We make sure everything is fresh and clean for your stay. Our multiphase cleaning starts with cleaning products, follow by steam cleaning bathrooms, bed mattresses, kitchen, carpet/floors after each guest stay.
We truly take pride in our home and the hospitality we offer to our guests. We believe travelling should be about the experience, which starts when you open our doors.
- Minimum stay 4 days. Due to the deep cleaning/steaming applied after each guest, it is more effective to repeat this process after longer stays.

Vacation Rental Terms and Conditions.
By making my reservation, viewing and reading this contract, I agree to abide by the conditions set forth in this rental agreement and all policies set forth by the Host/Owner(s) of the vacation rental property.
"THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR ONLINE CONFIRMATION BOOKING/RESERVATION, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER READING OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL."
1. RESERVATIONS AND PAYMENTS
The beach house it's rented from any open day available in the AirBNB/(SENSITIVE CONTENTS HIDDEN) online reservation Calendar. The property has a four (4) nights minimum requirement per reservation, however, minimum requirements may vary and are indicated on the property AirBNB/(SENSITIVE CONTENTS HIDDEN) page. Before making an AirBNB/(SENSITIVE CONTENTS HIDDEN) reservation please read over the details and information of the Rental Agreement. After reading the rental agreement, Accept, you will accept all terms and conditions by booking your reservation or Decline by simply NOT reserving. Payments are all made online via 3rd party systems such as AirBnb/(SENSITIVE CONTENTS HIDDEN). Online Unconfirmed reservations may be canceled after 12 hours.
If you must cancel a reservation, notify Host/Owner as soon as possible. Guests that cancel up to 5 days before the Check-in day get a full refund by the Host/Owner for the stay cost, this does not include any service fee charge by third party service such as AirBnB/(SENSITIVE CONTENTS HIDDEN).
3. CANCELLATION DUE TO THREAT OF NATURAL DISASTER
Host/Owner reserves the right to cancel guest reservation due to threat of the natural disasters such as Hurricane. Guests will receive full refund by the Hosting/Owner for the stay, this does not include any service fee charge by third party service such as AirBnB/(SENSITIVE CONTENTS HIDDEN).
Host/Owner reserves the right to cancel a reservation after guest check-in due to threat of the natural disasters such as Hurricane. Guests will receive partial refund by the Host/Owner for the remainder of unoccupied stay, this does not include cleaning fee or service fee charge by third party service such as AirBnB/(SENSITIVE CONTENTS HIDDEN).
We maintain a family atmosphere to assure maximum enjoyment for all of our guests. We have a maximum occupancy of six (6) guests per reservation. Additional guests are only permitted by Host/Owner approval via AIRBNB/(SENSITIVE CONTENTS HIDDEN) Message board, in addition a fee of $25 U.S dollars per night will be collected for additional guests. Any use of the premises for purposes other than vacation must be addressed at the time of reservation. The property does not facilitate large group event.
To permit us time to clean and inspect the rental units, we must adhere to a 12:00PM check-in time on the day your rental begins. Occasionally there is opportunity for an early check-in, this will be inform to you by the hosting party via online AIRBNB/(SENSITIVE CONTENTS HIDDEN) Message board. Please inquire and get approval by hosting party prior to early arrival.
-Keyless door access to two (2)doors, front and side doors of the vacation rental property. Your keyless access code will be send to you via AIRBNB/(SENSITIVE CONTENTS HIDDEN) message board after your booking/reservation confirmation.
-Remote door Access: if your notify the hosting party of your arrival time via AIRBNB/(SENSITIVE CONTENTS HIDDEN) message board, the property doors can be open remotely for the guest to remedy any immediate property access issues.
-Backup Lockbox Physical key: a lockbox with a physical key to access to the property back door it's in place as check-in backup solution.
Check-out time is 12 pm. Occasionally there is opportunity for late check-out, this will be inform to you by the hosting party via AIRBNB/(SENSITIVE CONTENTS HIDDEN) online message board. Your keyless access code will be deactivated 15 minutes after the stated check-out time.
