THE APPLE BARN, CHARINGWORTH
Located next door, THE APPLE BARN, CHARINGWORTH, sleeps up to 20 guests and has its own entrance and garden. Combined with CHARINGWORTH HOUSE , the 2 properties can accommodate up to a maximum of 50 guests.
When both houses are booked together, guests also have access to THE GRANARY BARN, which boasts a large multi-use space on the ground flor and a huge full sized snooker table, football table and poker table (cards and chips included). on the first floor .

The properties have separate grounds, entrances and facilities, but are located next door to each other with a pedestrian gate linking the 2.
20 guests are included in the base price for both properties combined. Up to 30 additional guests (50 in total) can be accommodated with extra beds set up in each bedroom

WEEKEND PRICES
At weekends we require a 2 night booking (Friday and Saturday). On bank holiday weekends there is a 3 night minimum.
The price is fixed for up to 12 guests (no charge for infants 2 and under)
For more than 12 guests up to 16 guests, there is an additional £100 per person per night.
For more than 16 guests, we can set up a per person price which reduces as the group size increases. So, the larger the group, the lower the per person price.
WEEKNIGHT PRICES

PRICING CALCULATIONS
Airbnb only shows pricing for up to 16 guests. For groups larger than 16, we’ll provide a custom quote, whereby the per-person rate reduces beyond 16 guests.
We are happy to discuss alternative pricing schemes – including flexible prices, which will reduce if you guests numbers decline after booking (no decrease in price for less than 12 guests).
Or you can book for 12 guests and add on guests at £100pp/night (£80pp for weeknight bookings).

ACCOMMODATION OVERVIEW
CHARINGWORTH HOUSE has 6 spacious ensuite bedrooms, all with countryside views. Most rooms can accommodate extra beds, which must be requested in advance. Beds are high-quality, rigid-frame - not fold-ups - with luxury white cotton linen provided.
Maximum sleeping capacity (with extra beds set up in every bedroom): Up to 30 guests in one house (and up to 50 across both properties)

A sofa bed is available in the sitting room, and travel cots, highchairs, and stair gates are also available on request.
PETS
Well-behaved pets are welcome, but must remain on the ground floor, be supervised at all times, and follow our HOUSE PET RULES. . Please note the garden is not enclosed.

All bedrooms have countryside views. The ground floor is designed to be open plan with each living space flowing naturally into the next.

• VERANDA:
4m x 25m covered gazebo style veranda with decked floor and highly efficient heaters along both sides, making this an all year round option. We will set up tables to suit group size. Can seat up to 90.
When not set up with extra tables, the veranda accommodates table tennis, darts and a basketball arcade game as well as sofas and chairs.
French doors open from every ground floor room to the veranda and garden, which includes outdoor seating, parasols, lighting, BBQs, and lawn games.
SEASONAL HIGHLIGHTS
The house is perfect all year round — cool in summer, cosy with fires in winter. During December, the house is decorated for Christmas, with trees, candles and festive décor throughout. In the summer, there is plenty of outside seating, parasols and sun beds.

RESPECT FOR THE PROPERTY
We expect all guests to enjoy the facilities and treat the property with the same respect they would their own home.
HOUSEKEEPING
Please leave the house in good order upon departure. Extra cleaning charges will apply if the house is not left in a reasonable condition.
THE MOST IMPORTANT RULES TO NOTE
ANTI-SOCIAL BEHAVIOUR
Noise levels must be kept reasonable at all times to maintain good relations with our neighbours. We expect our guests to be courteous and considerate at all times.
MUSIC RESTRICITONS
• No noise or loud music is permitted after 11 PM in the garden or anywhere outside the house or if it is audible outside.
• Speakers should be kept inside the house at all times, with doors and windows to the front of the property kept closed when music is playing.
• After 11pm, please turn the music down and be mindful of our neighbours.
• Quietly exit the hot tub at 11 PM
• Not permitted:
• PA systems
• Amps
• Large box speakers
• Karaoke
• DJs or DJ decks
• Please only use small Bluetooth speakers.
NO GLITTER OR CONFETTI
- Please refrain from using glitter, confetti, or balloons containing confetti, as they are extremely difficult to clean up and will incur additional cleaning charges.
HOT TUB RULES (IF HIRED)
• Towels: Please bring swimming towels.
• Hot Tub Hours: Strictly no use of the hot tub after 11 PM.
• Glassware and Bottles: Not allowed near the hot tub .
• Hot Tub Cover: Do not sit or stand on the hot tub cover. Open and close the cover carefully.
• Usage Time: Please do not stay in the hot tub for longer than 30 minutes at a time.
• Do not use Hot Tub if pregnant
• Children using hot tub must be supervised at all times.
• Occupancy Limit: A maximum of 6 people in the hot tub at any one time.
• Hygiene: We advise showering in swimsuits before using the hot tub to help keep the water clean for the duration of your stay.
• Water Levels: If the water falls below the level of the jets, switch off the hot tub, refill it to the correct level, and then turn it back on so that it continues heating.

