Our little blue house is close to the city centre - it's 8 minutes walk from Brighton station. Whether you're visiting for the culture or beach, a party or on business, you'll be hard pushed to find a quiet room to let with a more convenient location for exploring the city. Your large single room has a bed with a new mattress, chest of drawers, desk, wifi and kettle. It's next door to the bathroom and you can use the kitchen and patio. Parking is free at weekends and breakfast is included.
Our guest bedroom is light and quiet and because the bed has sofa-style wooden back and arms with a proper (brand new!) mattress, you can use it as place to relax during the day too. There is a kettle so you can make tea and coffee in your room, a good wi-fi connection, a large desk and a chest of drawers for you to use, plus a hairdryer. But what makes the place unique - along with the very convenient location - is the charm of our whole house. It was built in 1830 and has lovely features - pretty windows and wallpaper and lots of flowers both inside and out, offset by all mod cons in terms of cooking facilities and multimedia equipment. The country-cottage style kitchen has a large table for dining, and there's also a table out in the south-facing patio.
Guests can use the bathroom (which has a shower and a bath), kitchen and patio. If we are not at home, you may also use the living room but please check our movements if you wish to do so.
Interaction with guests
I work from home so should be around to answer any questions about the house and surrounding areas should you be a guest here, and having lived in Brighton for 14 years know my way about the city. I can suggest places to eat and sights to see, but more than that: I know where to get your nails done, your hair cut, which bookshops to visit, who does the best takeaway coffee - and a whole heap more besides. And whilst our home is not enormous, visitors seem to like it - Tom and I love living here. Any other questions, please ask.
Our home is in Seven Dials, which is a residential area popular with commuters and families because it is only seven-minute's walk from Brighton mainline station and the city centre. The little terrace where we live is very quiet as its tucked away like a secret street - on our side there are houses, on the other trees, but we are less than 100 metres from a quirky array of local shops and cafes - a newsagent, chemist, supermarket, flower shop and several pubs and restaurants are all about one minute away. We are also only half a mile from the beach and sea.
The location is great - it's why we bought the house! The street is quiet but it's still central - the perfect combination. All the amenities of Brighton centre are in easy walking distance including the mainline station, but if you wish to catch a bus to go further afield, there are stops very close to the house.
Other things to note
Breakfast is included in the price of the room. We ask guests to help themselves to cereal and/or toast/croissants, which will be out for you in the kitchen.
If you're driving please do make sure you have directions from us - SAT NAV tends to take you down the A23 and into Brighton and the house is much better approached from the A27 via Hove. It's quicker and less confusing.
Apologies in advance if Thor, our fluffy grey cat, asks to come in your room by scratching on the door – he does this occasionally as he’s used to my stepson sleeping in there and he's officially Sebastian's cat!
- If you are driving, on Saturday and Sunday there is access to free parking next door to the house - unusual for central Brighton! Let us know if you wish to use the space and we will give details prior to your arrival.
- Guests are free to use the bathroom, kitchen and the patio (which is south facing and pretty). You may also use the living room if we are not at home in the evening.
- We have two cats, so the room would not be suitable for anyone with a pet allergy.

This is me (Sarah) with my husband (Tom). I am an author and Tom is a chef. Tom has a son (thus I have a stepson), Sebastian, 18. We have been using Air B&B for two years as guests - we went all round New Zealand staying in Air B&B places - and are regular home swappers too.
