful of other people’s space and have a mutual respectful well-mannered code of conduct.

Harmony House offers daily yoga and other related classes and workshops from early in the morning till evenings. A peaceful atmosphere is maintained supporting an environment where meditation is enjoyed.

1. Room rental on Premises: The rental of a room on the Premises of Harmony House, 32 Ashford Road, Parkwood, Johannesburg, South Africa could be one of the following:
i. Udanta suite with bedroom, en suit and kitchenette
ii. Main bedroom en suit with little garden atrium
iii. Atma bedroom (2nd bedroom)
iv. Soma bedroom (3rd bedroom)
v. Kama bedroom (4th bedroom)
2. Accommodation includes: Included in rental:
- Accommodation includes either furnished or unfurnished bedroom, depending on upfront agreement.
- For bedrooms 2, 3 and 4, the use of choice of 2 communal bathrooms.
- Cleaning of rooms and facilities and laundry 2x per week (for short term renters laundry by arrangement)
- Use of kitchen facility fully equipped, all outdoor facilities such as entertainment area, pool, and braai (barbeque)
- Free Wi-Fi
- Parking of vehicle within the outside perimeter may be possible with prior arrangement

Not included:
- Toiletries such as bath soaps, shampoo, toothpaste, creams
- All rentals are self-catering
- no use of telephone
- Linen and towels not included, unless special arrangements are made.
Yoga classes, beauty treatments, workshops and other services are available at the regular published fees.

3. Rental fees: Monthly rental fees are to be paid to the Landlady in advance, before the 1st day of every month without any deduction whatsoever.
For periods under a month, full rental fees are to be paid in advance on arrival.

The rent is to be paid to the Landlady either in cash (a receipt issued by Landlady will be the only proof) or by Electronic Funds Transfer into the following bank account:

Should the rental be more than 3 months, a 1 month deposit equal to the full monthly fee is required.
The rental fees are generally increased in January every year. Best efforts are made to keep in step with, inflation, municipal charge increases such as water, electricity etc, and market conditions.

4. Rental period: The initial rental period will be agreed upfront. Should the rental period be more than 3 months, written notice is to be given from either parties whishing to terminate the rental, at least 1 calendar month in advance.

5. Key and remote control deposit: A set of keys and remote control will be given to the guest on arrival. The key deposit of R650 will be returned at handing in of key at end of stay.

6. Use of premises: The rooms and whole of premises are only be used for private residential purposes.

7. Energy consumption • South Africa has a dire shortage of electricity. Would you please take great care to use electric appliances wisely, in particular heaters. Also please put room / bathroom / kitchen etc lights off if not in use.
• The South African electricity supply is 220/230 volts AC 50 HZ. Most plugs are 15 amp 3-prong or 5 amp 2-prong, with round pins.
• Further, Africa is going through a dire drought, so please be mindful of usage of water.

8. General • Please preserve our environment and be rational with water use.
• For safety and hygiene reasons the preparing of hot meals or drinks in the room is not allowed
• No smoking of any form of tobacco or other substances are allowed on the premises, including outside grounds

9. Incoming inspection: The Landlady and the Guest shall jointly inspect the relevant room on the commencement of lease period, considering inventory. Any defect or damage found, shall be recorded in writing.
The Premises are let and hired in the condition in which they are at the Commencement Date.

10. Security: Personal security and security of assets are of utmost importance. The outside main entrance gates and security gates of all doors, are at all times to be kept closed and locked.

No copies of keys or remote controls to premises are to be made, neither are keys or remote controls to be given to anyone, except by written consent from the Landlord.

Security alarm is to be activated by the last person leaving the premises i.e. when no other person remains on the premises when Guest leaves.

The entrance gates or doors are not to be opened for anyone, except for private visitors known to the Guest or by prior arrangement with Landlady.

11. Cleaning: Guest shall:
• maintain room in a safe, clean and sanitary condition
• clean and tidy up the kitchen including all utensils and surfaces directly after use by Guest
• clean and tidy up all communal space areas such as bathrooms, lounge and outside area directly after use by Guest.