RECYCLING
Please recycle your rubbish before departure:
• Recycling bins are provided.
• Rinse plastics before placing them in the recycling bin.
• Use biodegradable food waste bags and place them in the designated food bin.
• Do not mix all rubbish in one bag or place food waste in general bins.
NON-RESIDENTIAL GUESTS
Kindly inform Stephanie if you plan to invite non-residential guests to the property. An additional charge may apply.
ENERGY CONSERVATION
Please switch off lights, heating, air conditioning, and any electrical appliances when you leave the house. We are an eco-friendly holiday home.
HEATING
For the sake of the planet, when the heating is on, please keep windows and doors closed. If you’re too warm, turn down the heating rather than opening windows.
THE RUG
Be very careful with food or drinks in the sitting room—the rug is Persian, and you will be charged if it requires professional cleaning or replacement.
SEPTIC TANK
Please be kind to our septic tank and avoid flushing wet wipes, sanitary items, or anything other than toilet paper. Sanitary bags and bins are provided in all bathrooms.
PARKING
There is space to park up to 10 cars at Charingworth House.
• Do not park on adjoining roads.
• Do not bring more vehicles than will fit in the designated parking areas.
• Include vendors’ cars in your vehicle count
• Please inform any guests or visitors to the property about the parking restrictions.
OWNER'S PARKING
Please do not block in the owner’s cars when parking.
Barbecue
Please ensure the barbecue is cleaned after use.
Smoking
Guests may smoke in the garden. Ashtrays are provided—please use them and do not stub out cigarettes on the ground. Smoking is not permitted inside the house.
BREAKAGES
If any glass is broken, please clean it up immediately and thoroughly, both indoors and outdoors, and inform Stephanie before departure.
NEIGHBOUR PRIVACY
Please respect the privacy of guests staying at our neighbouring property and do not attempt to access their house or grounds.
CROQUET SET
If you use the croquet set, please ensure that all balls and mallets are returned to the storage box. These are expensive to replace and will be charged for if missing.
PET GUIDELANDS
• Ground Floor Only: Pets must be kept on the ground floor of the house.
• No Pets on Furniture: Please do not allow pets on the furniture under any circumstances. Throws are for human use only. You will be charged for additional cleaning if pet hair is found.
• Clean-Up: Please clean up any pet waste in the house or garden before you leave.
• Scratching: Please prevent pets from scratching doors, floors, or furnishings.
• Lawn: Do not allow pets to urinate on the lawn.
• Supervision: Pets must be supervised at all times and never left unattended at the property.
• Stair Gate: A stair gate is provided—please use it to help contain pets on the ground floor.
• Garden: Please note the garden is not enclosed.
Guest access
Guests have full access to 'Charingworth House' and outside areas. The property is completely self-contained and private.
Check in is at 4pm and check out at 10am. However the check out time is flexible if we don't have other guests checking in the same day.

