My place is close to restaurants and dining, family-friendly activities, and the beach. You’ll love my place because of the ambiance, the outdoors space including the large heated outdoor spa, the neighbourhood. My place is good for couples, solo adventurers, business travellers, families (with kids), and big groups.Only a 5 minute stroll to the beach and 10 min stroll to the shops. NO SCHOOLIES OR YOUNGER GROUPS UNDER 25 yrs old.

House Rules

GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. All Guests must be over 25 years of age unless accompanied by Parents or Majority of other guests that are over the age of 25. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements.
• The host will not take responsibility for errors, omissions or misconceptions in descriptions on holiday accommodation. We cannot be held responsible for actions taken by the owner of the premises outside our control, i.e. owner cancellation of booking, sale of property, tariff increases and alterations to the property. Should the property be withdrawn from letting, every effort shall be made to secure alternative accommodation.
• CANCELLATION OF BOOKINGS- All bookings must be cancelled through Airbnb and a 50% cancellation fee is charged. Cancellation must be made seven (7) full days prior to listing’s local check in time. Any less than this and no refund will be given.
• NO PARTY POLICY – Please respect the apartment and surrounding apartments by not hosting parties/gatherings during your stay. If there is a breach of these terms the booking can be terminated and guests will be removed from the premises. No monies will be refunded.
• AFTER HOURS ARRIVALS - If you plan to arrive after hours, please make alternative arrangements with us well in advance for the collection of keys by sending us a message prior to your arrival date.
• KEY RETURN – All Keys are to be returned to the office, and should you be departing outside of office hours please return the keys to the key return box outside the office.
• LOST KEYS – Guests will be responsible for the cost of replacing keys if they are lost.
•LOCKED OUT - A $20.00 cash fee will be charged if we are required to unlock the apartment outside of office hours.
A $50.00 cash fee will be charged if we are required to unlock the apartment after 9pm due to misplaced keys.

• LINEN – Guests must supply their own top and bottom sheets, towels, pillowslips & tea towels. Doonas and pillows are provided.
Linen is supplied for Grand Prix booking only. Linen is not supplied for all other bookings. Please provide your own top and bottom sheets, towels, bathmats, pillow cases and tea towels. Or you can hire these for an extra charge of AU$25 per queen bed or AU$15 per single bed. This can be requested upon booking or after booking.
• NUMBER OF OCCUPANTS - must not exceed the number of beds in house/unit. Overloading will render guests liable for cancellation of the booking immediately and no refund will be given.
• PERSONAL PROPERTY - no responsibility accepted by either the Agent or Owner for customer’s personal property left on the premises. Unclaimed lost property will be disposed of.
• SECURITY – for security reasons, please close all windows and doors when leaving the property at any time and also in the event of sudden storms or changes of weather.
. Schoolies -Under instruction from our owners we are unable to accept schoolies bookings as we do not have the policies, procedures or resources to accommodate these bookings.

Noise Restrictions
The Bass Coast Council bylaws state that loud noise cannot occur outside the following hours:
Monday – Thursday 7am – 10pm Friday 7am – 11pm
Saturday & Public Holidays 9am – 11pm Sunday 9am – 10pm
All properties are located in residential areas and the agency asks that the tenants are considerate regarding noise after the legal requirement.

No Fires
It is a breach of council regulations to light fires in the open at all times.

The host reserves the right to resolve any dispute on behalf of all the involved parties.

Vacate Demand
The Tenant must vacate the premises upon demand of the host or Owner without refund upon breach of these agreements.
Infringements include incorrect information supplied to the agency upon booking the property, causing malicious damage to the property being/causing a public nuisance, excess noise, accommodating more persons than agreed, setting up makeshift structures or ignoring warnings or requests from the host.

The host or Landlord can make an inspection of the premises upon demand.

As the Guest you are responsible for any damages, breakages or loss incurred during the term of your occupancy. These are to be reported as soon as it occurs and/ or replaced and paid for.

Please assist by leaving the premises clean and tidy, with cutlery and cooking utensils washed and put away, beds made and all rubbish taken out of premises and placed in the outside bins provided. Additional cleaning fees may be charged to return the property to its condition when you arrived. Cleaners charge approx. $35 per hour. This would only be charged if premises left in an unsatisfactory condition. Any excess rubbish must also be taken from property if it does not fit in bins provided, otherwise extra charges may apply. If bins full on arrival please advise us immediately.
If, upon occupation, the property or contents failed to meet acceptable cleaning standards every endeavour will be made to rectify the problem. However, you must notify us immediately if this is the case, in order to try and rectify the situation for you. However, this shall not constitute grounds for cancellation or refund.

Cancel up to 30 days before your trip and get a 50% refund. Cancel within 30 days of your trip and the reservation is non-refundable.
