This unique and spacious penthouse apartment offers a real escape from the stresses of modern day life. Originally the prestigious Royal Hotel; guests included Joan Collins and Sir Thomas Lipton, the Belvedere provides luxurious, yet homely accommodation for up to 8 people. The stunning 'Belvedere Viewing Tower' offers magnificent panoramic views across the historical Cinque Port town, Mersea Island, Point Clear and St Osyth and beyond over the East Coast.
A space to inspire and replenish the soul, the Belvedere provides spacious accommodation on the top floors (3 levels) of a Victorian hotel which more recently has been converted into three flats. It is has gas central heating and wi fi and all windows are secondary glazed.
The accommodation is accessed via a private lift opening to the hallway OR stairs into the entrance on the lower floor.

The bathrooms, bedrooms, lounge, dining room/kitchen are along the main floor.

*please note that the two stairways leading from the main floor up to ante room and Belvedere tower are steep and narrow and, although both have handrails fitted, should be accessed with great care. They would be difficult to access by the infirm or less able. Please see photographs showing detail.
Both the Belvedere and Ante-room are not centrally heated and so both
rooms can be very hot in the summer months but chilly during the winter months. However, even on a clear sunny winters day, the Belvedere should be warm enough for most! Fleecy throws will be left in the area - the views are an experience not to be missed, whatever the time of year!
Off-road parking for 2 cars alongside the building.
Guests will have access to the entire living space in the apartment apart from a few locked cupboards where we will keep our personal belongings.
The vintage lift is for the sole use of the occupants of the penthouse and was made in a bygone age! For reasons of safety of our guests, we urge parents to ensure that children are very closely supervised if using the lift and that, under no circumstances, children under the age of 14 do not use the lift unsupervised but instead use the communal stairs and access the penthouse via the first floor entrance.
Similarly, children under the age of 14 must be supervised on the roof terrace at all times. Under no circumstances should anyone climb onto the roof terrace walls.
Please be aware that the owners can take no responsibility for irresponsible behaviour.
Interaction with guests
Although this our own family holiday home, guests will be left to enjoy the accommodation independently. We will not be staying at the property when guests are booked but we will be very close by and contactable by phone/email at all times should the need arise.
We do ask that the primary guest/s who who place/s the booking, informs us immediately should a problem arise eg faulty appliance, no hot water, damage to property.
Other things to note
The nightly rate on the listing is set as an average over the year. This nightly price will fluctuate over the year according to the usual holiday seasons and these adjustments will be reflected in the calendar. We are very happy to offer a rate for stays longer than two nights, eg midweek, weekly and we will also consider offering a fair rate for under-occupancy, depending upon the season and likely demand for bookings. Please do enquire before placing a reservation.

The Belvedere is our own family holiday home which we love to share when we are not staying there ourselves. We have lovingly laboured on the refurbishment for two years and, for this reason, we have decided to accept only bookings only from guests who meet all of Airbnb's verifications and have 100% positive reviews from other hosts.
Our wish is that guests have a very special experience when staying and so we simply ask that they respect the accommodation and leave it just as they found it on arrival.
Guests must be sympathetic that the Penthouse is part of a larger property shared with private residents and so it is really important that respect is given to our neighbours who live on the lower floors. For this reason, we ask that the volume of the TV and music is kept to an acceptable level and, under no circumstances, loud music not played after 11pm.
The uniquely quaint lift, which is for the exclusive use to occupants of the apartment, was most probably built at the turn of the 20th century and so is noisier than modern lifts! For this reason we ask that guests respect the level of noise to our neighbours when using the lift at all times.
The apartment is a most comfortable and sociable space, particularly suited to families and groups of friends - it is definitely not the place for events or parties.
Extra visitors are not permitted without our own approval.
Regrettably we are not able to welcome your pets and there is a strict no smoking policy both in the communal areas of the property and in the penthouse.
Parents of children should be aware and extremely vigilant when using the roof terrace, lift and windows. All sash windows are fitted with restricted openings for guests safety and for ventilation. In the winter months, all windows will be fitted with secondary glazing.
Supermarket deliveries must be arranged to arrive between the hours of 9am and 7pm.
