Really comfortable, detached, quiet Bed and Breakfast on the edge of Udimore village, 2½ miles (4 kms) from historic Rye, East Sussex. It has its own kitchen, bathroom, terrace and garden. Stunning views over Winchelsea, the Brede valley, Romney Marsh and the English Channel.

BEDROOM: The 19 by 11.5 feet (5.8 by 3.5 metres) bedroom has side-by-side twin beds, good quality linen and duvets, lots of cupboards and drawer space, a comfortable sofa and table and chairs. It has a freesat television, high speed wi-fi access and a clock radio.
KITCHEN & BREAKFAST ROOM: The kitchen has a sink, microwave, kettle, toaster, fridge, a one ring burner and an egg boiler, as well as an iron and ironing board. It opens via a stable door to its own terrace and garden.
We will provide you with what you need for your breakfast (e.g. tea, coffee, orange juice, sugar, cereals, milk, bread, butter, jam, marmalade, eggs), and bring you hot croissants in the morning if you'd like them. You can prepare and serve breakfast when you're ready, inside, on the terrace or in the garden if the weather is good enough. Please let us know if you have any special requests for breakfast.
BATHROOM: The well-equipped shower room has all the usual fittings including a hair dryer and heated towel rail.
ACCESS: The rooms are on the ground floor but wheel-chair access from the bedroom is restricted by a narrow door and 9 inch (23 cms) step down to the kitchen and bathroom.
PARKING: We have ample parking next to the house.
CHECK-IN AND CHECK-OUT: Check in after 3 p.m. or by arrangement. Check out by around 10.30 a.m please.
CHILDREN: We have no facilities for children but welcome babies and small children on the understanding that parents should bring their own travelling cots or something similar, and bedding.
DOGS: We welcome well-behaved dogs that keep off the furniture! We have pale carpets and furnishings and are likely to say No to more than one dog at a time!
You should be aware that there are often sheep in the fields around the house so you must keep a close eye on your dog and make sure that it’s under control all the time.
SMOKING: Please don’t smoke inside, but there’s lots space for smoking outside!
