Located just one block away from the Footscray riverside arts precinct (less than 6 kilometres from Melbourne CBD), this light-filled, expansive, secure and private studio apartment with independent access, is a short stroll to public transport, cafes, hotels, scenic river walks, galleries & more!

The space

From the street, our property looks like an old, abandoned factory (and, in fact, it was for the 25 years prior to us moving in), but 10 years of renovations has transformed much of the inside.

There's a lockable pedestrian gate, and an adjacent vehicle gate fronting onto the street (arguably the ugliest gates in our street, but they work!), and the space itself also fronts onto the street, alongside the gates.

If you have a vehicle, there will be a parking space available for you inside the gates.

This space is positioned on the ground floor of our home, and once you've entered the gates into the property, you will see two white doors to the left of the driveway. The first one is the private entrance or 'front door' into the studio space and the second one - a few metres further along - is the front door into our home.

Once inside, you will find a spacious (8m x 10m), open plan, self-contained studio. High up along the north-west wall are some large, obscure, double glazed windows (they bring in some lovely light in the afternoons), while the opposite side of the room contains furniture for your belongings.

A king futon bed sits in front of a wall toward the rear of the room, which shields a bathroom to the left and a kitchenette to the right.

The kitchenette contains a sink with a built-in filtered water tap, fridge/freezer, microwave, toaster and a few smaller appliances. There is a place to sit & eat, and all the necessary utensils, crockery & condiments can be found in the cupboards above and in the drawers below the sink.

Please note that while we do provide refreshments, facilities for hot drinks, and a place to eat a meal, etc., we do not provide a traditional cooked breakfast or conventional cooking facilities in the kitchenette. There are nearby cafes, restaurants, pubs, markets, supermarkets and gourmet food stores that can provide a variety of breakfast, lunch & dinner options.

The room converts into an HD cinema that can be used night or day. Once you've set up your movie/show/Chromecast-capable app on your device, just pull down the block out blinds, relax on the couch and let the ride begin!

The entire space (except for the bathroom) has under floor heating, which makes it a very cosy place to be in winter. It also stays quite cool in summer (a bit like a cave really), which has provided us with great relief on hot summer days.

There's a small storage room next to the kitchen that contains a plug-in evaporative cooling air conditioner, ironing board, iron, spare chairs, clothes drying rack, etc. The cooler will make life more comfortable for you should you happen to stay during an extended Melbourne heat wave. Fortunately, the service station/convenience store directly across the road sells ice ideal for this purpose.

There's a large door located between the kitchenette and the storage room. This door is connected to the entrance of our home and will remain locked at all times during your stay. You may hear some muffled banter from our young boys as they wander through the entrance into their bedrooms or up the stairs, but since it's a transitory space, the kids don't tend to spend time down there, so this should not be problematic for you.

This space is ideal for 1-2 people wishing to enjoy a few days exploring Melbourne from an interesting vantage point. It's an opportunity to kick back, enjoy an adventure, eat out (or bring take-away in), party on & rest well for another day.

We hope to continually enhance this space over the coming months, so we absolutely welcome your feedback & please keep an eye out for updates.

Guest access

Guests have sole access to the studio space and shared access to the driveway, with a car parking space if needed. The remainder of our home is not accessible to guests.

Interaction with guests

We ideally like to meet our guests upon arrival. After that, feel free to be as private as you like. In fact, it's possible we may not even cross paths during the remainder of your stay. That's AOK with us if that's what you want.

BUT we will be there for you in a flash if you need us, and we're more than happy to help you out in any way we can to improve the quality of your stay here, including putting on a load of washing or providing (hopefully!) some useful information unique to your particular interests/needs.

We'll basically follow your lead on this one.

Other things to note

Our home is located on a busy road, which means that you may want to keep the street-facing windows closed to keep traffic noise down to a minimum (especially on weekdays during the day). The evenings and weekends are quieter. There's a little window in the kitchenette you can open that will not bring in sounds from the street.

