Hutton Roof is 3 miles from the picturesque town of Kirkby Lonsdale. A former anglo Roman settlement it sits right between the Lake District and the Dales National Parks. The location is rural and fell walking begins right from the front door. It is a great location for cyclists too having quiet roads and on a popular cycle route. Kirkby Lonsdale is 5 minutes drive and is also popular for its restaurant pubs which provide quality dining for reasonable prices. Book extra rooms in next listings.

The space

The Farm house has 3 Rooms available The rooms have ample space with Tv, kettle, tea, milk ,coffee, cereal ,bread butter ,preserve and toaster. The bathroom / shower is next door towels are provided in the room as well as bed linen , heater and hanging rail. The view from the window is across the garden up to the craggs.

Guest access

When you arrive the door will be open for you and leads through to the dining room to the kitchen and stairs up to the left take you up to the first floor accommodation Room 2 is on the left with the bathroom on the right. Parking after un loading is in the layby across the road.

Other things to note

There is a very friendly dog a Border Collie called Ted and an outside cat called Tybalt.
Small to medium sized friendly pets are welcome If you have a dog with you please bring a dog bed and feeding splash mat for your room.

Fantastic host! We were three people so Elliot gave up his own room to fit is in for the night. He couldn't have done more to make things easy for us. This is clearly his home rather than a 'hotel style' airbnb but it was warm and welcoming and comfortable

For everyone who loves countryside, animals and rural areas, this is the place for you. If you want to taste living in a farmhouse it's the place to be. Owner is friendly, and his dog too.

Quick to respond to booking, very helpfull in providing directions and a warm welcome. A pity that we were pushed for time and could not explore more of the area. A stay perfect for our needs at a reasonable cost. Would stay again.

Was messaged directions before arrival and asked when we planned to check in. Arrived to a huge and almost empty house after being messaged by Elliot how to gain access. Once inside we found our room which was a very good size and had more facilities than expected. Bed was comfy, TV was large and there were tea and coffee facilities, a toaster and a microwave - also a few breakfast items. Bonus. The area is very quiet and the sturdy doors were good sound insulators so we rested well. Elliot greeted us when we returned in the evening and was there to see us off when we left. No issues at all staying in this lovely family farmhouse.

Elliot is an excellent host - kind and welcoming. He also checked in to make sure our stay was comfortable and gave us recommendations for the area. The room was clean and comfortable. Elliot left out breakfast items and waters, which were perfect. Two very friendly pets live there as well, which we enjoyed. It's about a 30-75 minute drive to most areas of the Lake District. Easy to get to and navigate around; several nice pubs within 10-15 minutes by car. We recommend The Plough!

Articulate, friendly and accommodating my own interests are in the arts and outdoors. I work in property and make films, I also Sail on Ulswater in the Lake District. For guests we have a wealth of knowledge of the area particularly if you want to go " off the beaten track " .
If you need anything just ask. Your privacy and comfort are important we hope you enjoy your stay here.

"When are we going back at Elliot's?"
This is what my son and daughter said on our way back to Rome. We stayed only one night and it was an experience, As you enter the house, especially if you arrive in the evening, you are under the impression of entering the place of a magician. For a moment you think you are in the middle of a scene of a fairy tale. We had one big bedroom, with windows in the roof so that you fall asleep watching the stars and the Milky Way if you are lucky with the weather. My son and daughter had an another bedroom.
Elliot is a very kind and helpful host and very precise with directions to arrive at and leaving his place and provides all information you may need.
The countryside around the farmhouse is beautiful.
We had a very good time.
