Appartement indépendant dans mas camarguais, de plein pied, de 154 m2 en duplex, spacieux, lumineux et contemporain, avec terrasse et grand jardin, au calme et au coeur de la nature, en zone protégée, proche de la mer et du Grau-du-Roi, idéal pour famille.

The space

Le mas de Saint-Roman est situé au coeur de la Petite Camargue, sur le site protégé et classé de la pointe de l'Espiguette, entre pinèdes, vignes, salins, et un bras mort du Rhône. A proximité de l'agglomération du Grau-du-Roi, c'est un lieu à la fois propice au repos, permettant d'apprécier la faune et la flore camarguaise, mais aussi un point de départ idéal pour visiter les charmantes villes de Nîmes et de Montpellier, Aigues-Mortes, ou encore pour des baignades dans la méditerranée et pour des balades dans la région.

Vous serez charmés par cette habitation entièrement équipée et installée dans cet ancien mas dont une partie a été aménagé en plusieurs logements, pour permettre à une famille de se retrouver. Deux de ces logements sont occupés en permanence par les propriétaires et un de leurs enfants avec sa famille. Les autres logements sont occupés occasionnellement par les autres enfants des propriétaires et leurs familles qui vivent à l'étranger. La transformation du mas est le fruit d'un projet d'architecture contemporain respectant la tipicité de l'architecture traditionnelle locale. La mitoyenneté a été conçue de manière à ce que chaque logement conserve sa privacité et qu'il n'y ait pas de vue gênante entre les appartements. Ceux-ci sont spacieux, lumineux et bien aérés.

Le logement d'Estelle est un appartement possédant une surface intérieure d'environ 150 m2, et aménagé en duplex. Il comprend:

- au rez de chaussée, en grande partie décloisonné: entrée, cuisine entièrement équipée, salle à manger et salon avec cheminée, salle de bain comprenant WC, douche, machine à laver le linge et séchoir. Le salon est équipé d'un téléviseur et d'un lecteur DVD. Connection internet wifi par satellite;

- à l'étage: trois chambres à coucher, une salle d'eau avec baignoire, un WC indépendant.

A l'extérieur: Cour du côté entrée. Côté jardin, terrasse avec table de jardin sous une pergola, et chaises longues. Le jardin est à partager avec les autres appartements.

Guest access

Barbecue, table de ping-pong, jeu de fléchettes, jeu de pétanque et jeu de croquet sont disponibles dans le jardin, dans la cour ou dans la remise, qui vous sont accessibles.

Interaction with guests

Bien que généralement absente, le mas est en permanence habité par d'autres membres de ma famille qui restent disponible pour mes voyageurs en cas de besoin.

Other things to note

La capacité d'accueil est de six personnes maximum (enfants inclus). Les familles sont les bienvenues. De l'équipement pour bébé (table à langer et baignoire pour bébé, chaise haute, parc pour bébé, lit de bébé et pot de bébé) peut être mis à disposition sur demande.

Les animaux domestiques ne sont pas admis, de manière à éviter tout conflit avec les animaux du mas (chiens, poules, paon) et des champs alentours (taureaux et chevaux camarguais, ânes, suivant les saisons).

Le linge de maison (draps et housses de coussin, linges de bain (à l'exception des linges de plage) et de cuisine) est fourni. Le ménage de fin de location est inclus dans le prix de location.

Les locations se font en principe du samedi au samedi (changement envisageable en dehors de la haute saison et suivant les disponibilités). Possibilité également de louer pour des week-ends prolongés (minimum 4 nuits) en dehors de la haute saison.

