The space

This amazing lakefront property is set on two park like wooded acres and is a custom contemporary, passive solar, 3 storey cedar post and beam which sleeps 6-8. Living area is open concept with cathedral ceilings and skylights. Kitchen is spacious, fully equipped with stainless steel appliances. Top floor master bedroom/queen bed overlooks the lake, full bedroom with filtered view of lake overlooks woods, plus king bedroom in walk out basement level, full sized airbed available to set up in ground floor den and pull out sofa bed in semi basement living area increases accommodation to sleep 8 - 10. Top floor bathroom has jacuzzi tub and separate shower, ground floor bathroom with shower.

As we are energy conserving (passive solar heat) the house is cooled with a heat return system that draws out summer heat through spaces between walls, along with huge ceiling and individual fans. There is also excellent cross ventilation with cooling breezes off the lake. If you prefer central air or a/c units this may not be the house for you.

Owners quarters (over and above the 3 bedrooms) will be vacant but locked and not available to guests.

House boasts solar room, wood burning stoves in addition to passive solar heat and electrical baseboard heating, tv, wifi, vcr/dvd player, stainless steel appliances in fully equipped kitchen, includes dishwasher plus laundry room with washer/dryer and security system.

Parking for six cars or more.

The house is just steps from the lake, features outdoor dining areas, dock for boating, swimming and fishing along with private beach from which you can walk into the natural, sandy bottomed, spring fed motor boat lake. Great for ice skating and ice fishing once lake is frozen in winter season and also close to skiing.

Plenty of opportunity for bird watching - with hummingbirds to bald eagles.

Sandy Beach Tavern (1 mile from house) has snack bar, pool table, game room and private beach for swimming and boat launching at a nominal fee (closed in winter.)

Eldred is the closest village (less than 3 miles away) with wine store, bank, post office, library, supermarket, coffee shop, diner and outdoor pizza restaurant.

If you want fresh trout or sophisticated dining go to Hennings in Cocheton 55. The Carriage House in Barryville is also a great choice.

Barryville right on the Delaware River is 6 miles away with restaurants, antique stores and the opportunity to rent canoes or kayaks on Route 97.

One may fish off the dock and short term fishing permits and supplies are available at The Barryville Sportsman.

Zip lining/river trips, tubing, paintball all available at Kittatinny also on Route 97 close to Barryville.

White Lake is 8 miles away and also boasts restaurants, boat rental and antique stores.

Public transit is not really available - this area needs a car....

2 night minimum (3 in summer season) and 4 weeks maximum (longer stays open to discussion.)

Cleaning fee: $200 (reservations for longer than one week will incur an additional weekly cleaning fee - amount to be discussed.)

Security deposit: $to be discussed and depends upon length of rental and number of guests.

Guest access

Owners' Suite (over and above the 3 bedrooms plus den for additional sleeping area) will be vacant but locked and not available to guests. This area will be kept locked for the duration of the reservation.

Interaction with guests

Shall not be present during our guests' stay. We will however be available at all times by phone, text or email for any questions or concerns that arise during guests' stay.

Other things to note

We do require that guests sign a basic rental agreement prior to receiving key.

There is a 5% Sullivan County Room Tax that will be added to your listing costs.

There will also be the following charges:

Wifi/internet is generally available - however - this is the Catskill region and this can be spotty or unreliable depending upon weather conditions or power outages.

If you intend to throw a party during your stay (i.e. guests in excess of your booking list) - you would need pre authorization. I didn’t feel welcome by the host as the host instantly increase the price per night when I expressed my interest on her house. Initial price was $232 and she charged me $250 per night. Since I liked the house from the pictures I didn’t mind paying the extra and nor raised any concerned about it. Caroline also heavily insisted me to take the $100 insurance, which I declined. Two hours after I left the house, Caroline called me saying the house isn’t clean and wasn’t left the way it was found (note: I paid $200 cleaning fees) hence she want more money. I left the house 95% the way it was and the only thing probably needed was some minor vacuuming on the carpet and floor cleaning. When I refused to pay her more money for cleaning she then send me a list of items that are missing and damaged. Nothing was damaged during my stay and no items were missing. We used all disposable utensils. She also accused me for smocking in the property and sends pictures of cigarettes found in the house and no one in my family smokes. Make senses why she was heavily insisting me to take insurance, seems like she really wanted to claim the insurance to get more out of this rental. The house from the picture looks very big but it isn’t in actual. Also the neighbor didn’t seems to be happy seeing people in Caroline’s house. The next door neighbors seems to be some sorts of bikers club house and loud Harley Davidson are constantly going in and out. Scared my kid’s every time one of them passed by. If you are looking for a quiet/serenity place, this is definitely not the house.