The Landlady shall ensure that
• the rooms be cleaned 2 x per week by Landlady staff.
• Guest’s laundry will be done twice a week (and by arrangement for short term accommodation)

To conserve energy and water, and the efficiency of support staff, laundry of all tenants are done together – with separate loads for whites, lights and dark colours.
Ideally the laundry is to be put in washing machine and washed the night before by tenants. The house staff will be hanging it up early morning so it could dry to have it ironed on the same day. (Only air drying done – no tumble dryers.)
Having laundry done at Harmony House is at the Guest’s own risk and the Guest indemnifies the Landlady and staff against damages or loss.

12. Maintenance: The Landlady shall, keep and maintain the premises in good order and condition. Please do not hesitate to point out any maintenance needs.

13. Indemnity: The Guest indemnifies the Landlady and staff against any damages or loss to property or personal injury. This indemnity includes but is not limited to any damage or loss as a result of any act or omission by the Landlady or its staff or agents.

The Guest shall be responsible for insuring his personal property brought on to the Premises. The Landlady and staff shall not be responsible for any loss, theft or damage to the Guest’s property, regardless of how such loss, theft or damage is caused.

14. Overnight visitors: Any visitor on premises after midnight will be defined as an Overnight Visitor. No Overnight Visitors are allowed unless by permission in writing from Landlady. A fee of R180 per Overnight Visitor per night is to be paid in advance, unless agreed otherwise in writing by Landlady.

Right of admission reserved.

15. Courtesy : The guest shall conduct him/ herself in a respectable manner and shall not act, nor permit any act, in relation to the Premises that may be a source of annoyance or nuisance or cause damage or disturbance to other occupants on the Premises or of any neighbouring premises or properties.
Please be mindful of others that want to rest and avoid making noise in the room or communal areas after 22h00.

The Landlady reserve the right stop providing services to guests if they are in violation of this house rules or if they disturb others with their behaviour.
Kindly be considerate to the yoga and other classes and workshops being offered on the premises.

16. Pets: Pets may be allowed only with Landlady’s written approval.

17. Fixtures or fittings: The Guest shall not be entitled to affix or remove any fixtures or fittings on and of the premises without the prior written consent of the Landlady. The Guest shall not be entitled to drive nails or any other objects into the walls, woodwork or ceilings of the Premises, nor do anything else which may damage the walls, woodwork or ceiling or any other portion of the Premises, without the prior written consent of the Landlord

Should the Landlady consent, all fixtures and fittings shall, unless otherwise agreed by the Landlady in writing, be removed by the Guest by no later than the date of the outgoing inspection, by which date all damage occasioned by the original fixing and/or by the removal of such fixtures and fittings shall have been made good at the instance and cost of the Guest who shall restore the Premises to the condition that these were in on the Commencement Date

18. Damage: The guest will be held responsible for any loss or damage to the Premises caused by themselves, their guests or any person for whom they are responsible.

The Guest shall for the duration of this rental period and at his own cost repair any damage the Guest or his visitors caused to the Premises or loss of goods during the rental period, immediately upon breakage.

Kindly advise the landlady of any damages, including broken cutlary, windows, furniture, fittings etc.

19. Access to rooms: The Landlady shall, at all reasonable times during the rental period be entitled to have access to and inspect the rooms during working hours.

Cleaning staff will be accessing the room on Mondays and Fridays. Guest will be advised if there is a change in the days.

20. Outgoing Inspection: The Landlady and the Guest shall, on the termination of rent period jointly inspect the Premises for any damage thereto. Restoration is to be made for any damage or loss seen upon the outgoing inspection for the Guests account. Quotes for the repair of damages or replacement of goods can be sought and received and the amount shall be deducted from the deposit.

21. Relation between Landlady and Guest: Nothing herein above shall continue or be deemed to constitute, or create any tenancy or sub-tenancy, or any other right to interact in the Premises or any part of portion thereof, in favour of any Guest or resident or visitor, and the Landlady shall always be deemed to be in full and absolute possession of the whole of the Premises.

By paying the deposit and/or monthly rental the tennent accepts the terms and conditions set out in this document.