Upon departure, guests are required to take the following steps:
-Dispose of leftover food. Sealed items are okay to leave if you wish.
-Empty kitchen and bathrooms trash bins.
-Put dirty dishes in dishwasher and run the dishwasher.
-Rug spots/spills, let us take care of such.
-Please report to Host/Landlord any broken glass. We want to triple clean so kids don't get hurt.
-Dispose any bedding with body fluids such kids accidents, etc. Report to Host/Landlord what items get dispose so we can replace it.
-Body fluids spill on hard surfaces need to be clean by guest with Clorox Wipes located in bathrooms or laundry room.
-Strip all bedding, and all towels used and unused, place in laundry floor.***PLEASE DON'T ATTEMPT TO WASH THESE ITEMS**
-Livingroom: Return all toys to toy-box.
-Trash: Put trash bin out for Tuesday pick-up. Place bin at the end of the driveway where it meets the road.
Secure all windows and doors
All damage must be reported at the time in which it occurs or at the latest at the time of check out. If you do not report damages during your stay and the Host/Owner discovers damages during the property inspection, damages outside the “ordinary wear and tear”, your short-rental security deposit will be subject to withhold or deduction based on the cost of the damage.
9. LOST & FOUND
Host will not be responsible for any personal items left in the property. If items are found, host will attempt to make contact with guest to arrange a delivery method at the expense of the guest. It is guest's responsibility to pay for the delivery of lost items. Any items not claim or mail at guest expense after 90 days will be donated to charity or discarded.
Host/Owner provides an allergy free property and pets are not allowed and strictly prohibit. If a guest violates the Pet policy, your short-rental security deposit will be immediately withhold for deep cleaning of the property. Violations will also result in immediate eviction and forfeiture of rent and security deposit.
Smoking is not permitted in the property. If a guest violates the smoking policy, your short-rental security deposit will be immediately withhold for deep cleaning of the property. Violations will also result in immediate eviction and forfeiture of rent and security deposit.
All grilling equipment should be move 6 feet away of the property structure before and during grilling. Please note: grill lighter fluid and grill charcoal, are not mandatory items provided by Host/Owner. On occasion the Host/Owner has this items available for guests.
13. EQUIPMENT AND SERVICES
The property is equipped with electric range, refrigerator, furniture, cooking utensils, dishes, flatware, glassware, color TV, air conditioning, pillows, and bedspreads. Telephone line is not provided with the property. Linens are included with all reservations. Paper products, other toiletries and disposable items are provided. The hosting party makes every effort to keep all appliances in good working order but sometimes failures are inevitable. No appliances are guaranteed. There are no refunds for equipment failures; however, we will make every effort to repair any and all failures as quickly as possible.
Guest will be notify of schedule repair/maintenance access visits. Repair/Maintenance access of the property will be granted to local repair/service contractors even if the guest is not present. We cannot guarantee against breakdown on air conditioners or other appliances. Host/Owner will not provide relocations, rental rate pro-ration or refund in the event of problems beyond our control. We will make every effort to have repairs done quickly & efficiently.
During the summer service calls can take 24 to 72 hours before they get address by local contractors.
15. BEACH & POOL TOWELS
Please bring your own beach and/or pool towels as we do not permit bath towels or linens to be taken from the unit.
16. NEARBY CONSTRUCTION
There may be construction ongoing at properties adjacent to or close by the property being rented by guest. The rules regarding acceptable noise levels, start and finishing times, and other restrictions relating to any such construction are governed by local ordinances and/or community specific rules and regulations beyond the control of the Host/Owner. Notwithstanding this, the Host/Owner will use its best efforts to ensure that the appropriate parties are notified and appropriate remedial action taken in the event that it receives notice that the construction at issue may be in violation of any such regulations or ordinances.
