My place is close to Historic Landmarks, tourist area, nightlife, bars, restaurants, cafes, shops, public transportation. You’ll love my place because of the high ceilings. Is located in the heart of Old San Juan close to great restaurants, nightlife and tourist attractions. Please keep in mind this apartment is located on a third floor and the building does not have an elevator.. My place is good for couples, solo adventurers, and furry friends (pets).
+Self Check-In: Please read self check-in instructions prior to arrival. Guest can find the instructions on the “Check-In/ Location” tab in the listing page. AirBnb will send instructions one day prior to the guest’s arrival as well.
+Check-In/Check-Out: CHECK-IN time is @ 4PM of arrival day/ CHECK-OUT time is @ 12PM.
If guest needs early check-in or late check-out accommodations, please inform host 48 hours prior to arrival and departure date. Host will try to accommodate as appropriate, depends on availability. Extra cost will be assumed by guest for these accommodations based on nightly rate.
*If a late check-out was not confirmed and guest has not removed their belongings from the unit, the cleaning crew is under strict instructions to move guest’s belongings and place them outside of the unit. We will NOT be responsible for any damage or loss.
+Check-Out: We kindly ask that you checkout of the house by 12PM. This will ensure that we have time to properly clean the house in preparation for other guests checking in. Let us know if this is going to be a problem and we will try to make arrangements that better suit your timeline. As well, when checking out, make sure to turn off all lights and leave the A/C units on 72F/21C DEGREES on AUTO MODE.
**Make sure to lock up the apartment and leave the keys in the appropriate lockboxes.
+There is NO STREET PARKING IN OLD SAN JUAN. Street parking is only available for full-time residents of Old San Juan. When visiting this area, be sure to park in one of the nearby parking garages. We advise you follow these rules since parking tickets start at $250.
-Estacionamiento Doña Fela: This parking garage is open 24/7 and the least
expensive option for parking. It starts at $1.25 for the first hour and then every hour after that is $0.50. At 4PM until 6AM the parking garage has a flat rate of $4+tax. This flat rate is added anytime you are in the parking garage after 4PM.

-Estacionamiento Ballajá: This is an underground parking lot near “El Morro” and the Cuartel de Ballajá. This is also a good option for parking. It is a little more expensive in comparison to Doña Fela but convenient since it is located at the other side of Old San Juan.

-La Cochera: This parking space in Old San Juan is a valet service that you may use. It is the most expensive option but the most central in terms of arriving to most of the properties in the old city. It starts with hourly rates of $7+

*As you enter the garage, take a ticket and keep it with you. Do not leave it in your car. You will either pay at a cashier’s window or ticketing machine on the main floor before returning to your car to exit the complex.
*When using the parking garages, make sure you have $$$ CASH $$$ with you since many parking garages do not accept any other form of payment.
+Basic amenities have been provided including clean bedding, fresh towels, bathroom supplies, and kitchen utensils. You also have full access to all amenities within the property. Extra towels, sheets, and blankets can be found in the closet. The kitchen is at your disposal. Feel free to use the cooking ware, utensils, and appliances as needed. There is plenty of storage space available for groceries. After using cooking ware, please be sure to wash and put them back in their appropriate space.
+NO SMOKING, NO PARTIES, and NO EVENTS. We do not allow this behavior or activity to take place at our properties. If we receive complaints of loud music, smoke, physical altercations, screaming, loud guests, etc. there will be a charge of $100 for disturbance of other guest and host, plus breaking house rules. Further charges will incur if there is damage to the property or over occupation of the property. There are other people who are guests/residents of the property and it is important to be mindful of others during your stay. As well, these sorts of activities can cause damage to the property itself.
+Air Conditioning: The property has remote activated A/C units.
- ALL AIR CONDITIONING UNITS SHOULD NEVER BE PUT BELOW 68F/20C DEGREES.
- ALL AIR CONDITIONING UNITS SHOULD ALWAYS BE PUT ON AUTO MODE.
- Switching the temperature below 68F/20C DEGREES or changing the mode to COOL, can cause the units to leak since they are being overworked as well as creating greater damage that could result in a non-functioning AC unit during your stay if guidelines are not followed. Please let us know if you experience any issues with the units and we will be happy to call a technician to come and analyze the problem.
*Once monthly we schedule a routine AC unit maintenance and will inform guest prior to the date in which we need to access the apartment to clean the units to ensure the machines runs smoothly.
+Toilet: When it comes to using the toilets, please be mindful of what you are flushing,for example: lots of toilet paper. The plumbing in the buildings of Old San Juan are older and sometimes experiences complications from incorrect items going down the toilet. There will be garbage cans in each of your bathrooms in which you should dispose of all toilet paper, make-up wipes, and feminine hygiene products.
+Garbage/Recycling in Old San Juan: There are green and red bins located throughout the streets. You are welcome to throw trash and recycling into these bins. The green bins are for garbage and the red bins are for recycling. The only material that is not recycled in Puerto Rico is glass.
+Garbage/Recycling in Condado/Ocean Park: There are garbage bins in a designated area around each Building (usually in front of property). Unfortunately, there is no recycling bin for these locations.
+Fumigation: Every second Thursday of each month we have a routine fumigation process to prevent from insects and vermin from entering the apartments. I will be accompanying the fumigation crew as we pass through every apartment in the area. The treatment is completely safe and only takes a matter of two minutes to spray around the perimeter of the apartments. It is made up of organic materials intended to kill and prevent these types of insects and vermin common to the area.
Let me know if you have any questions about the process. This is a mandatory fumigation that will begin at 10:00AM in which we will go apartment by apartment in the area to quickly spray the treatment.
+Keys: As part of check-out process, keys need to be returned to original lockbox. If left inside of the unit, guest will be charged $35 for not following house rules and check-out instructions. By not properly leaving the keys in their original place, it creates disorganization for our process to prepare apartments in a timely manner for incoming guests.
+Lost keys/ locked out of unit: One copy of the unit keys will be provided to guest during their stay. Guest is responsible for their key copy. If guest misplaced keys or gets locked out, guest is responsible of informing host of the unexpected issue. Host can help guest between the hours of 9AM until 6PM Monday-Friday (Weekends are limited) in the case of a lockout, anytime after that, the guest will be responsible for calling a locksmith, on the expense of guest, to open the unit. If key is lost or missing we will charge $50 to replace it.
+Host Availability: Host is available by inbox, text or phone call from 9AM-9PM Monday-Friday/ Saturday & Sundays host will only be available for emergencies (negligence from guest like leaving the keys inside the unit or misplacing keys is NOT an emergency). If guest encounters any issue during their stay at the property please be sure to send message through AirBnb inbox, this is for documentation purposes.

**Be mindful of night calling, your host needs their sleep as well.
+Please be mindful of: White towels, blankets, sheets, etc. All items provided will be under inspection after guest leaves. We ask that guests do not use white towels to remove make-up since this is very hard to remove after they are stained with make-up. If we are unable to remove these stains, the guest will be charged the amount that it will cost to replace the towel.
