Our house is located at the NW corner of the Bywater, one block from the Marigny and five from the Mississippi. We live in the back of the house. The front two rooms and bathroom of this recently renovated 1850's classic New Orleans shotgun make up the private apartment.

The space

Our house is located at the NW corner of the Bywater, one block from the Marigny and five from the Mississippi. We live in the back of the house. The front two rooms and bathroom of this recently renovated 1850's classic New Orleans shotgun make up the private apartment.

There is a mini fridge, microwave and coffee maker, in lieu of a kitchen. French doors open to a gated courtyard where you are welcome to lounge and entertain. The house is on Rampart St at Press St, the border between the Bywater and Marigny, which is an industrial strip with an active, sporadic rail. This means that we are ideally situated in both neighborhoods and also that we hear our lovely train at odd hours. It's charming, but at times loud.

We're a short walk to amazing restaurants, bars, coffee shops, thrift stores, art galleries and parks. Frenchman St is about seven blocks away and the French Quarter is ten. Renting bikes is a great option for seeing the city (we can recommend a good rental place if this is of interest) or if you prefer to rent a car there is always available parking right out front. The Bywater really is a magical place from which to explore the rest of the city. Feel free to send word if you have questions. We'd love to have you!

SHORT TERM RENTAL AGREEMENT

GUEST: including Rental Party as listed in referred reservation.

CHECK IN: 3 PM, CHECK OUT: 11 AM, on dates as listed in referred reservation.

FEES and DAMAGE PROTECTION as listed in referred reservation, handled through AIRBNB.

This Short Term Rental Agreement (the “Agreement") is made by and between above referenced "Owner" and “Guest" (including Rental Party) for the time period as referenced above, after which date this agreement is terminated. Once the reservation is been made Guest agrees to this Agreement. Guest, in consideration of Owner's permitting them to occupy the above premises, hereby agree(s) to the following terms:

1. HOUSE RULES Guest agrees to abide by any and all house rules, whether promulgated before or after the execution hereof, including but not limited to rules with respect to noise, odors and use of common areas.

1.1. This is a NON SMOKING BUILDING (A fee of $100.00 for odor removal will be charged for no compliance)
1.2. NO PETS are allowed.
1.3. No loud music or noise after 10pm.
1.4. Kindly respect owner's personal belongings.

2. ASSIGNMENT AND SUBLETTING Guest shall not assign this agreement or sublet any portion of the premises.

3. INDEMNIFICATION Owner shall not be liable for any damage or injury to the Guest, or any other person or to
any property, occurring on the premises or any part thereof, or in common areas thereof. Guest agrees to hold Owner
harmless from any claims from damages or injuries, no matter how caused.

4. RIGHT OF ENTRY FOR PERIODIC INSPECTION The Owner or Owner's Agent may enter the premises at any time during reasonable hours and for the purpose of inspecting the premises, making necessary or agreed repairs, decorations, alterations or improvements, supplying necessary or agreed services, or exhibiting the dwelling unit to prospective or actual purchasers, mortgages, prospective tenants, workmen, contractors, or insurance inspectors.

5. WAIVER No failure of Owner to enforce any term hereof shall be deemed a waiver, nor shall any acceptance of
partial payment be deemed a waiver of Owner's right to the full amount thereof. This agreement supersedes any other agreement or lease on the premises during the term stated herein. No terms in this agreement shall be deemed waived, regardless of any
conflicting terms or rules in any governmental rent assistance programs.

6. ILLEGALITY If any part of this agreemnet is not legal or enforceable, the rest of the agreement will be unaffected.
Breach of any term of this agreement or illegal activity of Tenant(s), invitees or guests on premises constitutes a breach of this (website hidden)'S FEES In any legal action to enforce the terms hereof or relating to the premises, regardless of the
outcome, the Owner or agent shall be entitled to all costs incurred in connection with such action, (email hidden)'s fee from Guest. Guest acknowledges all attorneys' fees shall be classified and billed to tenant as “added
fee."