Sometimes bikes are provided in the property at additional cost. Release of Liability, Waiver of Claims, Express Assumption of Risk and Indemnity Agreement:
In consideration for receiving access and/or permission to use any bikes (“Activity”) at your rental Property or otherwise made available to you as an amenity in conjunction with your rental the Host/Owner(s) of your rental Property (“Owners”), you hereby RELEASE, WAIVE, DISCHARGE, AND COVENANT NOT TO SUE, AND AGREE TO INDEMNIFY AND HOLD HARMLESS for any and all purposes Host/Owners, and their respective officers, servants, agents, volunteers, or employees (herein collectively referred to as RELEASEES) FROM ANY AND ALL LIABILITIES, RESPONSIBILITIES, CLAIMS, DEMANDS, CAUSES OF ACTION OR INJURY, INCLUDING DEATH, that may be sustained by you or your guests or invitees while participating in such ACTIVITY, whether caused by RELEASEES’ active or passive negligence.
18. SWIMMING POOL
Swimming located at property. Release of Liability, Waiver of Claims, Express Assumption of Risk and Indemnity Agreement:
In consideration for receiving access and/or permission to use any swimming pool (“Activity”) at your rental Property or otherwise made available to you as an amenity in conjunction with your rental by the Host/Owner(s) of your rental Property (“Owners”), you hereby RELEASE, WAIVE, DISCHARGE, AND COVENANT NOT TO SUE, AND AGREE TO INDEMNIFY AND HOLD HARMLESS for any and all purposes Owners, and their respective officers, servants, agents, volunteers, or employees (herein collectively referred to as RELEASEES) FROM ANY AND ALL LIABILITIES, RESPONSIBILITIES, CLAIMS, DEMANDS, CAUSES OF ACTION OR INJURY, INCLUDING DEATH, that may be sustained by you or your guests or invitees while participating in such ACTIVITY, whether caused by RELEASEES’ active or passive negligence.
You agree that you are fully aware that there are inherent risks involved with ACTIVITY, including but not limited to possible physical injury (including, but not limited to broken bones, strains, sprains, bruises, concussions, heart attack, heat exhaustion) and loss of life and you choose to voluntarily participate in said ACTIVITY with full knowledge that said ACTIVITY may be hazardous to you, your guests, your invitees, and your property (“You”). YOU VOLUNTARILY ASSUME FULL RESPONSIBILITY FOR ANY RISKS OF LOSS, PROPERTY DAMAGE OR PERSONAL OR EMOTIONAL INJURY, INCLUDING DEATH, that may be sustained by You as a result of participating in said ACTIVITY, whether supervised or unsupervised. You further agree to indemnify and hold harmless the RELEASEES for any loss, liability, judgment, settlement, damage or costs, including court costs and attorney’s fees for both the trial and appellate levels that may occur as a result of or in any way related to Your participation in said ACTIVITY, whether caused by RELEASEES’ active or passive negligence or otherwise.
You agree to be responsible for the day to day general safety conditions of any swimming pool at your rental Property. This includes, but is not limited to, keeping the swimming pool, clean of debris, keeping the swimming areas clean, neat and organized, keeping all gates and doors locked and the swimming pool, area secured at all times, and operating the swimming pool, spa and/or hot tub in a safe, responsible manner.
You understand that RELEASEES may not maintain any insurance policy covering any circumstance arising from your participation in this ACTIVITY or any event related to that participation. As such, you are aware that you should review Your personal insurance coverage.
You hereby certify that you are at least 18 years of age and you are legally competent to enter into this Agreement, including the Release, Waiver, Assumption and Indemnity provisions contained herein. You agree that it is your express intent that this release shall bind the members of your family and spouse, if you are alive, and your heirs, assigns and personal representatives, if you are deceased, and shall be governed by the laws of the State of NORTH CAROLINA.

We love outdoor activities, such as riding our bikes, walking on the beach, playing with our daughter at parks, BBQ/Picnic, playing ball (soccer, football, basketball).
Our family loves to travel, some of our favorite places to visit are Quebec Canada, Mazatlan Mexico, and Wilmington North Carolina. We loved our experience in Europe, having visited France, Spain, Portugal, and Central America, Panama.
We love cooking, which is why when we travel we stay at at places with a kitchen. We love the food experience, and aim to try new restaurants or recipes several times a month.
We try to enjoy life as much as we can as a family, life is to short to do anything else!