- ADDRESS: Appartment nº3, Mas de Saint-Roman, Route des Mas, 30’240 le Grau-du-Roi, France. CHECK-IN TIME is AFTER 5 P.M. AND CHECKOUT is 9 A.M.. NO early check-in or late checkout, unless otherwise agreed. Please inform us (by email and/or by phone) of your estimated arrival time. SMOKING is only allowed on the ground floor of the apartment or on the terrace. Due to the great fire risk, it is strictly forbidden to smoke anywhere else on the property. There are plenty of ashtrays in the kitchen and you are requested not to use the garden or plant/flower bed for ashes and cigarette butts. Also, be very careful with fire and do not throw any cigarette butts out of the car window on your way from/to the property. PETS are not permitted in rental units under any conditions. Please note that there are pets and animals in the farm towards which a calm and respectful behaviour is required. The access to the bull fields is forbidden. For security reasons, children will be accompanied by a person above the age of majority if they wish to go near the horses and donkeys. The owner disclaims any liability in case of accident happening on the animal grazing fields. SECURITY DEPOSIT– In order to secure a booking, the rental contract, completed and signed, must be returned by email and a security deposit of 30% of the total rental rate is required. The security deposit must be received within five (5) days of booking the apartment. The payment of the BALANCE, and of the deposit for damages (see below), as well as the one of potential ancillary services must be payed at least 30 days before the beginning of the rental period. In case of late reservation, i.e. less than 35 days before the arrival, the total amount for the stay will be requested. Keys will only be handed over if full payment of the rental and of the deposit for damages have been paid. DEPOSIT FOR DAMAGES - € 500 are required as a deposit to cover damages upon arrival and are due 30 days before arrival. This amount is fully refundable within seven (7) days of departure (bank charges to be assumed by the tenant though), provided the following provisions are met: · No damage is done to property or its contents, beyond normal wear and tear. · The apartment and the terrace are returned in a state of cleanliness which doesn’t require more than a standard cleaning (see further below). · The maximum authorised occupancy (six persons, including babies) is respected and no pets are introduced. · No charges are incurred due to illegal activity or collection of rents or services rendered during the stay. · Furniture and equipment, in good working order, are returned to their initial place. · The windows (or shutters) and the doors are locked while the tenants are away during their stay. · All keys are returned to the owner at the end of the stay or left in a place agreed upon in advance by the owner and the tenant, and the apartement is left locked. · All charges accrued during the stay are paid prior to departure. · No linen and towels are lost or damaged. · NO early arrival or late departure. CLEANING- daily maid service is not included in the rental rate. However, it is available at an additional rate depending on the availability of the cleaner. A standardly cleaning service at the end of the stay is included in the rental price. However, all debris, rubbish and discards are placed in rubbish bin, and solid dishes are placed in the dishwasher, cleaned and put back at their place. Please note that the price of the cleaning service will be increased if these last conditions are not met and if the apartment is left in a dirty condition, that the usual payment of € 120 to the cleaner has to be increased so the flat is returned to the same cleanliness state as it was when handed over. PAYMENT – Please make payments via bank transfer. CANCELLATIONS – Cancellation and/ or changes that result in a shortened stay, made 31 days or more before arrival are subject to a 30% (of the rental price) cancellation fee regardless of the cancellation reason or date. Cancellations and/ or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full rental payment. Cancellation or early departure does not warrant any refund of rent. The paid deposit for damages will however be reimbursed (bank charges to be assumed by the tenant though) in case of cancellation and according to the provisions above. Thanks for notifying the quickest cancellation if the case may be, which will maybe allow us to get other tenants, and subsequently refund you the first rental payment received. Signature, for agreement: ……………………………………………………………………………………………………………   MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons. MINIMUM STAY – This property requires a four (4) night minimum stay. Longer minimum stays may apply during holiday periods. If a rental is taken for less than four days, the guest will be charged the four-night rate. INCLUSIVE FEES – Rates include a one-time linen and towel setup (except for beach towels) for each stay of seven nights. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the property. PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in the designated parking area (not covered) only. Parking on the road is not permitted. RATE CHANGES – Until confirmation, rates subject to change without notice. FALSIFIED BOOKINGS – Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. WATER AND SEPTIC SYSTEM – The farmhouse in not connected to the municipal sewage network and has its own septic system. The mineral content in the water is high. During a drought and depending on the wind direction, and if the apartment has not been occupied for a while, there might be slight odours from the system. The use of the shower and the washing machine will contribute to reduce such odours if they occur. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to five hundred euros (€ 500).