We can help to provide catering and cleaning services if required. Also help with any activities you have in mind (see list in description) Please ask for details.
No problem with supermarket deliveries. Please contact Stephanie for delivery information
Broadband – host is CharingworthHouse. The password is charingworthhouse. Superfast Internet is now available. There is also 5G.
Keys – You have one sets of keys. The same key opens all the doors in the house. For your own security, please lock all doors on departing the house. When you leave please put leave the keys inside the house. You don't need to lock up when you leave, Could you please let me know when you are planning to depart, so I can let my cleaners know.
Automatic gates - you will have 2 fobs for these and there is a phone app. Please DO NOT squeeze through the gates are this damages the mechanism.
Heating. Underfloor heating is in all the ground floor rooms. Heating controls are on an automatic setting. There is also Underfloor heating in the bathrooms, with settings by each door. On the first and second floors, there are radiators which are controlled individually and by the thermostat located in the first floor hallway
Fires – please feel free to light a fire. There are plenty of logs outside by the garden door. Please use the fire guards and the protective rug in the sitting room The dining room fireplace is not suitable for fires.
AGA – This is on all day during most of the year, with the exception of very hot days in the summer. We will show you how to use the AGA if you are unfamiliar with one.
There are also 2 double electric ovens and 2 induction hobs. There is also a convection microwave and microwave oven
There is a large double door fridge with freezer draw under. If door is left open this will beep. Please do not overload the fridge as this will block the fan inside and your groceries may get warm or freeze.
There are 2 further Smeg fridges with freezer compartments
Please feel free to use the Nespresso machine. We supply a selection of (original) pods but you may wish to bring your own too.
There is a toaster and electric kettle
Towels, soap, shampoo, conditioner and body wash are provided in each bedroom.
Hot water – the water is on a constant setting. There is a 400 litre tank, but if lots of people shower or bath in succession, it may struggle - so it's best to stagger shower times with large groups
The main electricity switches are in the basement which is locked, However, trip switches are located in the ground floor WC and in the laundry room on the first floor and these should be all you need. If the main switch trips, please contact Stephanie.
Washing machine and Tumble dryer is located in the laundry room on the first floor.
Keys – all the doors are opened using the same key ( with the exception of the bifold doors in the kitchen). Please lock up securely if leaving the house unattended
Garden – you can go anywhere but please be aware that the garden in not enclosed at the rear of the property, so please keep an eye on pets and young children. Please do not go into the fields at the back as these do not belong to us.
Smart TV in sitting room with bluetooth sound bar.
Please use the HDMI switch on the cupboard to the left of the TV, which can be used to connect equipment. This has an adaptor on it so can be used as a male or female. The sound system cabling can easily come un-attached, so please be careful when using cables in the cupboard.
Please feel free to watch any DVDs. NB some are NTSC so will not work in the DVD player.
The super fast fibre optic Wifi is distributed by a mesh system, so please do not unplug the mesh adaptors or wifi access points.

At weekends we require a 2 night booking (Friday and Saturday). On bank holiday weekends there is a 3 night minimum.

Airbnb only shows pricing for up to 16 guests. For groups larger than 16, we’ll provide a custom quote, whereby the per-person rate reduces beyond 16 guests.
We are happy to discuss alternative pricing schemes – including flexible prices, which will reduce if you guests numbers decline after booking (no decrease in price for less than 12 guests).

ACCOMMODATION OVERVIEW
CHARINGWORTH HOUSE has 6 spacious ensuite bedrooms, all with countryside views. Most rooms can accommodate extra beds, which must be requested in advance. Beds are high-quality, rigid-frame - not fold-ups - with luxury white cotton linen provided.
Maximum sleeping capacity (with extra beds set up in every bedroom): Up to 30 guests in one house (and up to 50 across both properties)

A sofa bed is available in the sitting room, and travel cots, highchairs, and stair gates are also available on request.

4m x 25m covered gazebo style veranda with decked floor and highly efficient heaters along both sides, making this an all year round option. We will set up tables to suit group size. Can seat up to 90.
When not set up with extra tables, the veranda accommodates table tennis, darts and a basketball arcade game as well as sofas and chairs.
French doors open from every ground floor room to the veranda and garden, which includes outdoor seating, parasols, lighting, BBQs, and lawn games.
SEASONAL HIGHLIGHTS
The house is perfect all year round — cool in summer, cosy with fires in winter. During December, the house is decorated for Christmas, with trees, candles and festive décor throughout. In the summer, there is plenty of outside seating, parasols and sun beds.