The double glazed windows in the space do a pretty good job of keeping most exterior sounds to a respectable level, but if you are particularly sensitive to traffic noise when trying to sleep, fresh ear plugs and Blu-tack will be in the big white box in the kitchenette. We recommend you also close the blinds at night to block out lights from passing vehicles. This will further reduce ambient sounds as well.

We are also located next to a thriving live music venue (they have great food & other quirky events there too - check it out!), so you may be in for a little 'muffled' background music/chatter from Thursday through to Sunday evenings. The publicans are a really decent couple and went to some trouble to soundproof before they commenced their lease a few years back, so the impact is minimal and has never been an issue for us. The bands/DJs finish by midnight and the louder bands generally play in the band room at the rear of the pub, which is quite a distance from this space.

While this studio is perfectly safe for young children (our kids have used it frequently) and while we don't mind an extra person staying (child or adult), we don't currently have beds available for extra people and we have no spare furniture specifically for little ones. There is a comfy couch, and some spare sheets/blanket in the drawers if this suits.

The king bed has a FIRM cotton and latex futon mattress. Most people sleep on it just fine, but if you prefer a bouncier mattress, you might be better off on the (reportedly very comfy) couch!

Other Conditions

Just to be clear, we currently have a 2 NIGHT minimum stay preference for all bookings. This will be reflected in the calendar.

We may consider booking-related requests that fall outside our preferred parameters, but please make these requests explicitly in writing.

We will do our best to make sure the studio is available at the time of booking, however we do reserve the right to change any booking should unforeseen circumstances necessitate it.

The rate we charge is for domestic accommodation of an agreed number of guests only. If the space is used for anything/anyone beyond its intended purpose, this may result in the termination of your booking, loss of your bond and/or additional payments.

Any damage to or theft/loss of items located in the studio space (whether they are owned by the host or the guest) is 100% the responsibility of guests during their stay.

The studio should be left in a tidy state, similar to its condition upon arrival (minus the thorough clean we will do after your departure) and please, please, please check out by 1pm at the latest (our kids are depending on it!).

Disturbance of any kind to our neighbours is prohibited and may result in the termination of your booking.

Pets are not permitted in this space unless specific arrangements have been made with us in advance and in writing. Service pets would of course be an exception to this rule.

The polyurethane floor in this space is a bit prone to scratching, so please take care when moving your luggage/heavy items around the space.

No smoking, no incense and no naked flames of any kind are permitted in this space and may result in the loss of your bond.

If you would like to drop your luggage off prior to the 4pm check-in time, let us know (preferably well in advance) and while we can't make any promises, we'll do our best to make it so.

Will say it once will say it again, such a fantastic holiday with fantastic hosts! So much thoughtfulness and generosity from the treats in the cupboard and fridge to the lovely toiletries supplied, such a beautiful space, funky neighbourhood vibe, and couldn't have been easier to get into the CBD from the train station 5 minutes walk away, I'd recommend it to anyone. Matthew and Genevieve have a truly amazing space! It's open, well-lit, and meticulously neat. The cinema was wonderful! Even better than the pictures. The train station is just a quick walk away, which is nice because Melbourne public transport can get you just about anywhere quickly. It was a great, relaxing stay. P.s. be sure to try taco Tuesday at the bar next door!

What an amazing space! When we arrived we were very unsure of what we had gotten ourselves into (you will understand this comment once you get there), but upon opening the door, you step into a fantastic space. Matthew greeted us and showed us the area and all the switches & where everything was. Such a great range of pantry & fridge items. And the location was great. 5 minute walk to the train station with regular trains into the city - which took about 10 minutes. And a 40 minute walk to Docklands. Communication between Matthew & Genevieve before, during and after our stay was prompt, detailed and friendly. Highly recommend this space. Just be aware though that it is a futon bed, and not being used to this type of mattress we didn't find it the most comfortable. Thank you Matthew and Genevieve, we hope to return again one day.
