A lovely private villa on the marina side of the Peninsula. Not overlooked. 4 bedrooms, pool, usual facilities. Steps to the sea.
We rented Sundown Villa in 2011, returning to it in 2012 having loved it so much. In 2010, our first visit to Kas, we rented another nearby villa, and whilst there, made a list of the better ones (better locations, etc). We love the breeze at Sundown and being the end of a cul-de-sac: we are not overlooked, and so have privacy. We prefer being on the marina side of the Peninsula so we get glorious sundowns.
In 2012, the gardener happened to mention that the owner might be interested in selling. We contacted him, agreed a fair deal, and became owners! Since then, we have rented the villa out on UK sites and Tripadvisor, and in 2016 have extended our listing to Airbnb.
We love the layout of the villa: the kitchen looks out to the verandah and sea beyond; there are plenty of sunbeds, plus several areas of shade, to suit all times of day and moods.
One particular feature is that the villa has level access: many villas on the Peninsula are on sometimes steep slopes which can be a challenge when parking! We know from experience. Here, the road to the villa is on the flat, and there are just two steps down to the villa. [we have had guests with limited mobility -one bedroom being on the ground floor also helps in this regard].

Interaction with guests
We employ a local manager, Cuneyt, and a gardener, Mehmet. Cuneyt will visit typically the morning after arrival (for a night arrival). Mehmet is around each morning and occasionally during the days. Guests can arrange for fresh bread to be delivered (for a charge) by Mehmet each morning.
Cuneyt speaks excellent English: having worked in London, and being married to Christine, from Wales. He should be your first port of call for any maintenance or other problems.
Other things to note
are we real, honest and trustworthy?
Since first renting Sundown Villa out, we have sent an email to our renters so they can gauge 'who we are' and 'can we be trusted'. Since 2013, I have retired from my 30 year career at a major accountancy firm, so have had to revise the note. The present email I send is pasted below.
This is a standard email, aimed to give renters 'comfort' about who they are dealing with.
Since one common doubt is 'is the villa 'real'/'are the people trustworthy'- we had such doubts the first time we rented, our names are Allan Beardsworth and Jane Beardsworth, from Stockport, England. We are the parents of three growing children, Tom, Alice and Sophie.
If you do an Internet search on me, you will find a fair bit on me, through my hobby (chess, I have been the non playing captain of England's men's team and am passionate about the game) and work, a recently retired partner at Deloitte [ I retired on 31 December 2014]. By all means call any Deloitte UK office (e.g. In your home country and ask for contact details of our Manchester office and ask to speak to Audrey Gresty, my former PA, or one or the other Manchester tax secretaries, if you wish to verify who I am. Since retiring from Deloitte, I have become a trustee of my daughters' school, Withington Girls' School, and of the Manchester hospices, St Ann's Hospice.

My Jane is a primary school teacher and is far too sensible to like chess (indeed, and alas, she doesn't even know the moves). If you search Tom, our eldest, who left university in July 2014, you will see he is a journalist at Bloomberg. So hopefully you can get an impression of who we are.
The above might be overkill, but we had such worries when we rented through the Internet.
Our philosophy is 'treat people like we would like to be treated ourselves'. We rent out not to maximise income, but to give us income to help with the cost of owning our holiday that we love. So we hope nice people have a lovely holiday at our home, and want to come back again, and/or will be happy to recommend Sundown to others.
We love the villa, and hope our guests will to: enjoying themselves, having a nice relaxing holiday in a beautiful setting, respecting the villa.
We have had consistent excellent feedback over the years, and intend to keep it that way. When maintenace and other issues arise, as they do (including when we stay) Cuneyt and/or Mehmet have been consistently good at getting matters sorted in a good time frame.
Sundown Villa is owned by Allan and Jane Beardsworth. We live in Stockport, near Manchester, England. We have been married for almost 25 years (2017 is our silver anniversary) and have three children, now all young adults.
Jane is a primary school teacher. Allan retired in 2014 from Deloitte, where he was a senior tax partner. Allan now practises tax for a small number of clients and is also a trustee (voluntary roles) for a number of charities, his largest time commitment being St Ann's Hospice.
We bought Sundown Villa having stayed at it twice, and loved it, and having heard the owner might be amenable to selling it.
