Lower Farm is a traditional Bed and Breakfast in the charming North Norfolk village of Harpley. We offer 3 double rooms in our Georgian Farmhouse, which is brimming with character and period features. Harpley is ideally situated for those who wish to explore the fantastic North Norfolk Coast, walk the Peddars Way, visit the numerous National Trust properties close by such as Houghton Hall, Sandringham House and Holkham Hall. We are surrounded by fantastic pubs and restaurants to suit all tastes!
The two main bedrooms at Lower Farm are very large and spacious with floor to ceiling sash windows looking out over the stunning established gardens. Grouse has a romantic half-tester double bed and ensuite shower room, Snipe has either a Kingsize double or twin with ensuite bathroom. Covey is the family room and has a double and a single bed and en suite shower room. Covey is of a lower specification than Grouse or Snipe and is intended to be a children's room The price for Covey is therefore cheaper than for the other two rooms. All three bedrooms can take an extra put-up bed to accommodate another guest. There is ample parking space in the front drive.
Each bedroom has two comfortable armchairs so you can relax in comfort and enjoy the complimentary tea, coffee and biscuits that are provided. Each room has a flat screen TV, complimentary toiletries, hair dryer, fridge and kettle. Breakfast is taken in the communal dining room so guests can pass on tips and advice on their favourite local sites and destinations.

Guests are personally greeted on arrival, and as it is our home we are on hand to help with any guest requests.

I am a 45 year old Mum of two who lives in the glorious Norfolk countryside and enjoys an outdoor, active country-sports life! We are surrounded by family and friends close by and have a great social life spending time eating and drinking with our nearest and dearest. We love to go racing, shooting, skiing, watch the children doing their sporting activities and live vicariously through them! We live in a traditional Georgian Farmhouse with plenty of character (and cobwebs!) We have three labradors, two horses and four chickens.. We are very relaxed hosts and our guests can treat Lower Farm as home from home, and we welcome children, dogs, horses and well behaved adults to come and stay and experience a traditional, old-fashioned stay in a charming rural village.
