Stunning 3 bedroom Barn, converted to an exceptionally high standard, situated on a working farm in the Sussex Countryside. The property is situated in a beautiful rural location south of Horsham, with easy access to Gatwick airport, M23/M25 and Heathrow airport. The railway station of Horsham is approximately 3 miles away and provides regular services to London and Gatwick. Horsham town centre is conveniently close giving easy access to a wide range of shops, leisure facilities and restaurants.

The space

5* Gold Award Barn 1 is one of our four beautiful Sussex oak barns. It is converted into a luxury three bedroom, two bathroom house, has it's own garden and patio. Situated amidst 180 acres of farmland in lovely Sussex countryside. Each bedroom has a Hypnos Superking zip and link bed. Two of the bedrooms can be either a Superking or two single beds.
Approximately 3 miles from Horsham town centre. There are footpaths crossing the farm and woodlands for those who like to go for walks.
The following being the wording of the Visit England Assessment:
"Barn 1 comfortably achieves a Five Star Self Catering rating under the Visit England star rating scheme , all areas being comfortably achieved, the quality of the physical elements and the standard of the housekeeping being so high, the coveted Gold Accolade is also achieved at the time of this assessment. A mobility assessment was also undertaken with ratings of Mobility One (older and less agile guests) and Mobility Two (part time wheelchair users) being awarded.
On entering the barn, a long corridor leads down to the bedrooms and bathrooms, the barn being built In an "L" shape, with the exceptionally large lounge I kitchen I dining room being at one end. The room is
beautifully decorated, with the ceiling beams being exposed and spotlit to give an excellent impression.
A beautiful glass chandelier and matching wall lights giving an excellent level of lighting,the underfloor heating being further supported by the uniquely designed feature log burner in one corner. Leather suites are plentiful, with an excellent level of seating provided, the glass topped dining table being very well proportioned.
Each of the three bedrooms has been very well decorated, With paintwork enjoying a pristine presentation.
Carpeting is of a high quality and is very well fitted.
Matching furniture in each of the rooms provides an excellent level of storage. the furry oversized armchairs
and leather chaise lounge in the master double further enhancing guest comfort.
The exceptionally large feature mirror In the master double being outstanding.
Under floor heating is controllable in every room, allowing guests to choose their desired level of heating,with very good overall lighting levels in each of the rooms with plentiful task lighting being noted in every room.
Pocket sprung mattresses afford an excellent level of resistance and are dressed with care to give an excellent level of presentation, bed cushions and bolster cushions being used to excellent effect The master double has an excellent level of space.
The barn has a very well proportioned bathroom for the two smaller bedrooms. and a generously proportioned en suite in the master bedroom. .Wall tiling presents to a very high standard, with a decorative gold border, the painted areas being in a pristine condition. Slate flooring is practical, non slip and is In excellent condition. Fittings are of the highest quality and have been very well positioned for ease of guest use, particularly for the less agile guest. The feature bath in the master double bedroom being an excellent facility spotlighting and task lighting is excellent with underfloor heating giving a further touch of luxury.
Set at one end of the very large combined lounge and dining area , the bespoke kitchen has a plethora of clever and unique designs and storage options.The glass swan splash back behind the cooker being highly decorative and is a real feature Even the extractor fan above the cooker is highly decorative, whilst being very effective, Excellent levels of cupboards and draws noted, providing the highest level of storage , with a large number of empty cupboards and drawers for guests own food items. The kitchen has an excellent level of work surface. and together with the breakfast bar area would make any kitchen task requiring space extremely easy. Quality appliances of well known brand names are In pristine condition.
Set on its own lake which is stocked with gold fish, the decking area allowing guests to sit out and enjoy the lake with resident fish, frogs and ducks being a real highlight. The extensive private rear garden being a further plus point.
The quality of the finish is to an incredibly high standard, the glass "swan" made to measure panel behind the cooker and the unique and purpose built log burner being two stunning features within the barn. Electronic blinds on the upper windows in the master bedroom, again being purpose built. being a further feature.
Set in quiet, peaceful countryside, yet being within easy reach of a very good road network provides an Ideal base either from which to tour the area,or for those guests working in the vicinity.
Lastly the outstandinq level of housekeeping deserves special mention."

Could not recommend this property highly enough for anyone wanting to escape into the middle of the countryside in beautiful surroundings in a stunning house. Everything was better than expected including the warmth and hospitality of the property manager Julia. We loved our time here and hope to return.

Fabulous place, quiet but close to Horsham where you can find shops, restaurants... House is beautiful, decorated with all tiny details and you could see Julia and her family spend a lot of effort and money so people who are staying can feel as they are at home.
