Welcome to your peaceful retreat in Brighton! Nestled in a quiet residential area 20 minutes walk from the vibrant North Laine, this self contained room with en suite & private entrance offers the best of both worlds: calm surroundings and easy access to the city’s buzz.
The room opens directly onto a lovely private garden, perfect for enjoying your morning coffee or winding down after a day out. Inside, you’ll find art on the walls, a kettle with tea & coffee, and a cozy atmosphere to relax in.
The space
A high ceiling beautiful flat in a Georgian house. Situated right opposite the beautiful Preston Park which has 2 cafés, a velodrome and the historic Preston Manor.
The property is 20 min walk to the vibrant London Road area with numerous cafes, a market and charity shops. This connects onto the famous North Laine and rest of the city. There is a bus stop 3 min away should you prefer a bus to walking. The bus takes you directly into town or the beach.
Guest access
Your room has a private entrance accessed from the side gate into the garden. This is our family home but you have exclusive access to the bedroom, en suite bathroom and garden during your stay.
Guests have no access to the rest of the house. There is a kettle and very small fridge in the room but no kitchen.
We have good relationships with all our lovely neighbours so unfortunately this is not the place to stay if you wish to party! We ask guests to keep noise to a minimum between 10pm-8am.
During your stay
We often stay away when Airbnb guests are visiting so you can enjoy the peaceful uninterrupted stay, however, you will occasionally hear us moving in the rest of the flat. It is best to message us on the Airbnb app if you have any questions

This is our family home so we hope you'll feel the warmth and comfort of a lived in space. If there is anything we can provide to help you enjoy your stay don't hesitate to ask. All personal items are locked away to help you feel like the space is yours during your stay.