RESPECT FOR THE PROPERTY
We expect all guests to enjoy the facilities and treat the property with the same respect they would their own home.
HOUSEKEEPING
Please leave the house in good order upon departure. Extra cleaning charges will apply if the house is not left in a reasonable condition.
THE MOST IMPORTANT RULES TO NOTE
ANTI-SOCIAL BEHAVIOUR
Noise levels must be kept reasonable at all times to maintain good relations with our neighbours. We expect our guests to be courteous and considerate at all times.
MUSIC RESTRICITONS
• No noise or loud music is permitted after 11 PM in the garden or anywhere outside the house or if it is audible outside.
• Speakers should be kept inside the house at all times, with doors and windows to the front of the property kept closed when music is playing.
• After 11pm, please turn the music down and be mindful of our neighbours.
• Quietly exit the hot tub at 11 PM
• Not permitted:
• PA systems
• Amps
• Large box speakers
• Karaoke
• DJs or DJ decks
• Please only use small Bluetooth speakers.
NO GLITTER OR CONFETTI
- Please refrain from using glitter, confetti, or balloons containing confetti, as they are extremely difficult to clean up and will incur additional cleaning charges.
HOT TUB RULES (IF HIRED)
• Towels: Please bring swimming towels.
• Hot Tub Hours: Strictly no use of the hot tub after 11 PM.
• Glassware and Bottles: Not allowed near the hot tub .
• Hot Tub Cover: Do not sit or stand on the hot tub cover. Open and close the cover carefully.
• Usage Time: Please do not stay in the hot tub for longer than 30 minutes at a time.
• Do not use Hot Tub if pregnant
• Children using hot tub must be supervised at all times.
• Occupancy Limit: A maximum of 6 people in the hot tub at any one time.
• Hygiene: We advise showering in swimsuits before using the hot tub to help keep the water clean for the duration of your stay.
• Water Levels: If the water falls below the level of the jets, switch off the hot tub, refill it to the correct level, and then turn it back on so that it continues heating.

Please recycle your rubbish before departure:
• Recycling bins are provided.
• Rinse plastics before placing them in the recycling bin.
• Use biodegradable food waste bags and place them in the designated food bin.
• Do not mix all rubbish in one bag or place food waste in general bins.
NON-RESIDENTIAL GUESTS
Kindly inform Stephanie if you plan to invite non-residential guests to the property. An additional charge may apply.
ENERGY CONSERVATION
Please switch off lights, heating, air conditioning, and any electrical appliances when you leave the house. We are an eco-friendly holiday home.
HEATING
For the sake of the planet, when the heating is on, please keep windows and doors closed. If you’re too warm, turn down the heating rather than opening windows.
THE RUG
Be very careful with food or drinks in the sitting room—the rug is Persian, and you will be charged if it requires professional cleaning or replacement.
SEPTIC TANK
Please be kind to our septic tank and avoid flushing wet wipes, sanitary items, or anything other than toilet paper. Sanitary bags and bins are provided in all bathrooms.
PARKING
There is space to park up to 10 cars at Charingworth House.
• Do not park on adjoining roads.
• Do not bring more vehicles than will fit in the designated parking areas.
• Include vendors’ cars in your vehicle count
• Please inform any guests or visitors to the property about the parking restrictions.
OWNER'S PARKING
Please do not block in the owner’s cars when parking.
Barbecue
Please ensure the barbecue is cleaned after use.
Smoking
Guests may smoke in the garden. Ashtrays are provided—please use them and do not stub out cigarettes on the ground. Smoking is not permitted inside the house.
BREAKAGES
If any glass is broken, please clean it up immediately and thoroughly, both indoors and outdoors, and inform Stephanie before departure.
NEIGHBOUR PRIVACY
Please respect the privacy of guests staying at our neighbouring property and do not attempt to access their house or grounds.
CROQUET SET
If you use the croquet set, please ensure that all balls and mallets are returned to the storage box. These are expensive to replace and will be charged for if missing.
PET GUIDELANDS
• Ground Floor Only: Pets must be kept on the ground floor of the house.
• No Pets on Furniture: Please do not allow pets on the furniture under any circumstances. Throws are for human use only. You will be charged for additional cleaning if pet hair is found.
• Clean-Up: Please clean up any pet waste in the house or garden before you leave.
• Scratching: Please prevent pets from scratching doors, floors, or furnishings.
• Lawn: Do not allow pets to urinate on the lawn.
• Supervision: Pets must be supervised at all times and never left unattended at the property.
• Stair Gate: A stair gate is provided—please use it to help contain pets on the ground floor.
• Garden: Please note the garden is not enclosed.
Guest access
Guests have full access to 'Charingworth House' and outside areas. The property is completely self-contained and private.
Check in is at 4pm and check out at 10am. However the check out time is flexible if we don't have other guests checking in the same day.

