We welcome you to our family home in our Georgian Grade 1 Listed house in the beautiful city of Bath. Enjoy your breakfast overlooking St James's Square, the only complete Grade 1 listed residential Georgian square in the U.K. and directly behind the Royal Crescent.

The space

We would like you to feel comfortable and relaxed in our recently renovated home yet at the same time our aim is to provide a professional, high end, luxurious service. Your bright double room is on the 3rd floor, at the top of the house, with stunning views overlooking the back of The Royal Crescent, Marlborough Buildings and Prior Park in the distance. With crisp, white Egyptian cotton bed linens and soft, fluffy towels we hope to recreate that hotel room feeling in a more friendly, welcoming environment. There is a newly fitted shower room located next door to your bedroom for your own private use and the beautiful Aesop toiletries available for use.

With your permission your room will be made up for you on a daily basis.

On arrival either my husband or I will welcome you, assist with luggage, show you to your room and communal areas and answer any questions you may have. As the whole house has recently undergone a full year of renovations, we hope you will find it to be immaculately clean and tidy yet relaxed and homely. You will share the house with my husband and I and our young daughter and there is a small kitchen available for your use on the ground floor with tea/coffee making facilities and access to our back garden.

A continental breakfast will be served in the dining room overlooking St James's Square and will consist of a selection of fruit, orange juice, muesli and granola, pastries and toast, tea and coffee incorporating mainly organic or local produce.

If you are driving to Bath we can offer guest on-street parking for £5/night which can be arranged before arrival.

Please note that the room is on the top floor of a Georgian house and there is 3 flights of stairs to negotiate so may therefore be challenging for those with restricted mobility. There is also a second bedroom on the same floor with a double bed which may be available to book for 2 children or an extra guest so please do enquire if interested. Please note that price quoted is for 2 guests occupying the double bedroom however if 2 guests require both bedrooms or single occupancy in each room there will be an extra charge of £25 per night.

Guest access

Beautiful, light double bedroom with private shower room. Use of own small kitchen with fridge and tea/coffee making facilities on ground floor with access to back garden. Guests are also free to relax in the first floor tranquil drawing room. Breakfast will be served in the dining room on the ground floor.

Interaction with guests

This is up to you! As little or as much as you desire! I will be in and out of the house during the day so will be available for advice or suggestions if required!

Other things to note

Breakfast will be served between 8-10 A.M. but if you need to get away early, we can be flexible.
Check out time is 12 A.M. but bags can be left longer if necessary.
Check in time is 2 P.M. but again please do ask if you would like to check in earlier as this may be possible and bags can be left at our home.
There is no T.V. in the bedroom.
Please ask about availability for single occupancy.
Price quoted is for double occupancy in double bedroom. If 2 guests wish to use both rooms there will be an extra charge of £25 per night.

We have recently renovated the house and installed a new carpet on the stairs and varnished our floors, so please remove shoes in the entrance hall. New, white, hotel slippers will be provided.
We would also appreciate if noise was kept to a minimum when arriving back home late in the evenings out of respect to our neighbours.

My mum and I stayed at Niamh's home during a birthday trip to Bath and it was a great to place to stay. We booked both bedrooms so we had the whole top floor to ourselves which was lovely. The whole house is decorated beautifully and is spotlessly clean throughout. Our beds were really comfy and the shower was very nice and spacious. Niamh added little touches such as chocolates and fresh drinking water, plus a whole folder of tourist information and recommendations. My mum is vegan and I am vegetarian, Niamh made a real effort to cater to our needs and this made our stay even more special. The breakfasts were delicious and beautifully presented. The house is in a really fab location, just behind the Royal Crescent and close to the circus. We initially got a taxi from the centre of town with our bags, this was very good value at £5. After that we mainly walked in and out of town soaking in all the architecture on the way. All in all Niamh's place made our trip to Bath even more lovely and relaxing, I'd happily stay there again.

I stayed at Niamh's beautiful house with my 13 year old daughter, who slept on a very comfortable futon. The rooms were very clean and well appointed and the location of the house was great - 10 mins walk into town. Niamh was a kind and thoughtful host who provided helpful tips and a tasty breakfast. We would definitely stay again.
