This bright and central one bedroom flat for 2-3 people forms the ground floor of a late Georgian/Regency period townhouse in Edinburgh's prestigious New Town in the heart of the city.
This elegant property in Unesco's World Heritage site, New Town, was built in 1820 and has many original late Georgian/Regency features, including dado panelling, high ceilings, shutters and a beautiful fireplace.
This ground floor flat is accessed via three shallow steps leading to a private stone platform with planting and front door.
The bright and spacious living room features a beautiful Regency period fireplace, large dining table and sofa bed, which can be made up on request. A flat screen TV with DVD player and fast Wi-Fi are also available, as well as a large library of books which guests are welcome to browse during their stay.
A hospitality tray which includes a kettle, tea, coffee, sugar and milk as well as Scottish shortbread biscuits is provided and the room also features a minibar and a complimentary bottle of prosecco.
The main kitchen isn't included with this listing but a microwave and toaster can be provided on request in addition to the minibar fridge and kettle.
A master bedroom overlooks a tranquil rear garden and is very peaceful. A blackout blind and traditional shutters assist a restful sleep. In the vestibule outside the bedroom hanging space for coats is provided and shelves for cases, clothes and personal belongings.
Luxury Egyptian cotton white towels and complimentary toiletries are provided in the bathroom, which features a bath and powerful shower.
Guests have sole use of the property. If requested, Stuart can meet you at the apartment between 1-1.30 otherwise access details will be provided by phone/email.
Interaction with guests
The property is completely private for the duration of your stay but guests are welcome to contact us anytime. We will email guests a few days before arrival to give them all the access details to the property.

This flat best suits solo, couples and business travellers. We can provide a travel cot for babies. Not suitable for groups/parties due to quiet residential area.
Please try to leave the property as you found it. This is our home and we would be grateful if you treat it as such. To make your stay as pleasant as possible, please contact us if anything is damaged or not working so that we can fix it as soon as possible.
Please, no eating in the bedroom.
STRICTLY NO SMOKING in the apartment. Any guest breaking this rule will be charged £100 via the security deposit.
Any guest that leaves damage will be charged £100 extra for deep cleaning.
BEFORE DEPARTURE: Please leave the property as you found it. Turn off all lights and taps. Close and lock all doors and windows.
As you leave, please leave the keys on the living room table. There will be a charge of £10 for lost keys.
Any items left in the apartment that have to be posted back will be charged at £15 plus post and packaging.