I regret that Yousuf did not feel welcome in my home. The reason there was a nominal price change was due to the fact that the weekend price is set a tad higher. I do prefer my guests to take out insurance against damage this way they are covered if there are any mishaps. I definitely did not request additional money for cleaning. I did however, point out the mess on the ground floor and indicated I would do my best to clean everything (primarily carpet stains) and let them know if there were any problems. I politely asked if anyone in the group smoked. Yousuf's group placed a fruit basket on top of a high furniture cabinet - when we climbed up to take it down we found a pack of cigarettes - we were just (URL HIDDEN) to how it got there.....and this is not usually an area we climb up to view. Yousuf did use disposable cups and in fact they were left all over the house at departure - some still with liquid therein. The house is huge - a total of almost 4,000 square feet of living space and set on almost two acres. And, if one looks at the other reviews for the property seems all our other guests agreed. Shall speak to the neighbors and see if they had guests on motor bikes - most of our reviews state the house is quiet and serene - but, again.....Yousuf may just have visited when our neighbors were noisy. Not sure how Yousuf got the idea they were not happy with us having visitors - seems odd - especially if they were the ones being noisy...... As far as wifi and cell phone service are concerned - this would be an issue with Yousuf's carrier. The house does have wifi but I always explain that the wifi can be spotty due to the country location. I tell all guests, as I did Yousuf that if wifi is important during their stay it is a good idea to take a hotspot. When I mentioned this to Yousuf he said he would not be using wifi during his stay. As far as being on his own in an emergency - there is a house phone and in the instructions I let guests know they may freely use the house phone for local and national calls for that matter - just not international calls. As far as being unreachable - that is totally inaccurate - I am available at all times during a guest's stay - via phone, text or email. Yousuf made no attempts to contact me. In my instructions, I asked that he let me know when he arrived and would let me know if everything was okay and to his satisfaction. I didn't hear from him and sent a text to which I received no response. As he was trying for a quiet weekend away I did not continue to bother him. I left the house in pristine condition - and most of our guests comment on how clean everything is. This is a luxury house and it is very, very comfortable. The kitchen was spotless. As far as bugs are concerned - if you leave the door open the bugs will get in - and during Yousuf's stay my security alarm constantly signaled doors left open for up to ten minutes at a time. This is a security feature in case someone has left the door open inadvertently. Talking about the alarm system - all guests are asked to lock doors when vacating the property and set security alarm. Yousuf left a door open when he vacated and he did not set the alarm. Fortunately, I did my house check within a short time after his departure. And, in total dismay as to the condition of the ground floor I felt it only fair to let Yousuf know right away by telephone. At no time did I ask him for extra money for cleaning. It wasn't until all the damage had been surveyed (and I was able to resolve many of the issues myself) did I put a claim on the deposit for the damaged and missing items from his stay and which Yousuf declined to pay. It did not seem as if Yousuf tried using the paddle boat but of course it would need to be put in the water - and don't believe that happened. There are paddles for the canoe. If he couldn't find them he should have called me to ask where they were located. There are two phones on the ground floor for a guest to use - one in the kitchen and one in the living room. In addition, should the wifi be spotty there is an ethernet cable in the kitchen to hook up a laptop. As far as difficulty entering the house - I am not sure why that would be. Have had many phone calls and email exchanges with Yousuf since his stay and not once did he mention any difficulty entering the house nor did he mention those issues left on his property review.

We had such a wonderful weekend with our friends and our small children (3 toddlers and a baby!). There was plenty of room for each family to have their own space, and we enjoyed all of the common areas together. Even with rainy weather, we still enjoyed the home, the yard, and finishing on the lake. We would love to come back in the summer time!

Caroline was gracious, accommodating and incredibly communicative. The house is beautiful and offers a secluded space to relax and spend time with loved ones. Everything in and around the home is well maintained and looks fabulous.

Great host! House was exactly as described. Caroline(the host) available at anytime for questions or assistance. We had a group of 8 people. Everybody slept comfortably with plenty of room and privacy. Huge yard to do whatever you like(they have a fire pit!)House Is literally right on the lake. Great swimming, fishing or boating. Highly recommend this house and host. Also great drive from city. Just under a hundred miles.