We can help to provide catering and cleaning services if required. Also help with any activities you have in mind (see list in description) Please ask for details.
No problem with supermarket deliveries. Please contact Stephanie for delivery information
Broadband – host is CharingworthHouse. The password is charingworthhouse. Superfast Internet is now available. There is also 5G.
Keys – You have one sets of keys. The same key opens all the doors in the house. For your own security, please lock all doors on departing the house. When you leave please put leave the keys inside the house. You don't need to lock up when you leave, Could you please let me know when you are planning to depart, so I can let my cleaners know.
Automatic gates - you will have 2 fobs for these and there is a phone app. Please DO NOT squeeze through the gates are this damages the mechanism.
Heating. Underfloor heating is in all the ground floor rooms. Heating controls are on an automatic setting. There is also Underfloor heating in the bathrooms, with settings by each door. On the first and second floors, there are radiators which are controlled individually and by the thermostat located in the first floor hallway
Fires – please feel free to light a fire. There are plenty of logs outside by the garden door. Please use the fire guards and the protective rug in the sitting room The dining room fireplace is not suitable for fires.
AGA – This is on all day during most of the year, with the exception of very hot days in the summer. We will show you how to use the AGA if you are unfamiliar with one.
There are also 2 double electric ovens and 2 induction hobs. There is also a convection microwave and microwave oven
There is a large double door fridge with freezer draw under. If door is left open this will beep. Please do not overload the fridge as this will block the fan inside and your groceries may get warm or freeze.
There are 2 further Smeg fridges with freezer compartments
Please feel free to use the Nespresso machine. We supply a selection of (original) pods but you may wish to bring your own too.
There is a toaster and electric kettle
Towels, soap, shampoo, conditioner and body wash are provided in each bedroom.
Hot water – the water is on a constant setting. There is a 400 litre tank, but if lots of people shower or bath in succession, it may struggle - so it's best to stagger shower times with large groups
The main electricity switches are in the basement which is locked, However, trip switches are located in the ground floor WC and in the laundry room on the first floor and these should be all you need. If the main switch trips, please contact Stephanie.
Washing machine and Tumble dryer is located in the laundry room on the first floor.
Keys – all the doors are opened using the same key ( with the exception of the bifold doors in the kitchen). Please lock up securely if leaving the house unattended
Garden – you can go anywhere but please be aware that the garden in not enclosed at the rear of the property, so please keep an eye on pets and young children. Please do not go into the fields at the back as these do not belong to us.
Smart TV in sitting room with bluetooth sound bar.
Please use the HDMI switch on the cupboard to the left of the TV, which can be used to connect equipment. This has an adaptor on it so can be used as a male or female. The sound system cabling can easily come un-attached, so please be careful when using cables in the cupboard.
Please feel free to watch any DVDs. NB some are NTSC so will not work in the DVD player.
The super fast fibre optic Wifi is distributed by a mesh system, so please do not unplug the mesh adaptors or wifi access points.

Charingworth is a quiet hamlet on the edge of Ebrington. There are fantastic walks nearby, a great local pub and lots to do nearby. The house is in the Cotswolds but also very close tonStratford upon Avon, Oxford and Warwick.
The house is located in the middle of the Cotswold countryside. This is a rural location and the nearest village of Ebrington has a farm shop and a village pub.
We always knew that our local pub, The Ebrington Arms, was special. Apparently The Times agrees. In 2017 it received the accolade of Best Village Inn and also listed it as one of the in the best summer pubs in the UK. In 2018 The Times again recognised it, by including it in their list of best 50 UK pubs. The pub is a short walk away in Ebrington. It's open all day and serves lunch and dinner (booking recommended) as well as snacks at other times. It also offers a very superior take-away fish and chips service.
We are very lucky because we have several really good pubs nearby. The Churchill Arms in Paxford also has to get a special mention for excellent food and service. The chef/owner Nick Deverill-Smith, who used to be head chef at The Dean Street Townhouse (part of the Soho House Group) has appeared on Saturday Kitchen Live alongside Michel Roux. He and his excellent staff run a fantastic establishment.
A new farm shop and cafe has recently opened in the nearby village. This is about 20 minutes walk from the house and close to the village pub. Vegetable Matters offers 'fresh local produce and a warm welcome'.
There are general stores in Chipping Campden and Shipston-on-Stour which are both within 4 miles of the property. There is a Waitrose in Stratford-upon-Avon which is about 15 minutes drive away. Ideally you will need a car, although, if guests prefer not to drive. they can arrange supermarket deliveries from Waitrose, Sainsburys and Tesco.
The house is surrounded by beautiful rural Cotswold countryside with many public footpaths, including The Cotswold Way. There are numerous Cotswold stone villages and towns nearby, including Chipping Campden, Broadway, Upper and Lower Slaughter and Stow-on-the-Wold. It is also close to Stratford-upon-Avon and an ideal location for visiting both the theatre and this historic town. Oxford and Blenheim Palace, in Woodstock, are also only a short drive away.