8. EXTENDED STAY Any extended stay, with the written consent of the Owner, shall be construed as
a day-to-day tenancy in accordance with the terms hereof. The terms and conditions of this agreement will continue to apply. Any holdover beyond terms of this agreement and without express written consent of Owner shall be a trespass. No landlord tenant relationship shall exist hereunder or after term under which landlord shall incur any liability to tenant. The nature of this occupancy during the term is no more than a temporary license to occupy the premises which shall expire at the end of the stated term and automatically be revoked at that time. Upon revocation, the premises shall immediately be returned to the owner in the same condition as when occupancy commenced. Notwithstanding the above, if occupancy is not so returned the Owner shall have the right to seek all remedies under law including a proceeding for removal and NYSRPAPL section 713. Guest/occupant shall also be liable for the value of the continues use of occupancy of the premises in the sum of $500 per day for each day they remain in occupancy beyond the stated term.

The parties agree to the terms of this Short Term Rental Agreement, as evidenced by this booking reservation.

Wonderful pad in a great location within the Bywater neighbourhood. Great hosts; they made sure we had everything we needed, while being unobstrusive. Even before we arrived! We were driving in from another city in LA and Erin gave us tips on navigating the traffic. Well appointed property with the necessities, including coffee. Also earplugs in case the train noise is too much (there are train tracks at the end of the block). Overall we had a wonderful weekend and a large part of that was due to the little oasis in Bywater!

I can't say enough about The Lily Pad. To begin with, communicating with Erin and Travis is super easy and very prompt. I messaged through the airbnb website and usually had a response within 10-30 minutes. This immediately fosters a sense of security and confidence in the hosts. Check-in/out is also an extremely well-designed process allowing for hassle-free arrival/departure. First impressions are so important and this place doesn't disappoint. Pulling up to the residence it's clear to see that Erin and Travis are experts when it comes to attention to detail and cleanliness. The lawn in the courtyard is very well-kept and very cute. The residence itself is accurately depicted in the pictures. Very fresh and colorful. Crossing the threshold, the first thing I noticed was the Moon floor mat. I knew after seeing this that my stay was going to be awesome. The living room area is full of little jewels including interesting pictures, books, a record player, and mobile docking station with speakers. Erin and Travis have literally thought of everything. There is a quaint table to sit at and enjoy a cup of coffee or glass of wine while listen to records. The mini fridge is nicely stocked. The house smells clean and welcoming. The bathroom was exceptionally clean and cozy. There are plenty of towels and toiletries of all sorts. I'm probably one of the most particular people on the planet and I felt like Erin and Travis read my mind. The bedroom is so well decorated like the rest of the house. It is cozy, inviting, and creates a sense of calm. The bed was exceptionally comfortable. There are a variety of pillows that I believe will fit anyone's desire. The air conditioner works great which is awesome during the hot and humid summer. There is a digital control which allows you to dial in the exact temperature you want. Super easy to use. Throughout the house there are multiple options for lighting, but it's also great to open up the shutters for natural light. The shutters open and close very easy. The residence is located in a quiet neighborhood with multiple options for food. Erin and Travis provide a binder which lists numerous great recommendations which I found very thoughtful. Some people have mentioned the train. I will say I enjoyed it and didn't find it a bother at all. There are earplugs available if you should need them, I didn't use them and slept like a baby. The residence also felt very secure and safe. Overall I think this is an absolutely wonderful place to stay and hope to return soon.

Loved staying here. This was the perfect place for us -- very comfortable and well decorated and a great location in the Bywater. So close to so many great food spots, and an easy walk to places further afield. The space was impeccably clean and thoughtfully appointed. Plenty of clean towels, coffee, and an exceptionally comfortable bed. We loved every second. Earplugs are a must because of nighttime trains, but the hosts provided those as well. The next time we come to NOLA, we will definitely try to stay here again!

Travis and Erin are a lovely couple with sweet cats and dogs that live next door. The home was everything we needed in between exploring the city-comfy bed, a hot shower, and a cup of coffee in the morning. The house is perfectly located between all my favorite neighborhoods. Would definitely stay here again.

Erin and Travis's place is very clean and comfortable with lovely French doors opening onto patio. It is perfect for a short stay in a fun and historic neighborhood with great food nearby. Bring earplugs as there is train noise at night.

We loved the lily pad in the Bywater. Convenient cheap lyft rides to and from the French Quarter. Walking distance to a great record shop probs that bar too but we felt safer taking a lyft back during night time hours. We did get woken up early by a train driver that was happily blaring the horn as it's located right by the train tracks but I think that's just part of the charm of New Orleans :) I wish we owned a cute home with shutters in the Bywater just like this!
