Falls Cottage is a cosy 2bd, with charming features, it has its own large garden with seating area and gas BBQ.
Situated on the edge of The Cairngorm National Park in the heart of Glenlivet. On the Route Northeast 250. Local activities include, hiking, golf, fishing, shooting, cycling, skiing. Castles and Distilleries nearby.

Min 3 nights at least are recommended to see the surrounding area.

The space
The cottage is on one level and has an open plan kitchen, lounge, and dining room area with access to a large enclosed garden with decked seating area and gas BBQ.


It has 2 bedrooms, one super king and one with 3 single beds, which can be changed to 1 single and 1 super king bed. (Please let me know your requirements for the 2nd bedroom - super king and single or 3 singles.) 2 Travel cots, 2 high chairs and other baby equipment can be provided on request, ideal for twins.

There are 2, two seater large leather sofas and a chair in the lounge area with a wood burning stove. A large dining table .The bathroom is spacious with electric shower over bath including wc and wash basin. Separate cloakroom with wc and wash basin.

All essentials are included ie; Rangemaster electric cooker, fridge with ice box, dishwasher, microwave, washing machine and separate small freezer. Kitchen is well equipped with utensils and cooking equipment. There is TV/DVD with freeview, a supply of DVDs are available, a variety of games, puzzles, books and maps are provided for you to browse through. Outside there is a garden table and chairs, and washing line.The cottage has oil central heating with a combi boiler.

Minimum booking of 2 nights, but at least 3 nights are recommended to be able to see the surrounding area.


No phone reception at the property, however a telephone at owners property is available for emergencies.
Property has wifi.

Cool box and ice packs are available for picnics.
A small supply of logs and coal will be provided on your arrival.
All linen provided including towels. However if you require beach towels, these can be provided on request.

Grocery shops are at Grantown on Spey, Aberlour and Dufftown.
ATM - for withdrawing cash can be found at Aberlour, Grantown on Spey and Dufftown.

The cottage is set within over 2 acres and situated near the banks of the River Livet and is within easy walking distance of The Glenlivet Distillery.

The village hall which is just a short walk from the cottage is open on a Saturday afternoon 3 pm to 7pm providing an opportunity for you to meet locals have a chat and enjoy any of the following, teas, coffees, wine, beer, spirits.

There are many forest walks and beautiful countryside to explore for the avid walker. Wildlife is in abundance, squirrels, owls, birds, deer, bats, and salmon for the keen fisher.

We are also on the route Northeast 250, which takes you through the Whisky Distilleries of Speyside, Cairngorms National Park, Castles of Royal Deeside, Aberdeen, Rugged coastline and seaside villages of the Moray Firth Coast.
